Because clients come to us having already started their search on our site, our agents focus on service, not prospecting. That's why we can afford to offer fanatical service and still refund over $20 million in commissions, on average more than $7,500 per client.
How does the commission refund work?
When representing a home-buyer, Redfin earns a commission from the seller, usually worth 3% of the home price. We keep one half of the commission for our service, and refund the other half to you.

- You pay $500,000 for a house
- The seller's agent gets $15,000 (3%)
- Redfin gets $15,000 (3%)
- Redfin refund $7,500 back to you at closing (half of 3%)
In outlying areas, Redfin does not offer service through its own employees, but through partner agents from other brokers. In these cases, you will receive a refund of 15% of the commission instead of 50%. For a $500,000 home with the usual 3% commission for the buyer's agent, the credit would be $2,250; for a $250,000 home, the credit would be $1,125.
You can usually apply your refund to closing costs, and get the rest as a check within ten days of closing. The refund is tax-free. If you're using an FHA or VA loan, your lender's requirements may not allow you to receive a check from us for the portion of your refund amount not applied to closing costs . Be sure to ask them about their policy up-front so you'll know how your refund can be allocated.
If you sell one home and buy another through Redfin, you save even more. Rather than paying 3% of the home price, our own listing service costs $5,000 or $7,000, depending on which service you choose. And when you choose Redfin to represent you on both transactions, we reduce our fee by an additional $1,000 on the second transaction.
Your refund depends on the home's final price and the commission offered by its seller. In Boston and Chicago, the typical commission is 2.5%; elsewhere it's 3%. A seller may always offer less or more.
For direct service from our own agents, our minimum fee is $5,500. If the commission we get from the seller is less than $11,000, we still keep $5,500 and refund you the rest.
You cannot use your refund as part of your down payment.
