Charmaine was very helpful and responsive and got us through the whole offer process with very good advice. It was interesting that we never met her or Regina in person throughout the entire process. For the most part this was fine, but it would have been nice to have someone at the signing to provide a buyers perspective on all the paperwork that we had to sign. (The field agents that we did meet in person were both very friendly, patient and helpful.) Overall, we are very happy with the Redfin experience. The process works and the refund made a big difference in offsetting closing costs! |

We ended up not getting the place, but we feel confident that she got us to the strongest offer that was prudent to make. I'd rather make a sensible bid and lose a house than overpay and have a contract fall apart on appraisal, or worse yet end up hopelessly underwater because we paid too much more than it was actually worth. She was always upfront with my wife and I about what she thought. On the rare occasion we disagreed, she complied with our wishes. We finally had an offer accepted and dealing with the bank and the title company took about a month and a lot of persistence on Charmaine's part. It was only through her hard work that the situation was resolved in a month-we found out later that our particular situation sometimes goes up to a month longer. I'd highly recommend her services to anyone.

This is a multiple offer situation, 7 offers according to seller's agent. Our offer is 51k (almost 9%) higher than asking. We were told to be among the top 2, and seller was "kindly enough to give the buyers second chance to better their offer". We considered that a greedy approach, after requested a deadline for the seller to response without positive feedback, we pulled our offer 29 hours after the bidding deadline, against Charmaine's advise. During the whole process, Charmaine was polite and respond to my emails promptly, and conveyed the seller's agent's request faithfully. But I don't think there's any negotiation going on, it was basically we being beaten up by sellers. I was hoping Redfin agent at some point would advise us against the deal when smell something fishy, but it didn't happen. I was considered to have wrong expectation for the whole thing, which might be true, the black-box bidding is not a fair game to play to begin with, I should not expect an honest and straight-forward transaction. |

Charmaine and her team were exceptional in handling various and often very difficult and frustrating aspects of our purchase (the relocation company was involved). We loved working with them - excellent communicator (she stresses e-mail communication, which was perfect to rebalance our emotions and logic), quite direct (it was great, it saved us so much time!!!), and has a great team. A word for people considering Redfin - the business is different and way better than the traditional one, which we have used in the past for both buying and selling. VERY IMPORTANT - Redfin provides you all/most information and does not push you into making offers. I would use Redfin again even if they don't offer rebates and, in fact, even if they charged more for their services. Also understand, Redfin is not a babysitting service like many traditional brokers and sometimes you will have to use your brains and make your own decisions - yet, Redfin will provide you all information and more to assist you. With very, very little time between when we found a new listing that we loved and the deadline for submitting our offer (2 days!!), Charmaine was constantly accessible as we put together our offer, and went through two rounds of counteroffers. She did this all while traveling to a mandatory company meeting out of town and over the weekend; she didn't drop the ball once. We ended up getting our offer selected from among the 5 bids, and we're really thrilled with the place. Charmaine and Regina also helped us with all the inspections and post-contract due diligence, even past escrow (because of a short-term rentback situation). I've tended to think real estate agents are a necessary evil of the home purchase process, but based on my experience with Charmaine, Regina and Redfin, I can say with confidence you get far more than your money's worth with them (esp considering you get a fat check from them at the end!).

I'll start by saying I haven't been impressed with any realtors that I've come across in the 5 mos that I've been looking. I fail to see what value they provide in consideration on the commissions they get - that's why I tried Redfin. On the plus side, the site was very very helpful in arranging home tours on short notice although there was a small admin hiccup which caused the last minute scramble. But touring was fine. Charmaine was also helpful in putting together a bid on short notice. A few details were dropped but that was more a function of my not having time to go over exactly what we were trying to do with our term sheet. On the negative side - I didn't want/need pricing feedback because I have been looking at my target market for a long time. Charmaine let herself be influenced by a discussion with the listing agent and was telling me to increase my offer even though she had not researched comps on her own. I don't know if it is a lack of experience of lack of knowledge of the specific area (where Redfin does not do much) but I did not have much confidence in the guidance which was offered but not requested.
Charmaine's Response
It is always my goal to diligently represent my client's best interests. In this transaction, the initial offer submitted to Redfin was $150k under list price on a bank owned property. I did a Comparative Market Analysis on similar properties to establish the likely value of the target home, which I discussed with our client. I then called the listing agent for additional background information which resulted in a 15k raise to the final offer price. A competing offer was submitted on this home within 4 hours of Redfin's client's offer. Unfortunately, the increase in the price of our offer was insufficient to overcome the competing offer and win the home. |

She kept us informed and educated throughout the process so that we could make the best decisions based on our personal preferences and priorities. Her knowledge of the industry and extensive negotiating experience were evident throughout the process and especially when we hit challenging roadblocks (which was often!). As our first-home buying experience, we were quite suprised at how deliberate and reasonable the whole process ended up being, and we credit Charmaine for that. |

Charmaine went out of her way to provide us with excellent service. Even though we didn't get the house, I would not hesitate to refer Charmaine or the Redfin team to friends and family. In fact, I already have been telling everyone I know about Redfin and about our wonderful experience with Charmaine. We are now looking for a home in the Tracy area and are dissapointed that we cannot work with Charmaine anymore. The most important thing -- getting a our first home -- came to fruition with Charmaine's help. Ultimately, that is the main objective and we were able to accomplish that. However, it was frustrating that we were making all of the decisions on the offers and received little insight into the market we were buying in. I think this is because Charmaine was covering a region that spanned two counties with over 3 million people living there. Typically an agent will specialize in 5-10 neighborhoods spanning a few cities so that they are on top of that area. We were not able to get this "expert level" service. However, despite the draw backs and frustrations that we had in dealing with Redfin tours (some were great, others were horrible) -- we purchased a home that we are very happy with and received the Redfin refund which helps a first time home buyer immensely. |

The seller we were working with was extremely difficult (i.e. didn't accept a full price offer on a home that had been listed for over 3 months, and was generally weird/crazy). Since we couldn't afford more than the listed price (and he wasn't accepting that offer), we thought we would be unable to get the house we wanted. Charmaine talked to the listing agent and they both offered to cut their commissions (for Charmaine, this was MORE than the standard Redfin rebate), to make up the price difference. I was amazed that she would do that for us. I don't think a "standard" realtor would have. In the end, our deal fell through anyways because of problems with the appraisal. We are still looking for a home. When we find another property we are interested in, we will definately be using Charmaine again. |

We wouldn't discourage anyone from using Charmaine due to our personal experience simply because for us, the match may not have been there. I think that like other traditional agents, ensuring that meeting of the mind to know that you're both on the same page will be important when working with Charmaine, from our own personal experience. She seemed like a nice enough person (much better than traditional ones out there) but we appear to just not have a good match of ideals and approach to our wants and needs. So, I would still recommend that people use Charmaine since we fully support Redfin's model but would clarify expectations with the agent for both your sakes. Thanks. |

Charmaine Frank is an amazing Agent!! We were new home buyers and did not know anything about closing on a house or even getting a mortgage. Once we found the house we wanted and submitted the online offer Charmine did everything. She was patient and quick in getting back to us. Once she even called back in the middle of her vacation. She even sent a co-worker of her over to help with some papers when she could not make it. That's services!! She was very objective in the advice she gave us. No hurry-or-rush to meet end of month quotes. In fact, she advised us not to move on a property because she felt we could get a better deal. Now we have a wonderful home and paid almost 40% less than the original asking price. Finally her co-worker recommended a great bank for our loan, and we got the best rate from them. Even after look at 5 other agents/sites. Plus we got a nice rebate check!! We couldn't be happier! Redfin Rocks!!! I'm not sure why anyone would use anything else. |

I would consider Charmaine an exemplary real estate professional. For those who know me, this is quite a compliment. The reason for the prior statement is that I generally have a very low opinion of real estate agents and brokers. Generally speaking, I think they are on par with used car salesmen and ambulance chasing lawyers. However, Charmaine consistently surprised me with her attentiveness, knowledge, experience, advocacy and attention to detail. We had to deal with an REO property where the listing agent was hard to get a hold of and my lender was ridiculously incompetent. Yet Charmaine managed to guide me through a very convoluted and stressful ordeal. In the end, and despite the failings of the aforementioned entities, Charmaine closed the deal on time. With her assistance I was able to get the home of my dreams. Sounds corny but its true. On top of that, she's just a generally very pleasant person to deal with. I am a tough critic of all things and very cynical... but I have nothing but great things to say about her.

We have found the process of scheduling tours to be somewhat ungainly. On multiple occasions, we were unable to see several of the properties we had requested to tour, because the field agents were unable to contact the listing agents and/or occupants of the properties before the scheduled time of the tour. It would be much better if someone would contact the selling agents and occupants BEFORE scheduling a tour appointment, to make sure the properties are actually available to view at the appointed time. We also found the field agents to be somewhat less professional than the lead agents (less organized and less literate in their e-mail communications), although they seemed like perfectly nice people. |

I strongly believe that whenyou are buying a house if you are 200% sure that every thing is fine with the hous you might wana go to Redfin but if it comes down to negotiation or dealing with any kinda issue , then you will be a lot better having a real state agent than Redfin. Why ..because Redfin agents are not experienced and they deal with you on phone thus not kinda developing that relation where she or he will be going teh extra mileon your behalf. My initial agent, Ernesto Pinada, was involved up until about 95% of the process was complete before leaving. So the majority of my experience was with him. Charmaine was very professional when I spoke to her and I have no complaints, but I do not feel as though I had enough dealings with her to properly rate her overall (one phone call, one follow up email). After Ernesto's departure Regina handled the majority of my issues, and did so satisfactorily. I was pleased that Redfin management stepped up to address concerns that I had both very early on in the transaction (slow response to initial offer) as well as in the final hours (leaseback deposit). |

The email communication between Redfin agents, and other parties such as buyer, listing agent, etc. probably take a big percentage of time of the Redfin agents. A well designed, user/buyer password protected web page to list purchasing stage/progress in quality gates/layout/sequence would allow Redfin agents to communicate more efficient and more effective I think. |

Still waiting for that planned feature in June to see recently closed properties -- critical for getting a realistic sense of the market. Would have been nice for the site/agents to be clearer about what they do and do not do in terms of reviewing the disclosures. I'm fine with them NOT reviewing them except for when we have questions, but that was not clear initially with Jim Holt on first two unsuccessful offers. I should have asked him outright but did not. |

I would recommend Redfin to someone who was house-shopping, with some reservations. Some of the problems we had with Redfin; limited house tours etc... are really just due to the model structure of Redfin, and don't have easy solutions. There are many selling agents who don't hold open houses and are resistant or downright hostile to showing their listings, which can make for a very frustrating experience. Overall, I'm happy with my Redfin experience and would recommend it to friends and family, but I would be very clear about what (based on our experience) they could expect. |

The only thing I did not like about this whole experience is the fact that I can only tour 2 homes for free. Maybe this can be increased to 5? Charmaine & Elan were very good and great to work with but lacked the neighborhood knowledge I was looking for. Maybe redfin needs to recruit agents in specific areas like Fremont etc who really know the area very well and can recommend what to offer where, why etc. I love redfin but do think that it has a long way to go in this area. Our experience placing two offers with Charmaine were very good, even though neither was successful. I would like, however, for agents to be able to look at disclosures more thoroughly and give more advice concerning them. Our experience trying to see properties outside open houses has been pretty bad. Agents are not responsive and seem never to be available when we try to schedule tours through the website - I wish I could just email Charmaine about a house I was interested in and she could set up a tour, even if another agent took us Regarding the website and search models, I think there must be a better way to manage the "favorites," such as the ability to delete various at once, since the site can be a little slow. I also think the saved searches are difficult to manage and modify.

It would be better that once you make and offer, that you deal with the same agent for future subsequent offers. When you tour properties the listing agents usually want to send disclosures to your agent not the buyer. But since the buyer doesn't have a dedicated agent at that point, it can cause problems. |

You should consider a robust "self-assessment" section on the web site to help potential clients determine whether the Redfin model is right for them. It was the right thing for my husband and I, but it's not for everyone. You might also consider some add-on services for first-timers for a small fee so you can spend a little extra time explaining the ins and outs. A quick comment about this survey: please add "not applicable" where appropriate, such as question #22. Having never bought a house before, I don't have an answer. Similarly, your survey forced me to go back because I "didn't answer" question #6, even though I had typed my answer into the text box. I would gladly have checked an "other" box if it had been provided to me.

Charmaine was great to work with (so was Regina in the back office), and we absolutely love the redfin business model. The only room for improvement would be more intimate knowledge of our local market to get a better sense for comps (C. is mostly working on East Bay deals, whereas ours was in the Peninsula).
