We were very pleased with Redfin while we were in the home viewing stage. Scheduling viewing appointments was easy and flexible. Once we found the home we wanted, however, we were disappointed at the level of Redfin's involvement in the inspection and offer process. We suggest Redfin set expectations with their clients at the beginning of the offer stage - giving clients an overview of how things were going to go and what the choices would be at each step. Cheryl made herself available over the phone, however, we didn't know what questions to ask or what options we had with each inspection or counter offer step, so we felt lost. Agents need to remember that normal people don't buy houses every day, so we hire you to guide us through the process. We haven't seen the forms before so we don't know what our choices were going to be or what the implications of those choices would be. The most frustrating part was the inspection. The report came back with over 40 items and we needed help distinguising what was important, but instead Cheryl complained about how the inspection report was written and didn't seem to want to take the time to go through it with us - she just wanted to know what we wanted to do so that she could write it up. We understand that Redfin is not full service and we liked getting money back at the end, but we're not confident that we got the best out of the negoiation process. As Redfin's current process stands, we wouldn't recommend this route to friends or family. To improve, we recommend keeping the viewing appointment process the same. Once you get to an offer, however, the agent should take over the whole process instead of mining out to different parties. The agent should meet the clients in person to lay out the process and expectations, attend the inspection, and actively guide through the offer process. |

As a first time home buyer, Cheryl explained every steps on the home buying process which made very easy to buy the home. Also we received the redfin refund within a week. Cheryl was refreshingly honest and extremely helpful. The seller's agent wasn't forthcoming with information and the process therefore was difficult for all. Cheryl handled the situation professionally and I felt that she gave us good advice. Our loss of the contract was due to confusion over whether other competing offers were actually present which impacted our offer price. I would use Cheryl's services again in a second and recommend her to anyone. |

Good overall, but could have used more guidance from Cheryl. Also had a few hang-ups with the redfin model - for example we wanted to see the house last minute before we put the offer in, but there were no field agents avail. The model works for us overall. |

Cheryl helped us put together our offer which was significantly below the asking price. She must be a master negotiator because they accepted our offer very quickly with no counteroffers. She provided expert advice and prompt and timely service at the beginning of negotiations. Her associate, Earnest Watts, took over much of the communication with us and between us and the seller's agent after offer was accepted. Earnest always answered our questions thoroughly, promptly, kindly, and courteously. If needed he researched the issue and responded quickly. I loved that we did almost all of it via email. Except that some of the paperwork re the septic inspection (generated by seller's side) was not readable or in the correct format, and had to be rescanned and resent. Some of this took much longer than needed (more than a week). The original forms could have been photocopied and snailed mailed to us sooner than the revised pdf files were sent. This was not Cheryl or Earnest's fault but I would have liked a little more advocacy for us at that point. Perhaps they were, but it was not always evident to us. It took two weeks after the septic inspection before we received the septic report, and it was not complete due to the above technical issues. I had dreaded looking for a house because of my fear of establishing a relationship with a realtor. Cheryl, Earnest, and other support staff at Redfin made it much more of a pleasant experience; the hands-off but supportive role that seems to be Redfin's process worked great for us. Thank you Earnest and Cheryl for making it a relatively smooth process. |

As a first-time homebuyer, Cheryl and her associate agent Earnest made the process very straightforward. They responded to email and phone calls in a very timely fashion, including weekends and off hours. While still being a very busy process due to all the paperwork to fill out, they sent forms to me very quickly and sent them to the seller's agent or appropriate party very quickly as well. Turnaround time between a form I had to sign and then the seller had to sign was often less than a few hours (somewhat dependent on how timely the seller was to signing the document). Cheryl and Earnest followed up with my lender, the seller's agent, and escrow up until we closed to ensure a timely closure. I can't say the process was hassle-free (due to the paperwork), but I encountered very few if any problems working with Cheryl and Earnest throughout the month-long home buying process. |

If a buyer wants to save a lot of money, Redfin is a great Real Estate Company. However, the buyer must really be on top of things that full priced Real Estate companies usually take care of, such as looking out for the buyer interests. Redfin is not for the first time home buyers. We were disappointed with our agent. We asked for a final walk through and were told that we would have one, but it seemed to be ignored. Cheryl worked over the weekend to arrange a walk through for Monday morning, but it should have been set up well before the weekend. In fact, when we spoke to the builder he said that he was told that we didn't want the final walk through. He also told us that our agent wasn't very good. Overall, communication with us and with the other Real Estate Agent was very poor. Redfin is a great concept. |

We were in a bit of a bidding war with another buyer and we won the bid even though we offered $5,000 less than the other buyer. The listing agent said they wanted to go with us because they liked the way Cheryl put together our offer. The only down point was that we (being first time buyers) were a little bit confused during the closing process and didn't feel that Chelsea was very helpful. It was not scheduled until 1 day before closing and items that were agreed to were not addressed. The issues were not substantial but should have been addressed by the seller since it was agreed upon. I attended Redfin's information home buying seminar and talked to Cheryl a little bit during the break. I liked her straight-forward approach to the home buying process, and how she was able to answer any question big or small about the process and set my expectations appropriately. As a first time home buyer I was really looking for someone to shepherd me through the process of purchasing a home from the point of making an offer through closing. Cheryl was wonderful and helpful in this respect. She was super responsive to e-mails and phone calls and always had a positive attitude. The only two minor issues were surrounding the negotiation phase and the closing. During the negotiation I had to push Cheryl a little bit to try and negotiate a little harder, and deviate from her preconceived notions about new home builders and their flexibility. Ultimately we ended up with a decent deal, so she really pulled through here. At closing we hit a speed bump concerning the names on the title. I had made my expectations clear here, and was really looking to Cheryl and her team to step up and help me in the final leg of the transaction. Unfortunately we didn't end up with the proper names on the title, and ended up losing out on the government tax credit for new home buyers as a result. Other than these two things, I would highly recommend Cheryl and Redfin to anyone in the market (and did in fact!). When we had family in town, Cheryl was able to schedule a last minute field agent to come out and show the family our new home, as well as organize several visits for curtain and appliance measurements.

I felt rushed, poorly informed, over-all disappointed. I also felt that she had a very negative attititude towards the likelyhood of finding a home my loan program would approve. (USDA-rd) I stopped using her and contacted listing agents directly and am under contract now. It was a much better experience once Cheryl was out of the picture. It's too bad, too. Daren showed me about 10 houses and was fantastic to work with. It would have been nice to seal the deal with red-fin and get a refund. I got the vibe that she preferred her high-end real estate to the kind I was asking her to work with. |

I was a clueless first time home buyer. Cheryl and her assistant provided advice on alot of questions I had promptly and professionally. Alot of the things talked about, I would have had no idea they were even issues until it was explained to me - at which point it became obvious they were important. As for the closing process and the paperwork, all I had to do was wait until the home finished construction and sign some papers. I'm sure that means whatever Realtor's are supposed to do, was done flawlessly on Cheryl's side to ensure I wouldn't have to worry about much. While I've never had a full commissions Real estate agent before, I can't imagine what else could have been done on my behalf by a full-commissions agent to make the process go smoother. |

At the beginning, Cheryl took the time to walk us through the offer process. We really appreciated the reassurance. But once the seller accepted the offer, we feel like she disappeared for weeks, only to return again on closing day. Granted she was out of the office for many days during the escrow period, so Chelsea helped in giving us a timeline and things we needed to do prior to closing. Thankfully there is a team to support. We had many questions and she did a pretty good job of addressing them. We still had a few unanswered, but we're in our house and it all happened for us. |

As a first-time home buyer, I didn't know what to expect but Redfin was great in guiding me through the process. I think having a mortgage 101 session about how solicit multiple GFEs and compare them would be a great asset. I know it was the most stressful part of my experience and if I would have known what to expect I would have been better prepared to shop.The rebate program is fantastic and I was able to use it to gain equity in my house immediately by taking out a lower loan and applying it to the down payment and closing costs. I think this is the greatest incentive to use Redfin and I would strongly encourage my friends who are shopping to think about this option.The field agent and office agent were both great and consistent making me feel like I had an entire team working for me, not just an agent. The support was tremendous and I can't imagine buying home any other way now. |

The only weak spot for us was that our tour agent, Marni Buchanan, although incredibly nice, appeared completely unfamiliar with the areas of Seattle where we wanted to buy (Capitol Hill/Ravenna/Bryant). Without her GPS, she was lost. Because I was coming from DC for just a few days, and because I specifically emailed redfin to request a tour agent with some familiarity with the area, it was disappointing to have someone who I believe is from Tacoma. We were not expecting (and did not want) the hand holding of a traditional agent, but it would have made it a much better experience if someone could have told us, e.g., "This is University Bridge," or "Volunteer Park is just up the street," or "That's Lake Washington." For local buyers this may not be a big deal, but as a person looking to buy a house after one morning of touring, I found it unnerving (though we did find a house that day and I'm sitting in it draf. We have bought houses before and we did our research carefully, but if we had been first-time buyers I think we would have jumped ship. We were especially disappointed when we later met up with other redfin touring agents who *completely* knew our neighborhood. It's unclear to me why Redfin could not have honored our basic request for someone who is familiar with the areas we listed as those of interest. Marni herself seemed perfectly nice, however.The other thing that could use significant improvement is My Redfin. At first we considered Bainbridge Island, so we had a lot of them in our favorites folder. There should be a five-second way to delete all Bainbridge entries from favorites once we're not looking in that area. The most important information in terms of pricing was when a house went from active to contingent, but that was not reflected in favorites.Also, we noticed that some houses would disappear from your maps, when the listing agent would say the house was in "Ravenna" but when your map would (correctly) label the house as in Green Lake. In such cases, the house would not show up under either search -- we would find them randomly by just zooming in on a geographic area. Finally, I would have appreciated a clear description of redfin's policy on square footage. Some houses said 2800 sq feet but a lot of that was unfinished basement; others did not include unfinished footage in the sq foot total. |

Cheryl Maclaine was so obsessed with being right about everything it almost cost me my new home. It's only because my partner refused to take no for an answer that we were able to determine the seller did want us to counter offer. Cheryl told me that the seller "could not entertain our offer." Then my partner called back and determined that they just wanted us to increase our offer by a very small sum that was absolutely within the price range I had previously shared with Cheryl. There is more to this story and I'm happy to go over it in detail with someone because it was a pretty bad deal, and made me feel that Cheryl was more interested in attempting to validate her previous advice then trying to help us buy a home. It really soured me on Redfin and has made it hard for me to recommend Redfin to friends in good conscience. |

One difference that I noticed between making offers on homes with Redfin versus a live agent is that the live agents, at least the go-getter types, will stick with you till the deal is over and done no matter the hour. With Redfin, I felt a pressure to allow our wonderful agent Cheryl McLaine get done for the day. She never said anything and was always willing and able to help us when we needed and actually devoted plenty of extra early and late time when I had equipment problems. 10 years ago when we bought a house, negotiations took us till midnight. Thankfully, negotiation did not need to go that long this time, but just knowing there's supposed to be a 6 pm shut off time added a tiny bit of extra stress, at least for me (I don't think my husband has any concept of time, so he was not worried about it). I understand the need for you to let your agents get their time off, so I don't know if there is any way you could compete against that particular advantage of live agents.I do want to say that we were not only happy with Cheryl's Service, we were completely impressed and if it weren't for her I don't know how we would have survived the ordeal. We were doing a 1031 exchange and visiting from Hawaii and very pressed for time to ID a property. Ultimately the whole thing fell through because the *$#! buyer did not get financing, after our supposed realtor here (an agent in the same brokerage firm as the buyer) said they had got their final approval and had a rate locked in. These are the ethics that give real estate a bad name. Cheryl was a total breath of fresh, clean, wholesome air. I would recommend her whole heartedly and enthusiastically to both experienced and new home buyers. |

2 big things made for a bad experience in spite of our success with a home purchase through Redfin: #1 problem was the transaction coordinator's and Redfin Agent's reluctance to "go to bat" for us in a buyer's market. We are extremely picky about the bargaining process as well as the contract details that ensure the buyer is adequately informed before being locked into the contract for purchase. The agents responsible for negotiating for us were extremely reserved about our requests; perhaps a face-to-face discussion would have been better. We felt like we were dealing with a "doubting Thomas" with Redfin. We were absolutely serious about negotiating for term details in the bid that ensured we weren't getting stuck with some lemon, and the Redfin agent was acting like we were too demanding. Our agent was perfectly willing to let the seller's agent lie about property boundaries and not be accountable for it. The transaction coordinator did not answer her phone messages in a timely manner, and she was hostile and sarcastic about us demanding that the seller's agent make the key to the property be available up until 9 pm of the day of closing!!! like the contract stated! It was like holding our breath until the 59th minute of the 23rd hour! #2 problem: difficult to tell which person from Redfin was doing what job. Define the jobs/people up front. The bid contract also didn't initially have the buyer's interest as top priority with the Title clearance as well as inspection lock-in contingencies. Title clearance is very important; and that date was very vague. |

We were interested in buying a home and Cheryl McLaine was assigned to us to be our buying agent. We had gotten our financing in order and she had all of the paperwork she needed to make an offer on the house that we were incredibly interested in. In fact, she had spoken with the selling agent and informed me that she (Cheryl) knew an offer was about to be made on the house and that it was important that we move quickly to get our offer in to the selling agent. We faxed in all of our signed papers that very day, the day we first contacted Cheryl about the house. The problem was, we (my husband and I) we not notified about movement on the hosue until 2 days later, and by that time the house was being purchased by another buyer. We asked Cheryl to explain why our offer wasn't accepted, and to forward us the emails that had gone between her and the selling agent. It turned out that Cheryl had gotten our numbers wrong on the offer, and the selling agent asked Cheryl (via email) to go over the numbers again. Cheryl never got back to the selling agent, so the house went to the next offer- EVEN THOUGH she KNEW there was interest and activity on the house, she had recieved an email explaining that the numbers were wrong, she still managed to ignore our needs and so we missed our opportunity to buy the house. I was incredibly disappointed to find out that the house went to another buyer for the same price we were offering, and that the only reason we weren't able to get our offer accepted was due to Cheryl's innacurracy and inattentiveness.

Redfin needs more weekend support. The transition between agents who work weekday and those who work weekend needs to be more seemless. I was passed on to an agent for the weekend and it took 3 hours to get a callback. I was ready to make a $700K offer.Additionally, my first contact with the agency was to Rachelle King. I read her bio and wanted to work with her becuase of her experience and testimonials. Perhaps you have policies requiring random online assignment of agents. I can certainly understand that. I felt that the separation of agents into agent, transaction coordinator, and field agent felt disjointed. My wife and I had a great experience with Redfin, but we are experienced homebuyers... I don't think Redfin is for everyone because it requires a certain level of experience or awareness of the process in order for a buyer to feel comfortable in making purchasing decisions; and the desire/experience in using the internet to search for properties. Redfin worked well for us since we've made several previous real estate purchases, and because we are relatively ""web-savy""...One area that I think could be improved is Redfin's ability to provide it's customers with quick and immediate access to properties (via lock box). Fortunately, we were shopping during a buyer's market so there was less urgency for us to be able to get in to see properties as soon as they were listed. Even so, for several properties we were unable to schedule a visit on the listing day (no field agents available), which put us at a disadvantage on making an immediate offer. In one case, an offer was made and accepted by another party on a property that we had wanted to see but couldn't because an agent wasn't available to show us the property. Perhaps, Redfin could have one or two ""roaming"" field agents that don't take appointments but only service customers that need short term (< 30 min.) immediate access to view properties. This would be critical to have in place before the next ""sellers market"" hits and multiple offers are being made on the first day of listing... |

Could have used some advice on the offer price -- this is where I felt my Redfin agent really let me down. Given that another bid had been processed, in hindsight, I wish my agent had advised me to make a full price offer to trump the other bid. |

The biggest issue with Redfin is the availability. With a traditional agent - since they're so motivated by the sale - you can call them up anytime of day or night and they'll not only answer your call, but also go to work for you immediately. Redfin needs to have some sort of on-call, after-hours, always-available agent (can be rotating or however that might work) that can be there to back up your main agent if they're not going to be available. Also, communication and dedication to your case seems to be lacking somewhat. It seems maybe your closing agents have too much on their plate at a time (or that's what I would hope is happening). Basically, we felt Redfin was lacking in the availability and dedication that we would have had in a good traditional agent. We just chalked the extra stress and work to the fact that we were earning that 2%. |

My only dismay is that being a new resident in the state of WA, I was unfamiliar with the differences in the closing process in this area, and therefore did not expect them. I would have appreciated the agent to advise on the full closing procedure in advance since money and papers were expected to be completed 3 days prior to the actual closing date. I was not aware of this until the final minute.Previous experience was all I had to go on and therefore never expected the closing process to be different. It never even occurred to me to ask that type of question. I was unprepared to transfer funds 3 days prior to the actual closing date and did not know that it would not all take place prior to the date of closing. The title/escrow company called me at 2 pm Friday afternoon and expected me to drop everything and bring money and sign papers. I had made arrangements to be off work the actual closing date and could not leave work and also did not have the downpayment ready at that moment. Neither Redfin nor the title company informed me of the advance procedures. Even if the title company was expected to advise me of this procedure, I would have appreciated more information from Redfin in how the closing was expected to occur. Redfin was excellent in getting the closing process started, but then disappeared until I initiated any questions or contact after that. In short, the communication started out great, but really dropped off so I felt a slight abandonment even though I knew they were doing their work in the background.Overall, I was satisfied and feel good about the purchase, but the lack of information was a disappointment in the end process. |

The Redfin Staff is professional and have a great knowledge-base.Faxing documents is a challenging task for me. I don't have a fax machine readily available. I suspect many people do not. Are there other ways of returning signed-paperwork with greater ease? |

great experience! have recommended to several others here at microsoft. only potential issue with redfin is did not like how you could only be shown houses once, then it would cost money. that forces you to use other realtors and they then push you to use them and cry "procurement clause"... did not happen with me, but was in the back of my mind. that's a redfin policy issue, everyone i dealt with Josh, Cheryl, and Melissa are top notch! |

While not meeting the agent in person was a bit odd, but totally OK, I feel like the agent should have seen the home we were buying...the house did have an agent open house during our discussions. I think that would have made discussions about the inspection, and other things, easier. |

One of the more challenging aspects of using a service like RedFin is the ability to visit a listing quickly when it comes online. With a traditional agent, you can arrange the visit easily while with RedFin, you need a few day's lead time. Calling the listing agent directly can be difficult too, mostly because they can be resistant.You can improve your website if you offer the ability to search for open houses. Winderemere does a good job of exposing that feature on their web site. |

I think your site is the best out there. The link to Zillow proved very handy. The hardest part is getting the motivation to call a listing agent to view a home (I saw mine at an open house) -- some are helpful and some are not. Anything Redfin can do to improve their image with other brokerages would probably be helpful -- they seem to all feel threatened by Redfin.By the way, I did not list a property with Redfin, only purchased one. This survey assumes I listed one. |
