We were very happy with Fernando's services. He pulled out all the stops to come through when needed, including a late night offer presentation that turned into negotiations into the early hours of the morning (luckily we did get that house). He is nice, thoughtful, enthusiastic, and willing explain aspects of the real estate market. We also are fairly keen on the Redfin business model, especially for buying houses. You can do much of the looking at houses with the assistance of Redfin agents (and a thanks to Tom Lewis for his help too) and then get help putting in an offer. These days the web has a wealth of information that you used to need an agent to get at, and Redfin's interface is pretty good at getting you it. If you are willing to do your homework and put in a little more effort to find your house on your own (which isn't even that much work relative to working with an agent), Redfin's model can save you quite a bit of money. Our only complaints with Redfin are first that they don't seem prepared for the volume of work, making their great agents overburdened at times and unable to always get back to us as quickly as we might have liked. That said, when something was urgent Fernando did his best to fit it in. Second, it does seem that for the price charged that Redfin could do a little more hand-holding, but again, we want to stress that is more about the Redfin model than about Fernando himself; we would happily work with Fernando again. Third, one drawback is that Fernando had not actually seen the house we made an offer on until the walk through just before closing, which made it somewhat more difficult to get advice from him on various negotiating points. So there are pros and cons of the model of having separate people do the tours and the offers. (We also realize that our situation of needing to move very quickly to make an offer may not be typical, although I would think it would not be uncommon in the markets in which Redfin works; the house we did get did have several other offers on it and it was all done in a very urgent manner by the sellers' agent). |

Fernando is the best ! As first time home buyers, we didn't know what to expect and didn't think we can find an agent so helpful like Fernando. We met Fernando for the first time during the DC class organized by Redfin. I had a discussion with him before the class and he seemed really nice, that's why we chose him. He always answered all our questions and was helping us tremendously during the home buying process. He was very patient with us even if I think we stressed him a lot with all our questions :) Initially, we started submitting an offer on a different property but, after we saw this one during an open house on Sunday, we decided to go for this. We immediately contacted Fernando and he worked with us until 11:30 PM Sunday evening to get it done, as there were already other offers ! All his advise helped us win this one from the beginning, even with competing offers. One of the other offers was $100 higher than ours, but the seller chose us because of a very clean and well written contract by Fernando. During the whole process, Fernando was more than responsive, he always answered my emails within 10 minutes I sent them ! Thanks to Fernando, we learned a lot about the home buying process and everything is clear now, no questions unanswered. Based on Fernando's recommendations, we chose our home inspector (Brad Strange) with whom we were very satisfied (very thorough); our lender (Steve Fox - First Savings Mortgage) who gave us an incredible loan with a great rate and terms; and our title company/attorney (Susan Andrus - Gold Cup Title) who was very professional and helpful. Only critisizm of Fernando is that he needs more knowledge of the area and the lending industry and the availablity of loans. Regular agents know more and are better advocates for their clients when it comes to whether lenders really are giving a good deal. I would have appreciated being advised against the FHA loan at the beginning of the process - from an agent that knew 2nd trust money was still available from other lenders. Instead I had a realator friend help me at the last minute move to a conventional loan. Also, there wasn't much concrete knowledge of the area in the price negotiations. Overall Fernando is a talented and professional individual. His help was much appreciated. I will tell people that you get what you pay for with Redfin - with the rebate, don't expect a full realtor advocate experience. The web site is great - doesn't work well with Safari (Windows Live Maps), but works great with Firefox, so no big problem. |

I found the site a month before moving to this area and kept coming back for it's unmatched usefulness to someone, like me, who prefers to do a lot of the thinking and planning on my own. I ultimately use Redfin because of the rebate, but expected to get bare bones "service" for the discount. The real surprise was how much better Fernando, Marshall and Erica (who handled some site visits for me) were than the three other agents I've worked with over the past ten years, before I'd ever heard of Redfin. For the most part, I had a great experience working with Redfin, particularly as a first-time home buyer who had no idea how the whole process worked. My agent, Fernando Ferrufino, was great! He was very helpful, responding to my queries and helping me navigate the process. I would definitely recommend Redfin to friends and family. There are, however, a couple of drawbacks to Redfin's model versus the traditional real estate agent that I see at present: (1) touring the properties -- Redfin's addition of a second free tour was a welcome step and will help a lot in the process of locating a house. With all the information that's accessible on the internet, it's not difficult at all to find a house, but getting into the house to actually see it and evaluate it is another story. I actually used only one of my tours. The house I ended up purchasing I toured at an open house; however not all listings have open houses and then you're left with either contacting the seller's agent (which I did on one occasion and she had no problem showing me the house) or paying for a tour if you've already used up your 2 free tours. With Redfin's rebate, the latter option is still a bargain, however $250 per tour can really add up fast if you're finding (and touring) one house at a time and depending on how many houses you see before you find one that you want to make an offer on. I find that sometimes there is only a single listing you're interested in rather than multiple houses in which case paying for a tour becomes a bit less palatable when you're only seeing one house. Although I did not have this experience, I've read complaints from other home buyers on the forums about problems they've had trying to see a house through the seller's agent. Some people were told to contact their own agent. I also understand that in this case, it can sometimes become an issue of having to work with the person who showed you the house. I know that Virginia allows dual representation, but I would never buy under those circumstances. I do not believe that a seller's agent can objectively represent BOTH the seller and the buyer at the same time.2) the second issue is turnaround time. In a really hot real estate market such as we had a few years ago, turnaround time can make the difference between getting the house or losing it to someone who got their offer in more quickly. While Redfin was responsive, it did take several days to actually get my offer to the sellers (longer than I had anticipated) in which case there's a good chance I would have lost out on the house if the housing market had been better.Overall, I think Redfin is great: the agents are knowledgeable and responsive and the information provided on your website is more detailed and useful than any other single site I've seen. I've already recommended Redfin to coworkers and friends who are thinking about purchasing a home in the near future. |

It appears that you are not open on Sunday, but in our case, we had to have an offer in on Monday ASAP after a home's first open-house - there were 3 full price offers that Monday - We were able to get an offer in just in time on Monday, but we were worried that we would miss the seller imposed 4 pm deadline for reviewing all offers. It worked out, and we know of friends who could not get their realtors to move quickly enough to put an offer on the same house we bought. That was our only concern through the process was the Monday turnaround to get in the offer - everything else proceeded as I had hoped. |

More communication with the client is a plus, even if only to say there is no further information to provide at this time. During critical stages of the transaction we expected an update once a day. Sometimes this happened, and sometimes it did not. Also if the majority of business is to be conducted electronically, there some be a portal for uploading secure documents and an acknowledgement of documents received via mail and/or fax by the agent. Sometimes this was delayed as well. |

I think Redfin is most attractive with respect to the ease of use, electronic basis of its services, and potential monetary reward to the buyer. However, the site lacks several key features such as an autoupdate of favorite properties, ability to save searches, lack of coorespondance between zip codes and actual geographic boundaries, and the ability to sign into the site without having to click through multiple screens. Also, we received little guidance on the amount our offer other than it was "a bit low" and we should not offer more than we were comfortable. We were also not directed to or given any data on comps other than what was indicated on the website, and I have found the matches to be very hit and miss. In all, if not for the 2/3 refund there isn't much of a huge advantage to Redfin versus a traditional buyers' agent in my opinion. |

Only real point for improvement might be more metrics and data support for pricing an offer - I was completely satisfied with the price I paid for the house, but it would bring a lot of MUCH needed transparency to the real estate market if companies like Redfin would pressure county governments to make transaction data available sooner and more comprehensively. I realize that's out of your hands, though, and all told my wife and I were completely satisfied with our experience with Fernando in particular and Redfin in general. |

Very minor, but more granularity with information and updates for searches. For instance, I can see a listing has been updated, but I do not necessarily realize what section was updated. Able to differentiate between town homes / freestanding homes in search criteria. If a field isn't filled in, do not disclude it from search results (wanted to search for at least 2000 sq ft, but many listings didn't list it, when I checked tax records, would indeed by over 2000 sq ft).

Well, before we bought our home, we noted that the window in the front door needed replacement. Because of inaccurate wording the the documents that specified this, the seller did not fix the window. This was addressed at closing, and the sellers agent said they would take care of it. However, when the estimate came in at much higher than expected, the seller's office offered to split the cost with redfin, and redfin refused, even though the inaccurate wording was their fault. This leaves no other option but us to pay the bill, and that is extremely frustrating to us, because we really do not feel it is our bill to pay because we just spent a ton of money on the home, with the expectation that the door would be fixed before the home became ours. What seemed minor has turned into a very frustrating situation and left us with a very bad aftertaste from the whole process. |

Wife and I have visited open-houses for past 18 months - so we are pretty familiar with the market and fair prices. Where we had trouble was trying to find out info about possible easements on the property - the house we looked at backed up to an elementary school, and wondered if they could build out to our property line; since there was no sidewalk, could the county build one on our property and significantly reduce our driveway; and other non-obvious issue with the property.

Our only complaint was that our transaction coordinator Fernando seemed extremely overtasked. While he never compromised his professionalism and saw the transaction through to the end, at times we felt that we were on the back burner. We had a very quick closing that involved a negotiation for an HOA violation for which we would have liked more direct advise and action. Overall, we enjoyed working with Fernando, he was particularly good while guiding us through the contract. We would have liked to have been more of a priority, it seemed like he had so much going on that occasionally he would go for the quick fix instead of really working for the best option. I believe that if he had not been juggling so many contracts he would have been able to represent us better. |
