I enjoyed working with Gina and her team on this transaction. She is very efficient and gets the job done. I knew what I was getting into when I signed up to use Redfin, so I'm happy with the result. With that said, I would caution a first-time buyer with little to no real estate understanding to think carefully about substituting this with a traditional broker. Since the agent is not there phsyically with you, you'll have to rely on yourself to figure out the FMV of the property you are purchasing. Also if there are any hurdles or unexpected surprises along the way, you will have to rely on yourself to figure that out. Overall, I'd still recommend using Redfin as it saves you quite a bit of money.

It has been a great pleasure to work with Gina. We have interacted with many agents before we decided to go with Redfin, and Gina has proven to us that it was by far the best decision we had made in this entire home-buying process. We worked with her on contracts for two houses within a 6 wk period. We lost the bid on the first house, but she was no less helpful and patient on the second house. Gina is reliable, trust-worthy, attentive to our needs, and has made herself available to us at all hours of the day and night. Both of our contracts have been particularly stressful and tumultuous at times, and she worked incredibly effectively with our broker to make the sale happen on time. During our interactions with other non-Redfin agents, we noticed that many have tried to discredit Redfin agents by referring to the company as a "discount broker" and suggesting that the agents do not provide full service. We found this to be completely untrue. In fact, the irony of this story is that while our seller was himself the listing agent, Gina was the one who has initiated and drafted every single document throughout the entire process, including documents at the request of the sellers. We are very indebted to her service. We do have a few comments with regards to our business with Redfin as well as home buying in San Francisco in general. I think Redfin should advertise their home-buying classes also as an opportunity to meet their agents. That was how we met Gina in person and I think that may help calming the nerves of anxious buyers like us. Secondly, we found that many houses in San Francisco have unwarranted or semi-permitted additions to their houses. What was further unfortunate is that sometimes they are advertised as part of the total square footage and sometimes they aren't. In the house we bought, the sellers applied for the permits for the house page but never had the permit signed off, so technically the additions were never legal. We were not aware of this (as the seller told us from the beginning that the work was done with permit) until after we had already gone into contract, which led to the many unanticipated problems in our escrow. In retrospect, the 3 R report has a "X" (for unfinished) instead of a "C" (for complete) next to those permits, but we did not know what they mean. We wish that Gina has alerted us to about this when she did the competitive analysis. However, in retrospect again, it was actually better that she got us in contract with the seller, THEN, have him fixed the permits!! Finally we did wish to have a bit more guidance with respect to the negotiation with the sellers. We asked our friends who used non-Redfin agents and they didn't get any advice on this matter either, so this probably has nothing to do with Redfin. Nevertheless, since Gina has been such a sweet person through and through, we weren't sure if she was able to play hardball with the seller in representing us. We never had any direct contact with the sellers, so we kind of wish that we got a bit more tips in reading them. All and all, we are very happy with the service from Gina and Redfin and will definitely recommend them. As a side note, we did not like the brokers Redfin listed on their website - they weren't particularly helpful nor did they quote us very competitive rates. We used Danny Kim at Bentley Capital and got both excellent service and highly competitive rate.

Gina was friendly, competent, and pleasant to work with. She did everything required of her promptly and competently (even when she came down with a nasty flu!) The reason that i give her an 8 out of 10, and not a perfect 10, is that she was not an active participant in the process - she was great with procedure, but was not able to give us much guidance. For the most part we had to take the drivers seat in figuring out how we wanted to deal with the various twists and turns, and once we made a decision she would implement it. Also, she was not very proactive about providing status updates, etc - I generally had to ask for the information directly. Lastly, when we were deciding on the escrow period, she did not tell us that there would be extra loan origination fees if we lock a rate for more than 30 days (which we had to do with a longer escrow and short financing contingency period.) All this said, our purchase was successful, we paid a reasonable price for our home, and got a great refund through Redfin. I would definitely use Gina and Redfin to buy another home.

This rating is not so much for Gina as for Redfin as a whole and its business model. What am I not content with? 1) I was referred to a mortgage broker who physically can't listen to customer and comprehend his needs, whose inability to look one small step ahead and caused the transaction to fall apart at the worst possible time (I lost 13K in the process) 2) Both with Gina and with the aforementioned broker I felt like I was on an assembly line, I had a small slot of time and nobody would spend time to really listen and see to it that my case was in order. I did have a difficult case and aggressive schedule, but that's nothing that couldn't be completed if somebody really thought and advised me on how to proceed. My conclusion: if you want good service, if you want thoughtful advice, if your case is anything other than a plain cookie-cutter transaction, look somewhere other than Redfin. I'm currently working on an article detailing my experience with Redfin, and will be sending it to real estate related publications. Hopefully my experience will help guide others in the process of selecting a worthy agent and my failure in this will benefit somebody.

I strive to provide solid representation and support to my clients from beginning to end. This deal was ultimately canceled because our Client voluntarily left his previous employer at the point the lender was preparing to fund the loan. Unfortunately, this occurred at a point during the transaction when it was too late to find new financing. The lender and I scrambled for solutions, provided options, and did not give up until we were advised that the deal was canceled. Furthermore, I never want my clients to feel that they are not being listened to or that their needs are not being met. In this particular deal, we negotiated for an $8000 credit from the sellers after inspections were complete. When the appraisal came in below the sale price, I convinced the sellers to agree to a significant price reduction, while trying to keep the loan moving forward smoothly. (It should be noted that the $8000 credit was removed at this point because of the sizeable price reduction.) Ultimately, the deal did not go through as a result of the financing. |

I worked Gina Pio Roda on my first home purchase. She was wonderfully diligent and responsive in answering my questions and guiding me throughout the process. I really appreciated her enthusiam and always being available. The only "bump" in the process was when the seller disbursed the incorrect commission rebate to Redfin, which resulted in a month long delay in me receiving my rebate. Gina was great about following up with the seller to ensure that I finally received my check. She even answered emails when she was on vacation, and that was very much appreciated. Yes. We've had very bad experiences with Redfin's tours of houses. The first time we scheduled a tour, Eddie was almost an hour late. I had actually left after 50 minutes, and my partner had just decided to take a look at the back of the house when Eddie arrived. Although my partner looked at the house with Eddie, I had to arrange to see the house on another day. The second time, Eddie failed to get the updated code for the lock boxes in Marin. |

It would have been very very nice to have everything done at one place, and given how my experience was with Redfin, I know I would not have regretted it.I also wanted to say that I'm so glad Redfin exists and hope your business model is successful in the long run. This was perfect for me in that I could look for houses on my own schedule and take my own time without feeling the "guilt" of wasting an agents time shuttling me around. I'm sure I could have probably saved some cash by just hiring a lawyer to do the paper work, but then I would have had to make arrangements to visit properties that did not have an open house. I think that the major challenge that Redfin has compared to traditional real estate agents is the lack of connections and networking that other real estate agents have with each other. They seem to support each other. At our brokers tour, not one redfin agent showed up. Marketing is the most important for a seller. |

I just want to add to my earlier comments above that there were definitely bright spots and improvements, too. For example, Gina was super responsive during the negotiation and closing phase, which was a big help. And after our conversation about us wanting more strong recommendations from her vantage point, she did that. All-in-all, we really liked her and her assistance.Finally, a comment on the Redfin model. One of the things I am sure you are observing is that your model is tougher for selling clients in a down market, since the main burden on the client is marketing and open houses. The latter can be especially taxing if there are a lot more opens than are typical in a hot market. The other challenge for us that I’d advise you to reconsider is how no agent ever comes to evaluate the house. Since price and the look of a place is so key to get right, it’s really tough to have a back-and-forth with an agent about price, what to fix, etc., when they’ve never seen the place. They’re looking at market analyses, while we’re looking at the actual house, so there is a disconnect.With that said, I am a big fan of your model and know it is the future of real estate. The disclosures need to be done face to face. The listing agent needs to visit/walk through the house once at least.one of the online consultations was double booked with a visit from another redfin agent. This made for chaos.the open house signs need straps to keep them in standing triangular form. they blew down routinely.Gina was great. I really admire the how Redfin organizes different people with very specific roles. When I was first considering listing with Redfin, I met Janelle Saylor on a webinar and various Buyer Agents from the Buyer Agents. Once I listed, I met my direct agent, transaction coordinator, and field agent. I see the benefits of this arrangement, but sometimes there is a disconnect between different people as I was handed off from one person to the other. For example, after the initial webinar, Janelle suggested that I contact Jim Holt and Charmaine in the Bay Area. They both quickly responded saying that they were only buyer agents, and that I should contact the seller agent: Gina. Based on the website and the webinar, no one told me that there were only exclusive buyer agents and exclusive seller agents, so I was a little confused. Ideally Janelle would have explained to me that the Bay area has one seller agent: Gina Pio Roda. It appears that the folks in Seattle don't know how the Bay Area office is organized. Based on the research and data from the Redfin website, I had the impression that Redfin would have lots about data about it listings in the Bay Area. Janelle didn't have any data about sales statisitics in the Bay Area such as number of listings, listings sold and days on market. The data she had was overall transactions. It was not broken down by region, type (buyer vs seller), and time. Any local agent would know this type of info by heart. I would have liked to see more home seller testimonials. At the time, the buyer testimonials dominated. I also expected to get a list of references from Gina really quickly, but it seemed to take a while to get this. When I listed my property it went pretty smooth. However, when we did a price reduction, some websites were not updated. The price was incorrect on Tour Factory, Zillow, and Trulia. Actually for the first two weeks the price of my house on Trulia was incorrect. The Transaction Manager submitted two postlets from my property and Trulia picked up the wrong one. Also, the Map on Tour Factory was incorrect. I had to edit the flyer myself to update the price. I thought the Transaction manager was going to do it. I submitted the Open House info earlier in the week, but I had to remind my Transaction manager to put it on Thursday. You all a very good compared to other realtors, but I expected this process to be more streamlined. Other Suggestions: * Give owners the plastic signs that can slide on top of the Redfin sign such as: "Open House", "Price Reduced" * For all the documents possible the Transaction Coordinator should pre fill the property address and other known information on the Seller Disclosures. I've used Winforms before. Leaving it blank just creates more work for me. * Give owners more access to tour factory capabilities. I worked with Tour Factory support to get the wide angle photos I wanted for my website. * Based on the Gina's Office Hours, I had the impression that she doesn’t work weekends. In fact, she later told me she won't leave me hanging if an offer comes in during the weekend, and she was true to her word. Redfin should communicate this fact to seller because a lot of things happen during the weekends. Overall, my Redfin experience was very good, and it was an incredible value.
