Jim was great. He was very responsive and persistent in getting answers from the selling agent. In a market that is heating up, that is the kind of agent everyone needs. One that can act quickly and execute well. Even though our aggressive offer was not accepted, we were among the top three bids. We lost as a clear sign that this is becoming a crazy market. I do, however, only recommend Redfin to people that can effectively use the tools on the site to make well thought out decisions. Redfin is a no frills service. You have to put in your own effort and research to win and earn half of their commission back.

The overall experience is positive. Jim is always quick to respond and Jen is very helpful, even though we never get a chance to see them in person. Everyone we met along the way is friendly. We will recommend them to Buyers who are readily self-educated on the real estate market and are able to get everything done in the cyber world. We take half point off due to the lack of inter-personal communication and advice on offer strategy. Compared to a one-man full service agent, Redfin Buyers will meet a few different people, need to run their own errands, and even converse with Seller's agent more often. Redfin agent may never physically see the house so he can not give you advice on any house condition issue when making an offer. We also encountered a communication crosshair broken at one time but no one stood at our side fighting for our rights. The downside can be partially compensated by the rebate saving. Redfin website is great but links for school distrct information may not be correct and can be improved. Rebate mailing was very fast too. We are 9.5/10 satisfied with our 1st time purchase with Jim and his team. |

We discovered Redfin via its excellent website which allowed us to follow very easily the housing market and select the houses to visit. We had more information than any traditional agent could provide. When we were ready to make an offer, we hesitated a bit to use a Redfin agent fearing that he would be "shun" by his peers. The bad and stressful experience we had with a traditional agent and the attractive refund made us give Redfin a try which we don't regret at all. Jim was really accurate in his estimation of the house price, and never pressured us to offer more than necessary. As we were out of town at the close of escrow, they picked up the keys for us and came on July 4th to give them to us! Jim and his team were extremely professional and impressed us with the quality of their service. I absolutely recommend Redfin to anyone who want to buy an house without any hassle. |

Looking back, I can't believe I never met Jim. I literally called or emailed him at least 5 times a day for over a month. And as everyone says, he thoroughly replied and gave me complete answers to each of my questions, and reassured me and re-explained things when I had any doubts or felt anxious. Trust me- I had lists of questions in each email, and I'm connected to a computer terminal 24 hours a day, and Jim always replied to emails quickly, even on weekends and evenings. This was my first experience buying anything that required a (HUGE!) loan [special thanks to my mortgage loan officer, Theresa Allen, over at TheresaAllenLoans.com who even showed up at my final signing! :)], and I started out completely distrusting the system and felt like real estate agents were like car sales people (e.g., their gain means my loss). Although I believe that is still generally the case, I don't believe it is for Jim and the crew I worked with at Redfin. Jane (the only team member I met) was extremely friendly, and was always flexible when I was late or ran into delays, extensions, or had to wait an extra 2 hours for the carpet measuring people to complete their work after showing up late. Unfortunately, we were outbid for this house. I would recommend that you somehow create a slightly different form that shows sellers right away what the total proceeds are if you are using some of the Redfin refund as part of the price. I'm a bit concerned that sellers see the offer less the refund and don't completely understand that they are getting that refund as part of the offer price. Also, when I tour a home at an open house, I have learned no to mention Redfin because you get very bad treatment from the listing agent who tells you that Redfin is an unknown and not capable of negotiating. |

When I was first evaluating Redfin, I found out from the forums that Jim Holt was the agent primarily working in the areas I was looking at. I emailed Jim to find out whether he would be at the next meet the agent and met him there. He answered all my questions about how Redfin works and the home buying process. Since then, we have worked with Jim on several offers and have had wonderful experiences each time. Jim is very professional, has in-depth knowledge of the process and the specific areas we've been looking at, and he has provided great guidance throughout the process. Just get the word out. Consider advertising. Take a few ads out in some local print publications that are heavily used by local realitors such as the Palo Alto Weekly (http://www.paloaltoonline.com). The print edition is delivered twice a week for free and it is full of half-page listing ads. It is not your typical cheezy rag. |

1. Since traditional real-estate agents are now beginning to offer 50% discounts to buyers, redfin's policy of touring only 2 houses for free might not work in the future. Buyers will consider the difference between 50% and 66% and see what else they're getting with traditional RE agents.2. Also, redfin works great in a buyer's market where houses stay on the market for several open houses before selling. Redfin should have an alternate plan for a seller's market where RE agents try to sell houses before they get on the market.3. I also found that my agent could pull out lot more info than I could. For instance, the agent was able to tell me that a particular property was re-listed with a different MLS number. Such information must be exposed to the end user. |

Regarding question #9, you didn't list the two most important factors for me: 1) I didn't know if I could trust you to negotiate the best deal for me. (Some real estate agents say they are really good at that.). 2) I want to buy in Palo Alto. And the brokers there say they all know each other (implying they help each other). I thought Redfin's lack of being "good old buddies" with those brokers would hurt my chances of getting inside information or a price break. |

Working with Jim Holt was great--he was knowledgeable, quick, responsive, and professional. Any reservations I had about working with a company that may lack certain connections to other realtors (and may, in fact, be seen as a threat to them) disappeared once we started working with Jim. While we didn't get the house we made an offer on (someone else outbid us), I felt confident in Jim's abilities to represent us. In fact, we are in the process of working with Jim on a offer for a different house. At first, Redfin struck me as a great idea IN THEORY--and I thought it was worth a shot. Working with Jim proved that it works IN PRACTICE as well. I have nothing but positive reactions to Redfin, and Jim Holt in particular. |

I had the opportunity to interact with Glenn Kelman, and truly appreciate the openness to feedback. (BTW, when does the man sleep? I get answers to emails sent to support from him within 2 minutes)I wish you would support Safari on the Mac's. Such are the perils of using mapping software from Msoft.I wish you allowed me a way to search descriptions. I am interested particularly in houses built by Joseph Eichler. Right now I cannot figure out which ones are of interest to me.The UI does not contain info on when houses have either raised or dropped prices, so I have to visit other websites to get this info.It would be nice to have addition $/sqft information based on the plot area in addition to built up area. I compute this separately right now.I wish there were a way of figuring out which school a given house actually goes to. 'Nearby schools' is not good enough.I wish you would think about changing redfin's mission a little bit to make it a web development platform. I'd like to be able to use web services to do RE mashups of my own. You might be able to add value to consumers in ways you could not even think of (sorry, am I pontificating now?)I hope you guys succeed in shaking up the RE industry out of its fat cat slumber.

This is the third (unsuccessful) bid we've placed working with Redfin Direct. I continue to be impressed with the service, diligence and professionalism of the Redfin agents.Also, every time I meet with my mortgage broker, she's constantly berating us for not bidding more aggressively, we should have bought last year, what are we waiting for, we can afford more, we should work with her as a realtor, etc. It's really high-pressure and terrible working with her, but she's a friend of a family member and we feel trapped. What a refreshing contrast it is to work with Redfin. Jim has been really understanding of how much risk we want to take on, how aggressive vs. patient we can afford to be (month-to-month rental situation, no kids) in waiting for the right home at the right price.Traditional realtors and mortgage lenders are really forced into being high pressure. I *really* like the fact that Redfin not only is much less expensive but much more enjoyable to do business with.Jim has also been extremely accurate in forecasting the ultimate closing prices of homes we've bid on. It's clear he's got a great feel for the neighborhoods, understands comps and the market dynamics as well as any traditional "field" agent.Thank you to Jim and thank you to Redfin. We hope the fourth time bidding with you will be the charm. |

It'd me nice to get the refund a lot faster. Once a home is bought, especially for a new home buyer, there are a lot of expenses that the redfin refund will help with. |

(1) Would help if you have a online checklist that marked process status etc. Would also allow users to determine where they are within the whole cycle and what's coming up next.(2) Document sharing/management could be better. E.g. an online doc mgmt feature where you could organize and store all important documents. While Redfin does try and reduce paperwork, it's still a lot! Not necessarily Redfin's limitation, but its a value gap that only an online service could improve! |
