Joyti has been working with me for like, 8 months, something in that realm. We went through the process of 5 or so offers and I can personally vouch that Joyti goes above and beyond her duties. If there is an offer that is due, she'll get it in even if it requires her to work beyond her scheduled hours. She's prompt, responsive, professional and most seemingly unbiased. Unlike a previous real estate agent that I've had in the past, Joyti will never push you to put in a higher offer--she tells you what may put you in a better position for buying a house but she NEVER puts any pressure on you to go beyond your budget. Joyti also puts up with a lot idiot realtors out there and is probably the most patient person I've dealt with in a while--if I was in Joyti's position I'd probably stick a pencil in my eye. Although most of the times Joyti doesn't pick up her phone if you leave her a voicemail she does call back relatively quick. I've found that e-mailing (or even texting) is the best route to go. The only negative mark is that I never got to meet Joyti in person but that's such a minor negative that it's practically negible. Hopefully she can make it to the house warming! Joyti also works with Sara Masey (the transaction coordinator) who is a dream to work with. Sara responds to e-mails promptly and is always in the loop of whats going on. Her instructions are simple but if you have any questions she's more than happy to clarify anything! Last but not least I have to review Celeste Mullen, who has been our "door opener" and all around another great person to deal with. Celeste is professional, on-time, and very friendly to talk to. What is so great about all these ladies is that they all know what they are doing! No incompetence, no fumbling around looking for papers and files, no pointing fingers in two directions--everybody knew what they were doing and worked well with each other! It's been a pleasure having Joyti, Sara and Celeste working with me. The road to getting a house has been nightmarish at times but now I finally have a place on my own to call home. Home sweet home. :) |

Joyti was amazing! My wife and I were first time home buyers and she walked us through every step of the way, and was always willing to answer any and all questions we had. Redfin as a whole was a fantastic experience (we just got back $8550 in refund) and Joyti and her team of field agents and office assistants were really on the ball the whole time, from our initial offer through close of escrow. We had a friend who was originally our agent (a traditional agent) who told us when we left her for Redfin "good luck with any negotiations down the road, as you won't get the same service with Redfin." We are happy to report, she was wrong. Throughout all of the negotiations, Joyti was a total pro, and always genuinely felt like she was looking out for our best interest (whereas with traditional relators, sometimes it feels like they wouldn't mind if the price goes up, as it means more money for them). Joyti was great via email, usually responding within minutes, and great by phone as well, just depending on the amount of communication necessary. We also ran into a major unforeseen problem with our lender a few days from closing and Joyti and the Redfin staff went so far above and beyond the call of duty to help my wife and I move on the date we had planned, it was amazing. I know I sound like an Redfin employee with all this praise, but I promise, I am not, I am typing this from my brand new home in Magnolia Park area of Burbank. We could not be happier with Joyti and the whole Redfin experience. Thanks so much!!! |

They did just email forwarding back and forth between us and seller agent. They did push for some minor things found during walkthrough. There were many incidents were we had to cordinate between escrow and seller's agent, and pushed the seller towards closing with no initiative from our agent. I guess we get what we paid for! As a buyer, if you are well aware of the home buying process then I would recommend you consider Redfin.
Joyti's Response
As this was a new construction deal with FHA financing, we have been in escrow and continually pushing to close escrow since May 2009. It was a difficult situation because we had to communicate with the sales office and not the seller(builder) directly. We worked tirelessly to push the sales office to get the updates and answers that the buyer, and we requested. Because 70% of the units were not pre-sold in the complex, we had to wait until this percentage was met in order to obtain an Occupancy Certificate which was needed to close. Both Sara and I emailed weekly for updates on this issue, and as we neared closing, we emailed and pushed the sales office to facilitate on some repairs that the buyer was requesting. We also were able to push the closing so the buyer obtained keys to move on their scheduled moving day, which would have otherwise been pushed. New construction sales can be challenging, in part because many of the negotiations occur early in the process between the buyer and the sales office. |

I would enthusiastically recommend Joyti's real estate services to my friends. She was extremely professional and quick to respond to emails/calls, even sometimes during her non-business hours. I had a consultation with a lawyer who praised the details that Joyti included in our purchase agreement contract. Joyti even recommended that we give a lower offer on our house than I had told her that I'd be willing to give. I'll never forget her words: "We want to get you into this house for the least amount of money possible". You would not get that kind of advice from any other real estate agent whose pay is usually based on a percentage of the purchase price. Wow. Redfin's rating system only covers a range of 0-10, but this was way beyond a 10+ experience. Joyti and Sara guided us through a harrowing buying process, given the current real estate climate. In additional to being thoroughly knowledgeable and technically superb in advising us along every step of the purchase, Joyti is thorough and completely customer oriented. She stays on top of things, no matter when (out of normal office hours, meal times, late nights, weekends) and where. Joyti is CONTINUOUSLY reachable either on the phone or via emails. Over the one-month period from the initial offer to the time we took the possession of the property, we exchanged more than 700 emails and numerous phone conversations. We are very happy with our RedFin experience. Joyti helped us work through several difficult situations. After the inspection indentified a broken air conditioning system, Joyti helped us to negotiate a credit from the seller for the repairs. And after the Final Inspection, when we discovered the termite infestation had not been completely abated, Joyti helped convince the seller to arrange a full fumigation. Joyti is very effective during the closing process. There were so many different parties involved: Selling Agent, Lender, Insurance Company, Escrow, Title, Inspectors (General, Pluming, HVAC, Plumbing, and Termite) any one of these parties can jeopardize the deal. When our lender kept fumbling with the loan commitment document, Joyti called our leader and helped get things back on track. Joyti was also very responsive to our questions and needs, she returned all of our calls, even on weekends and evenings. We would also like to express our gratitude to Todd Lethbridge for all his advice and support. Todd was our tour guide while we were shopping. But during the inspections, Todd helped us understand what to look for, and gave us great advice on how to work with the inspectors and selling agent. When the inspection turned up problems with the house, Todd provided us with contacts to get estimates for repair, and advised us how to prioritize those repairs. Working with Todd was like having a second buying agent who specializes in the details of the property. |

I was pretty pleased overall with the transaction. For me, the rebate was the main factor in using Redfin. Another factor was the Redfin website, which was the best I found in terms of search options, information, and fast listing updates. My home search would not have been successful without it. You may want to consider limiting some popular features to Redfin clients only, since it seems that some people use the website to search for homes, but do the transaction with a different brokerage. At first, it was hard establishing any kind of rapport with my Redfin agent, considering that we never met face-to-face and spoke only twice by phone. I was a first-time homebuyer, and there were times when I was unsure what was going on. But I've come to appreciate the service that Redfin provides for do-it-yourself types, and would definitely recommend you to those familiar with the home buying process and willing to do the extra legwork. I would especially like to thank my transaction coordinator, Sara Masey, for her prompt email responses to my questions. |

We are glad that we chose Redfin for purchasing our 2nd house. The transaction did not go smoothly because we had to go through lots of negotiation and dealing with uncooperation from the sellers; however, Redfin had helped us close the transaction before the planned close of escrow date. Although the sellers did not repair the last item they had agreed on the final walk-thru, we would like to specially thank Erin, Joyti, and Sara for their hard work. We really like the details of the congratulation letter when the offer was accepted; it tells the buyer exactly what to do and deadlines for everything. |

I was not excited about Joyti's performance. She didn't know or bother to research the house. It had been on the market for much longer than we thought and there were other items with it which could have been revealed. Like there's cracked cement under the carpet - or the orig asking price was higher than we thought. I felt like she was working for the seller at times - especially during the price negotiation. She was not confident and the deal almost fell apart because of that. We were pre-approved (of course) but she couldn't even relay that info to the seller's agent with confidence which put us in a position of weakness throughout the deal. I mean, who gets served with a notice to perform in this market? She knows FHA loans take a long time. The house has been listed for more than 2 yrs (not 2 months as reported) and there weren't any other offers. We also inquired about another property originally, but didn't hear back in a timely manner.I would not recommend Redfin fully to anyone I know. It takes a certain type of person who is willing to do the research and negotiating strategy and is not for most. There definitely needs to be a refersher course for the folks in price negotiation and reading the market. Sara Masey was great though - she was pleasant and performed in spectacular fashion.Katrina Jauregui should be fired. You do not want that woman representing your company. She was rude and curt during every interaction. She was my first contact with Redfin and she never called me back, followed up on anything, nor did she seem to care that I was pre-approved, had a list of 6 properties that I had seen and was ready to buy. I actually met her one day at the property where she said she was angry she had to meet me there - and since Redfin was giving part of the commission back, she shouldn't have to do anything. I almost told her off, but I bit my lip and left her alone. Thankfully I never saw her again. Please ensure that she does not see ONE CENT from this sale. Hopefully, the recent changes to the Redfin service will improve the process, as it seems all of them are ones I would have recommended (except the refund decrease of course) - but I do understand why the change was made. |

Two days before closing, we realized that there was only one permanent parking space instead of two as was advertised in the MLS listing, but I was unaware that anything could be done at that point since the contingency period was long over. I wish I were given more guidance and advice on the options that I had after removing the contingencies but before closing. Being a first-time home buyer and also being a complete novice to the real-estate transactions/processes, I was heavily relying upon this advice and the good judgment from my Redfin agents. I was very disappointed on learning after closing that infact, I had the opportunity to renegotiate with the seller even at that point.Other than this, my experience working with Redfin has been a positive one. I'm in escrow now with traditional agent who can help me to see the property in timely maner. I didnt had a chance to see property when i was with redfin because agent wasnt there to show me and days after we set up appointment same day someone got the property. This property i m in ecrow i saw it the day which come up on the market and next day i offer , following day i got counter offer back and third day they accept my offer and open escrow. Love how redfin set up but need to be more aggrasive to win. there are many site offering cash back and Redfin has to get stronger to win the race with flying color. |

The biggest issue was seeing homes. Two of the homes I wanted to see were only listed for several days and I could not see the homes, because the agent was already booked. More tours should be available, because I don't see homes because I don't want to use up my allocated visits. Otherwise, the experience was good. |

Perhaps I am being paranoid I am concerned that some of the listing agents seem to be offended when we inform then we are going through redfin and strongly discourage us from using it. This doesn't bother us, and we're not about to take their advice on the matter. However, I am concerned that this will result in prejudice against our offer. I know that this would be unethical and that they are required to present any offers that come in to their client, however that does not mean that they won't be able to influence the client. We will continue to use Redfin until we buy our home, unless something happens which we cannot foresee. This is just something that has crossed my mind as the listing agents become more and more hostile in trying to convince us that we need to have a person doing the search for us and then profitting from it. :)

As a first time buyer the hardest thing to udnerstand is how the process actually works in California, which is much different than other states. It truly is a learn on the fly. Also, the mortgage process sucks and you don't even know what you don't know. Redfin's primary partners should be mortgage companies and a tighter integration between the two business functions would grealy improve the buying experience. I had twice as many conversations with mortgage broker about buying a house and what to do then I did my redfin agent...of course that could be a sympton of the timing of my purchase. |

I would recommend Redfin to anyone who has some home-buying experience. I don't think I'd recommend it to a first-time buyer, just b/c I think they need the extra attention and hand-holding. I think agents need to double-check their calculations and proofread their correspondence before hitting "send." I shouldn't have to catch the math errors (more than once). There's probably not a whole lot you can change on this, but if there's any way to preview houses more easily/quickly, I think that would help (especially for preapproved buyers who are ready to go). For question 18, Redfin was better for this particular transaction b/c I didn't find a buyer's agent I liked. However, I have had some great buyers' agents for past purchases and their hands-on service was valuable and appreciated. I like the new website setup that outlines the areas you are looking at, but I have noticed that certain parts of a zip code don't appear in the red outlined area (e.g. 90260). Overall, I think you have your service down to a science. Anything more is just fine-tuning the details and perhaps adding special agents for first timers. |

Once a house is sold it seems to "lose" all that data that it had when it was active in the MLS (bed/bath/sq ft/pics/etc). That is too bad, because that data is very valuable. I bet someone will start a website that pulls data from your site about active listings and then store that data in a database for use when it is not for sale.Overall I love your site. Nice recent upgrades with the little hearts and stuff. |

The listing of inspection services that was provided was not very good or detailed; it would help if it was updated to include name, phone number, website, and type of inspection service. It included a number of home inspectors, but not many other types such as chimney, electrical, plumbing, heating, etc. Also, I heard that many real estate agents will give a listing of phone numbers at the final walkthrough - such as the numbers/websites for common items that the homeowner will have to contact (water, trash, electricity, gas, cable, etc.). It would be helpful if you developed this type of listing to give to your customers, and I don't believe that it would be too time consuming or take away from your bottom line. However, altogether I was satisfied with the service. |

The only thing I would change is improved communication during the escrow process. At times I felt that both the transaction coordinator and Redfin agent assumed the other had told me of an update, but neither had. That said, Redfin is amazing. My agent went beyond all expectations when I was having problems getting a loan--without someone as experienced and helpful as her, my wife and I would still be renting. I hope I can by another house some day so I can use Redfin again! |

1) There are certain active listings which are on realtor but not on your wesbite - could not understand the reason.2) The only major dampener in my enthusiasm in recommending Redfin to all my friends in the charge for touring a home. Currently you have only 1 free tour. My suggestion is that if someone , like I did, makes and offer and it does not work then that client should be awarded another free tour. At least by making an offer it is clear the client is serious and committed to buying the property through Redfin and at that point investing a little more in that client will be really beneficial for both sides.

I didn't expect that I was completely on my own to find an inspector when the time came to get an inspection. I was given an list from my Direct Agent, but none where in the area of the house I was considering buying. Also, I wasn't informed until the day before the inspection that none of the utitlites were on in the house - I was expected to scramble at the last minute to get everything turned on. Since I was traveling from Northern Cal to Southern Cal, it was difficult for me to manage much of this w/o real assistance. I ended up spending (I found out later) MUCH MORE on a inspection than is normal. Had my agent helped me out more, I assume this would not have happened. |

The search feature needs to be updated on a number of criteria than the ones already listed. It is a great site but I would love to search by1) Foreclosures only2) Show listing with price reductions by a certain amount or time periodThose are a couple which came to mind.

1. I felt comfortable using the service because I am not new to homeownership, but first-time buyers might need a little more personalized service. 2. Agents should ALWAYS proofread real estate docs before sending them to their clients, especially where numbers are concerned. There were a couple calulation errors in mine. 3. Add a better space to include "other" or more info about an offer. For example, I prefered a long escrow but would settle for a shorter one if necessary to close the deal, but there's only room for one option with no explanation.

Maybe include an ability to search based on the property description. ie. find all houses including "moden contemporary" or "craftsmen" or "canyon views".
