Overall Trevor is a fine agent that help me bought a new construction house that I like in my first offer. However he told me that the family room floor is going to be hardwood that end up to be carpet instead and assume it comes with window screen which I end up paid $150 to install it. His market analysis price is not reliable because we are in a down market so prepared to do your own research. Not recommended if you don't have a good understanding of the housing market or not familiar with the home buying process...well I guess you shouldn't buy a home if that's the case. |

We're 2nd time homeowners, and Trevor handled our negotiations very well, who was as good if not better than our traditional agent on our first purchase. The Redfin system might not be for everyone, especially if you prefer working with a single agent and you want to talk with him or her every time. We made the mistake of looking at our first few houses with an agent from another company. In each case, their website gave only the approximate location of the house, so we often ended up following his car far outside the area we had said we were interested in, and found we had to ask him many questions which he answered by consulting a printout he had with him. Fortunately, we stumbled across Redfin.com, and couldn’t believe how much information you make available online. Our search became much more efficient, and on our third tour with Redfin we found a house that was everything we had hoped for, despite our sinking expectations when we toured with the other agent. The Redfin agents were surprisingly objective about the homes we looked at, pointing out their flaws rather than aggressively trying to sell us on anything. We quickly grew comfortable with our selling agent’s advice, and in hindsight it seems like it was all extremely accurate. Overall, it’s terrific to see such a unique company and such an open approach to doing business. The discounts almost seem too good to be true on top of everything else, but there was no catch and you saved us a lot of money! |

I only rate an 8 because I don't know that Redfin's mode of operating works for everyone - for a computer competent friend/acquaintance with a bit of extra time, I wouldn't hesitate to say a "10". I thought they entire process went quite well. Your real estate agents (Andrew Hazalleh and Trevor Smith) did an outstanding job. The only recommendation that I would have is to somehow fix the "touring a home" process. On several occasions we would find a house (using the Redfin search site) and then would want to see the house ASAP and the "touring a house" seem to take too long to set up. In a traditional real estate agency relationship this would have been doen the same day. We did take a few tours with Redfin and they were fine but it just seem like a real hassle. Other than that, I would recommend Redfin to buy a house anytime. Very professional. |

This is not directly about Redfin but rather your competition. A couple of times while driving by a property or when I arrived early for a tour, non-redfin agents struck up conversation with me. When they heard I was Redfin they gave me a big tsk-tsk and told me about how they heard Redfin was a having a lot of trouble with poor communication between the multiple individuals that would help with the purchase of a home. The proverbial one hand not knowing what the other hand was doing. I didn't let them deter me but it did, at the time, leave me a bit worried that maybe I was making the wrong choice. Maybe I should just go with a traditional agent. As soon as I made my offer, Trevor contacted me and the the Redfin gears kicked in, all of my worries went away. But etween when I started looking and when I made my offer I wold have to say my confidence in Redfin was touch and go. No one knew who I was. No one was concerned if I was getting good service, bad service or no service. Or at least that is how it felt. The tour guides were always very helpful on the tours but as soon as the tour was over poof they were gone. If there was a way to let people that have signed up for an account know that Redfin is there while keeping the pressure blissfully low like it is now you might retain customers that unlike me, scared easily. It doesn't need to be a person calling or sending manual emails. That would raise your costs which none of us want. But maybe a weekly automated email with a summary of their activity for the week, an email address to send noob like questions to and some home buyer tips or excerpt from the blog. Something to let the home buyer know that low pressure doesn't mean forgotten. I am so happy that I stuck it out and purchased my home with Redfin and that I had Trevor there to help me through this confusing process. I can't imagine buying or selling a home any other way. A huge benefit to dealing with Redfin was being able to perform most of the transaction electronically. Having to print out paperwork, sign it, then fax or scan the pages back in to send back was a huge pain. Providing the ability to digitally sign documents would greatly improve the experience.

The only issue i had was trying to schedule a tour of a house with a listing agent, as they tended to be very rude after hearing I was w/Redfin. The first 2 Redfin tours (3 hrs) are free which is awesome, and then tours 3 and 4 come out of the redfund, which is also nice. But what if i just need a quick tour of 1 house (this will cost me $250 if i've already used up tours 1-4. :-/ It just makes me hesitant to tour houses. |

One thing I would recommend is providing a time line of when to do things. We got a little caught up in packing and prepareing and we didn't get around to calling the utility folks until the day of closing, by which point the services had been disabled by the seller. Since it was a Friday and our stuff was being moved on a saturday, we couldn't wait until Monday to have the services turned on for free and had to pay $120 for emergency reactivation. |

When closing, the amount of my redfin savings was not 2/3rds, but instead only 1/3rd. When reviewing my HUD statement, I knew it was immediately incorrect. The problem is that I had to bring several thousand additional dollars to close. The problem was rectified in a timely manner, nowever the HUD statement should have been reviewed before it went to escrow saving me the hassle of bringing additional monies to close, then waiting for escrow to send me back a refund. |

Other than 60 Minutes I don't hear about this company much. If you advertise I would recommend the local NPR affiliate and 1090 am which is the local Air America affiliate. Lots of bright, forward thinking people who are comfortable with doing business on the internet listen there. Website-wise - put your ad money in boingboing.net above all - would be an excellent demographic for you. One major flaw was that we needed to be at the inspection and expressed that early. Chelsea called us, however, when it was half way over. The house ended up not closing because it fell through on the seller's end, otherwise that would have been a major problem for us. |

In general, I am satisfied with Redfin's work to close the deal. I never used a traditional agent before, so I don't know how Redfin would be different from the traditional agents (either better or worse), however, what I do know is that Redfin doesn't quite meet the expections I had after I read the introductions in Redfin.com, especially about price neogociation. The Redfin agent helped me on setting up my first offer price based on only one comp sale (later I found out there aer several comp sales in the same development and around the same timeframe we could use), and after that the price negotiation is between me and the seller directly. There isn't much inputs from the Redfin agent on the price negotiation phrase. Another place which I needed helps but were not able to get from Redfin is reviewing my resale certificate.Rest of my experiences with Redfin is pretty good. I have a neutral opinion about whether I should recommend to friend is because: 1. as I said, I don't have experience with traditional agent, so I cannot say which one is better. 2. The most attractive point of choosing Redfin is the 2% refund, if any traditional agents would offer the same refund (sometimes this do happens on large sale), I don't see how Redfin could have other advantages over the traditional ones

It would be nice to be able to search and setup alerts for specific criteria for houses. For example, I was looking for a condo, under a certain price, with a garage. A garage was not an available item to filter by. Another suggestion is one I mentioned to Cory and Trevor already, and that is to have multiple units at a single location "hover" out when you mouse over them on the map, like Google does with photos of a single location on their maps. Its difficult to sort thru a few condo units in a single building when they are stacked up on top of each other.

The structure of Redfin works well, however, the execution is vital and lacking. By this I mean, because I never meet a person that is helping me make the biggest purchase of my life, they must provide over-the-top performance. They must respond promptly to all communications, convince me over the phone that they are competent, tough negotiators. Above all, they must be experts. One area I had concerns with was during negotiations. Trevor was apprehensive during negotiations. Even though I was dealing with Quadrant, he should have humored me and tried to get everything he could. I was the one who got Quadrant to pay over $1700 in closing costs, not Trevor. This indicated to me that there was some more left on the table. Another note about this transaction; from every person, excluding my mortgage broker, I was told ""nobody has ever asked for that before."" Hearing this was very frustrating. It seemed I needed to prod people to do their jobs. For Redfin to be exceptional, you need to take direction, follow up promptly, and never forget who the customer is. The industry is riddled with impersonal, unprofessional people and Redfin needs to create a large divide from them. Accomplish this and nobody can touch you. I hope this didn't seem too harsh. I see lots of potential in Redfin and I would like to see it change real estate forever. |
