Mobile Town, located between North Chester Avenue and Airport Drive, is a residential and industrial Oildale neighborhood with a grid of mobile-home streets and a working-edge landscape. The neighborhood’s character concentrates around the North Chester Avenue corridor near Norris Road, where taquerias, auto shops, and small storefronts set a practical, day-to-day rhythm. Low-slung homes and compact lots define the streetscape, with wide skies and open parcels at the edges. The Kern River corridor and nearby parks shape outdoor routines and weekend loops. A short drive connects to Bakersfield’s larger cultural calendar without changing the neighborhood’s grounded feel.

Maximum density for a mobilehome park is regulated by the applicable general plan land use category. Recreational vehicle parks are not subject to general plan residential density requirements and may additionally be located outside of licensed mobilehome parks, where authorized as a conditionally permitted use by the underlying zoning district classification.
