RARE MULTI-FAMILY DEVELOPMENT OPPORTUNITY IN FABULOUS BAYSHORE! Discover an exceptional opportunity to secure a vacant multi-family double lot located in one of Naples’ fastest growing and most sought-after communities. The property offers many possibilities with tremendous flexibility. The property may be retained as one large parcel to build your dream home, or a multi-family development, or it can easily be separated into two individual lots. The Seller would also entertain selling one lot for $359,900 if a buyer didn't want to buy the double lot. The Collier County Property Appraiser’s Office has confirmed that the property qualifies for its simple split process: complete the one-page Property Combine or Split Request Form and email it to the Appraiser’s Office. There is no application fee. It is a very simple process. The property was previously improved with three Old Florida cottages, providing the buyer with valuable Collier County impact-fee credits when constructing new residences—an important advantage that could significantly reduce future development costs. Located in the heart Bayshore, this property is near everything that makes Bayshore one of Naples’ most exciting communities. Celebration Park, Rebecca’s, The Real Macaw, Ankrolab Brewing Company, The MED, local art galleries, waterfront restaurants and an ever-growing collection of distinctive shops and businesses are all nearby. Naples Botanical Garden, Bayview Park, Sugden Regional Park and the renowned pickleball facilities at East Naples Community Park are also just minutes away. The newly opened Bayshore Boardwalk now provides a beautiful pedestrian connection between Bayshore Drive and Sugden Regional Park, further enhancing the district’s walkability, recreation and neighborhood appeal. Downtown Naples, Fifth Avenue South and the white-sand Gulf beaches are only a short drive away. With major public improvements and an impressive wave of new residences, restaurants, retail, arts and cultural projects continuing to transform the Bayshore corridor, vacant multi-family land is becoming increasingly difficult to find. Whether your vision is to create an income-producing multi-family property, develop two new residences or hold an exceptionally well-located parcel for the future, 2595 Becca Avenue offers outstanding versatility and investment potential in one of Naples’ most dynamic neighborhoods.

East Naples, located between Downtown Naples and the Naples Municipal Airport, is a coastal and residential Naples neighborhood with canal-lined streets and a working-waterfront feel. The neighborhood’s character concentrates around the Bayshore Drive & Thomasson Drive corridor, where galleries, boat yards, and chef-driven kitchens share the road with palms and marina views. Mid-century ranch homes and newer infill sit beside low-rise condos, with many blocks oriented toward the Gordon River and Naples Bay. Celebration Park’s open-air food-truck courts and waterfront seating set an after-hours rhythm. The Naples Botanical Garden adds a cultivated, walkable counterpoint to the salt-air scenery. Sugden Regional Park’s lake loop and paddle launches keep the landscape active without feeling busy.
