Turnkey, furnished, already earning, and confirmed by the County as exempt from Bill 9's vacation rental phaseout. Kuau Plaza 207 is a second-floor 1 bedroom, 1 bath condo in Kuau, a short stroll from the sand and two minutes from Mama's Fish House. In an April 21, 2026 letter, the County of Maui Planning Department confirmed the property is not subject to the phaseout of transient vacation rental use, based on Kuau Plaza's 1966 hotel-resort variance and A-2 zoning, so the nightly rental use continues after closing. Inside, a relaxed coastal style blends a soft island palette with rattan furnishings, woven textures, and natural accents. The bright white kitchen features stainless-steel appliances, a marble-look backsplash, and bar seating open to the living area. Two split-system A/C's add comfort, while sliding glass doors lead to a covered lanai with views of palm trees over the grassy courtyard. With a private bedroom and queen sleeper sofa, the condo comfortably accommodates four. The rental history backs it up. Airbnb guests consistently highlight the location, walkability, beach access, comfort, and cleanliness. Mama's Beach and Mama's Fish House are just down the road, Pa'ia Town is minutes away, and nearby Ho'okipa offers world-class surfing, windsurfing, kiteboarding, and unforgettable shoreline views. An inviting North Shore home, beach retreat, or continued short-term rental, with income in place from day one. Buyer to verify all information to their satisfaction. HOA dues are $529.71 per month and include water, cable and internet.
Lower Paia, located between Baldwin Avenue and Hana Highway, is a coastal and small-town Paia neighborhood with a surf-town streetscape and a trade-wind pace. The neighborhood’s character concentrates around the Baldwin Ave–Hana Hwy junction, where sidewalk galleries, shave-ice windows, and board racks set the tone. Paia Fish Market, Mana Foods, and the historic Paia Bay Coffee anchor daily rituals. Plantation-era cottages and low-rise storefronts keep the scale intimate, while salt air and passing swells shape the soundtrack. Beach paths and pocket parks stitch town to Paia Bay and the North Shore.

Apartment District
The purpose of the Apartment districts are to provide higher density housing options than the residential and duplex districts. Multiple-family apartment districts are generally established within or near the urban core of a town to provide residents with access to jobs, services, amenities, and transportation options. Uses within the apartment districts are appropriately located near, and are compatible with, uses in the various business, residential, public; quasi-public, and park districts. Apartment districts can provide a transition between residential districts and business districts. Apartment districts must consist of two types: A-1 Apartment district and A-2 Apartment district. Residential buildings and structures within the apartment district must be occupied on a long term residential basis, except as otherwise allowed by code.
