This exceptional 50+/- acre property in Bond County, Illinois offers a rare combination of build-ready improvements, potential income-producing farmland, outstanding hunting opportunities, and a perfect place to raise a family. Whether you're looking to build your dream home, hunt giant whitetails, or do a combination of them, this tract is ready to go from day one. A previous homesite has already been professionally cleaned up and prepared, providing tremendous savings for the next owner. Utilities are already in place, including power, water, septic, and propane, while an established driveway and existing patio further reduce the time and expense of building. The current owner has gone the extra mile to ensure the property is truly turnkey and ready for immediate construction. The property features two beautiful ponds that are loaded with fish and will provide loads of fun for your family! Approximately 15 acres were in tillable production, offering annual income potential while also serving as a food source for the deer and turkey. The current owner has not had the fields planted, so the new owner can do what they desire on day one! For storage, equipment, or providing a potential home, the improvements are second to none. A roughly 2,500-square-foot pole barn, an oversized two-car garage, and an additional large pole barn with attached lean-to provide plenty of space for whatever you desire! Both pole barns are equipped with power and feature immaculate concrete floors. The front pole barn also has water! This area is known for producing plenty of big bucks and a bunch of turkeys! The timber consists primarily of mature oak and hickory, along with a diverse mix of other hardwood species that create excellent wildlife habitat and add to the property's natural beauty. Properties that are build-ready, have potential income-producing acreage, quality improvements, and outstanding hunting opportunities are increasingly difficult to find. This Bond County tract offers all of those features in one package and is ready for its next owner to enjoy!

A-1
Agricultural District
The carrying out of agricultural activities has long been, and continues to be, an important part of the way of life for Bond County residents, and such activities provide a large portion of the income derived by the County’s population. Thus, to promote and protect this mainstay of the local economy, it has been established as official policy that the County should protect, preserve, and encourage the pursuit of agriculture by its residents. The creation of the A-1 Agricultural District is an integral part of that policy. The A-1 District encompasses sparsely developed areas which, because of the fertility of the soil, topography, the availability of water, and other factors, including the suitability of the land for the raising of animals, have high agricultural productivity. The regulations for this district are intended to preserve such agricultural land by severely restricting the encroachment of non agricultural uses and structures. The owners and renters of property, whether farm or non farm, in this district should realize that they will likely encounter the smells, sights and sounds attendant to agricultural operations.
