AN ARCHITECTURAL MASTERPIECE OF EUROPEAN ELEGANCE. This estate stands as an irreplaceable jewel in the heart of Prairie Village. Commissioned and built by the builder as their personal residence, it was executed to a true zero-compromise standard. A striking Tudor Revival masterpiece, it revives the architectural brilliance of Kansas City’s legendary 1920s–1930s building era. Five spacious bedrooms and five-and-a-half luxurious baths balance grand-scale entertaining with everyday comfort. The private first-floor primary suite features a spa-inspired bath with a bespoke Turkish marble double-sink washstand on solid brass legs, handcrafted Spanish tile, and a fully enclosed glass steam shower beneath a soaring 10-foot barrel-vaulted ceiling. A matching glass-enclosed sauna with its own barrel-vaulted ceiling creates a rare European-inspired wellness retreat. High-end moldings and custom architectural trim define the interiors. Soaring galleries and living spaces are illuminated by a curated collection of one-of-a-kind vintage lighting, chandeliers and sconces, complemented by premium ultra-flush recessed lighting that minimizes glare and highlights artwork. At the full $2,500,000 purchase price, the identified vintage lighting package and two sets of brand-new washers and dryers are included. The gourmet kitchen features luxury appliances, integrated bespoke cabinetry, and hand-selected natural stone finishes blending Old-World European charm with modern performance. Elite Marvin windows and doors provide superior thermal performance, anchored by a magnificent custom French-designed front door. The thermal and acoustic envelope combines 2-inch continuous rigid foam, high-density spray foam, blown-in insulation, and specialized acoustic soundproofing. An extraordinary multi-layer water-management and foundation-protection system provides long-term structural durability for generations.
Prairie Fields, located between Mission Road and Nall Avenue, is a residential and suburban Prairie Village neighborhood with curving, tree-lined streets and mid-century ranch homes. The neighborhood’s character concentrates around the Shops at Prairie Village along Mission Road, where sidewalk patios, a classic market counter, and small storefronts set a steady daytime rhythm. Community pillars include The Hen House Market, Story., and The Prairie Village Jazz Festival, each adding local flavor beyond errands. Pocket parks and school grounds stitch together walkable blocks, while wide lawns and mature canopy trees soften the streetscape. A short drive north, the Indian Creek Trail adds a linear green corridor for runs and bike loops.

Prairie Village is, for the most part, a single-family residential community. Approximately 45 percent of the platted lots in the city are 65 feet wide or less, nearly all are concentrated in the north-central section of the city.; The balance of the lots range from 70 ft widths to more than one acre. This wide diversity of lot sizes requires two single-family residential districts, R-1a and R-1b. District R-1a establishes a minimum lot size of 10,000 sq ft and a minimum of lot width of 80 ft. District R-1b establishes a minimum lot width of 60 ft and minimum lot area of 6,000 sq ft. Additional regulatory procedures set out in the subdivision regulations further control the subdivision and resubdivision of land based upon the character of the surrounding neighborhood. Therefore, lots larger than this minimum will be required in areas where larger lots prevail nearby.; Districts R-1a and R-1b contain the traditional density standards, front, side and rear yard requirements and other regulatory measures. New development and redevelopment may, however, achieve needed flexibility by use of planned zoning procedures as set out in chapter 19.24.; It is the purpose and intent of chapters 19.06 and 19.08 to protect and sustain the property values, prevent the decline of physical conditions of private property, prevent conversions of dwellings to uses that are not in harmony with the neighborhood and generally assure a quality of life of the highest practical order.
