Chicago Home Prices Hold Steady as For-Sale Signs Multiply; Roscoe Village Moving Fast

Chicago home values held steady in September from a year earlier, with the median sale price rising slightly to $249,250. Sales were up 6 percent year over year.

There were more than 10,800 homes for sale, a three-year high and a 4.2 percent increase from this time last year. Despite the growing inventory, Chicago remains a seller’s market. The city had only a 4.5-month supply of properties for sale, below the 6 months of inventory that signals a balanced market. A typical home sold in 24 days.

Hot Neighborhoods

Roscoe Village and the West Loop tied for the fastest-moving neighborhoods, with half the homes in each going under contract in nine days or less. Median sale prices were $456,000 and $371,800, respectively.

A study in contrasts, the West Loop is known for its loft-conversion condos along restaurant row, while Roscoe Village offers far more single-family homes and is seen as an alternative to pricier North Center and Lincoln Park.

The median sale price in Tri-Taylor jumped a meteoric 108 percent to $296,300, though with a small-sample caveat: only 11 transactions were recorded. Nevertheless, interest appears to be genuine, especially in the wake of new construction.

“For a long time, no one was looking in Tri-Taylor,” Redfin real estate agent Alex Haried said. “But with the new SmartTech Homes project attracting buyers to the area, they’re seeing the neighborhood as a whole and the solid value it represents.”

North Center had the highest median sale price, at $537,000, followed by Bucktown at $525,700. Lincoln Park came in third at $499,700.
