Don&#8217;t rush the process. Your lease agreement is your governing document between landlord and tenant. Make sure to fully read and understand what your lease requires before you sign it. Do not hesitate to ask questions about the lease before signing as once the lease is signed, you&#8217;re bound to it.<\/em> <strong>John Sacks-Wilner, <a href=\"http:\/\/www.gopmr.com\/\" rel=\"nofollow external noopener noreferrer\" data-wpel-link=\"external\" target=\"_blank\">Property Management Redefined, LLC<\/a><\/strong><\/p>\n<p><em>When signing a lease for your first rental (or for any subsequent rental for that matter), it&#8217;s important to recognize that your landlord &#8211; and his or her specific approach to managing the rental &#8211; will have a major impact on your time in that property.\u00a0\u00a0The concern with DIY landlords (especially newbies) is that while almost all are well-meaning, many have a hard time separating emotion from business, and lack the bird&#8217;s eye view required to plan for long term concerns like capital improvement (which results in all sorts of tenant inconveniences like mildewed caulking, leaking roofs, or worse).\u00a0 A rental managed by a reputable management company is best, as professional management companies are familiar with not only the laws (so they won&#8217;t ask you to comply with illegal terms), but also are familiar with best practices to help keep qualified tenants happy to stay long term<\/em>. <strong>Christopher Barrow, Broker\/Owner, <a href=\"http:\/\/www.foundationhomes.com\/\" rel=\"nofollow external noopener noreferrer\" data-wpel-link=\"external\" target=\"_blank\">Foundation Homes Property Management<\/a><\/strong><\/p>\n<ul>\n<li><em>A lease is a legally binding document and is typically 6-8 legal sized pages with 10 point font:\u00a0 that said, request a copy of it prior to your move-in date to allow ample to time to carefully read and review the obligations you will be entering into.<\/em><\/li>\n<li><em>Tour the property that you have chosen as well as the actual physical location of the apartment that will be yours to insure that both the property and the units location meet your needs and desires.<\/em><\/li>\n<li><em>A tour of the community will also give you a \u201cfeel\u201d for the management at the helm of the community. \u00a0You need to feel as though they are competent and professional to steer the ship you will be calling home.<\/em> <strong>Caroline Kane, CEO, <a href=\"https:\/\/www.ckrmanagement.com\/\" rel=\"nofollow external noopener noreferrer\" data-wpel-link=\"external\" target=\"_blank\">CKR Property Management<\/a>:<\/strong><\/li>\n<\/ul>\n<p><em>Tip #1: Look closely at the floorplan and overall layout. Is the kitchen prep area well-designed and is the washer and dryer in a convenient place? In the long-run, a well laid-out floorplan will be valued much more over square footage.<\/em><\/p>\n<p><em>Tip #2: Look closely at any special move-in offers and do the math to see which option offers the most dollar value. Drive by the property during the day and during the night<\/em><\/p>\n<p><em><span style=\"font-size: 16px;\">Most people check out rental properties during the day because most showings happen during the day. But before you sign a lease, drive by the property at night. This can give you information such as how hard it is to find street parking at night, neighborhood safety, and even how well lit the streets in your neighborhood are.<\/span><\/em><\/p>\n<div class=\"gmail_default\">\n<div class=\"gmail_default\">\n<p><em>2.) Take photos and videos of the whole place<\/em><\/p>\n<p><em>This is good practice, especially if you notice some parts of the unit\/house that are damaged or showing wear and tear before you move in. Your property management company should take their own move-in photos and videos during the <a href=\"https:\/\/www.whittinspections.com\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\">move-in inspection<\/a>. These will later on be used to prove any security deposit claims or support security deposit reimbursements. But in the off chance that something unexpected happens, it&#8217;s good to have your own documentation in hand.<\/em> <strong><a href=\"https:\/\/fourandhalf.com\/\" rel=\"nofollow external noopener noreferrer\" data-wpel-link=\"external\" target=\"_blank\">Fourandhalf &#8211; A Marketing Agency for Property Management Companies<\/a><\/strong><\/p>\n<p><em>Choose your co-occupants carefully! Entering into a lease is a legal commitment, and many people don\u2019t realize that in most cases when they rent with other people, they are still each wholly responsible as individuals for all contractual matters. Remember when choosing a co-occupant that your financial future is in their hands as well. Property owners and management companies maintain policies, but none of these usually cover damage to the resident&#8217;s belongings.\u00a0<\/em><\/p>\n<p><em>Tip no 2: thoroughly check for any rodent or pest issues when viewing the property, or immediately after moving in. If issues are reported early on, the responsibility for solving them falls on the landlord. Even as a renter you still have responsibilities. These may include yard care, leaf and snow removal, and furnace\/refrigerator filter replacement to name a few. Know what you are responsible for and what the consequences may be if you do not follow through!<\/em><\/div>\n<p><em>Tip #2:<\/em><\/p>\n<\/div>\n<div class=\"gmail_default\"><em>Unless otherwise stated, you are renting the home &#8220;as is&#8221;. Before you sign the lease is the time to request any updates.
