But even houses that look move-in ready can be hiding issues or will need repairs \u2014 and some problems are more serious (and expensive) than others.<\/p>\n\n\n\n<p>A good <a href=\"https:\/\/www.redfin.com\/blog\/what-do-home-inspectors-look-for\/\" data-wpel-link=\"exclude\">home inspector looks at<\/a> a home\u2019s systems and around the property to ensure everything is in working order, safe, and livable. But the biggest red flags found during a home inspection are almost always those that could be extra costly to fix or reveal more than you bargained for.&nbsp;<\/p>\n\n\n\n<p>Whether you\u2019re buying in <a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\" data-wpel-link=\"exclude\">San Antonio, TX<\/a> where foundation issues run rampant, or looking at <a href=\"https:\/\/www.redfin.com\/city\/3478\/SC\/Charleston\" data-wpel-link=\"exclude\">homes in Charleston, SC<\/a>, where past flooding could be at play, here are the biggest red flags to look out for once the home inspection report comes back.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-1-structural-problems\"><strong>1. Structural problems<\/strong><\/h2>\n\n\n\n<p>One of the main things to look out for when buying a home is problems with the <a href=\"https:\/\/www.redfin.com\/blog\/when-to-walk-away-from-foundation-issues\/\" data-wpel-link=\"exclude\">foundation<\/a>, especially if there are horizontal cracks, says Redfin real estate agent <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/david-palmer\" data-wpel-link=\"exclude\">David Palmer<\/a>. \u201cIf I see those, it\u2019s an immediate stop. At the very least, you\u2019re going to need a foundation expert to take a look.\u201d<\/p>\n\n\n\n<p>If the cracks are vertical, it\u2019s not as worrisome \u2014 \u201cunless it\u2019s large enough to stick a coin into. Then it\u2019s time to call in an expert. Foundations can be very expensive,\u201d Palmer says.<\/p>\n\n\n\n<p>What\u2019s a structural red flag? Old wooden foundations, sloping in the home, or sagging and cracks in the walls could also be signs you\u2019re in for complicated (and spendy) structural problems after purchase.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-2-water-damage-and-past-flooding\"><strong>2. Water damage and past flooding<\/strong><\/h2>\n\n\n\n<p>Water stains on the ceiling or bad musty smells in a basement could mean leaks, roof problems, or bad <a href=\"https:\/\/www.redfin.com\/blog\/sewer-scope-inspection\/\" data-wpel-link=\"exclude\">sewer line<\/a> drainage. Water in the home can warp wood, peel paint, and even weaken the structure of the house.<\/p>\n\n\n\n<p>Past <a href=\"https:\/\/www.redfin.com\/blog\/buying-a-house-in-a-flood-zone\/\" data-wpel-link=\"exclude\">flooding<\/a> could also be the cause of excess moisture in the home, but at that point you\u2019re not just dealing with water damage. Floods can leave behind hidden <a href=\"https:\/\/www.redfin.com\/blog\/buying-a-house-with-mold\/\" data-wpel-link=\"exclude\">mold<\/a>, damage to electrical systems, and compromise the integrity of the foundation.&nbsp;<\/p>\n\n\n\n<p>If a home has been flooded, it can sometimes make it harder to get affordable homeowners insurance, or certain types of coverage altogether \u2014 so not only are you out the cost of fixing the problem, but you could be in for even more headaches during closing.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-3-pests-and-rodents\"><strong>3. Pests and rodents<\/strong><\/h2>\n\n\n\n<p>Another red flag that can pop up during a home inspection is signs of <a href=\"https:\/\/www.redfin.com\/blog\/why-you-need-pest-and-termite-inspection\/\" data-wpel-link=\"exclude\">mice, termites, or other pests<\/a> known to your location, like carpenter ants in heavily forested areas.<\/p>\n\n\n\n<p>\u201cWhen walking around the perimeter of a home, I\u2019m going to be looking at the vents into the crawl space to see if there\u2019s any holes chewed into it,\u201d advises Palmer.&nbsp;<\/p>\n\n\n\n<p>Pests and rodents might just seem annoying at first, but they can cause structural damage, deterioration, and health risks, and could be an ongoing problem or happening unaware behind the scenes.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-4-roof-and-chimney-issues\"><strong>4. Roof and chimney issues<\/strong><\/h2>\n\n\n\n<p>A <a href=\"https:\/\/www.redfin.com\/blog\/roof-inspections\/\" data-wpel-link=\"exclude\">roof<\/a> has an expiration date, and even if it\u2019s been replaced somewhat recently, it\u2019s still a good idea to make sure it\u2019s in decent condition and hasn\u2019t been damaged or improperly installed.&nbsp;<\/p>\n\n\n\n<p>If the home you\u2019re looking at has a chimney, it\u2019s also crucial to add a <a href=\"https:\/\/www.redfin.com\/blog\/fireplace-chimney-inspection\/\" data-wpel-link=\"exclude\">fireplace and chimney inspection<\/a> to the regular home inspection to make sure it\u2019s structurally sound and free of debris that could spark a sudden fire.&nbsp;<\/p>\n\n\n\n<p>\u201cI\u2019m looking for waves in the roofline, discoloration that gives me an idea of how old the roof may be, and at the chimney \u2014 is it deteriorated or falling apart?\u201d says Palmer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-5-outdated-or-unsafe-electrical-systems\"><strong>5. Outdated or unsafe electrical systems<\/strong><\/h2>\n\n\n\n<p>Older homes are especially susceptible to wiring and electrical systems that just no longer work with modern appliances. Fire is a real risk when putting strain on tired circuits or when knob and tube or aluminum wiring is present.<\/p>\n\n\n\n<p>Homes with faulty wiring or otherwise unsafe electrical might need to be fully replaced, likely even before moving in. When structural issues, water damage, pests, electrical, or roof problems pop up, there could be even more going on beneath the surface.&nbsp;<\/p>\n\n\n\n<p>\u201cIt\u2019s like a string on a sweater: you start going down that rabbit hole and things could start to get more and more expensive,\u201d says Palmer. \u201cOne of these things could be just the first sign of further damage.\u201d&nbsp;<\/p>\n\n\n\n<p>With an <a href=\"https:\/\/www.redfin.com\/blog\/inspection-contingency\/\" data-wpel-link=\"exclude\">inspection contingency<\/a> in place, buyers have the option to walk away if the issues seem too overwhelming or expensive. Otherwise, <a href=\"https:\/\/www.redfin.com\/blog\/negotiating-after-home-inspection\/\" data-wpel-link=\"exclude\">negotiating<\/a> credits or a price reduction with the seller is a way to hang on to the deal without too much loss out-of-pocket \u2014 or as a last resort, buying the home anyway knowing there will be more money invested into repairs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-faqs-about-home-inspection-red-flags\"><strong>FAQs about home inspection red flags<\/strong><\/h2>\n\n\n\n<p class=\"has-ast-global-color-4-background-color has-background\"><strong>What would be considered a structural red flag?<\/strong><br \/>Structural red flags could look like large foundation cracks, sagging or uneven floors, bowing walls, shifting chimneys, or doors and windows that don\u2019t sit well in their frames.
