Builder incentives, mortgage-rate buydowns, and cash toward closing costs have also made new builds more enticing, especially as the <a href=\"https:\/\/www.redfin.com\/news\/aging-housing-inventory\/\" data-wpel-link=\"exclude\">gap in sale price<\/a> between new construction and older homes starts to close.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Many buyers think that investing in new construction means they\u2019re moving into a home with zero problems. But \u201cnew\u201d doesn\u2019t necessarily mean \u201cperfect\u201d \u2014 something that new build homeowners may discover if they opt to skip a new construction home inspection, whether buying a <a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\" data-wpel-link=\"exclude\">house in Washington, DC<\/a> or<a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\" data-wpel-link=\"exclude\"> Dallas, TX<\/a>.<\/p>\n\n\n\n<h2 id=\"h-is-a-home-inspection-needed-for-new-construction\" class=\"wp-block-heading\"><strong>Is a home inspection needed for new construction?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Yes, almost always. When you buy a pre-owned home, it\u2019s practically a given that the buyer will get a <a href=\"https:\/\/www.redfin.com\/blog\/home-inspection\/\" data-wpel-link=\"exclude\">home inspection<\/a>. With new construction, many buyers assume that municipal building inspections or builder warranties make an additional inspection unnecessary \u2014 but what it comes down to is builder goals vs buyer expectations.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cBuilders are under a lot of pressure to deliver as many houses as they can, as fast as they can, to fulfill their financial obligations with their shareholders,\u201d says Fred Rodrigues, owner and inspector at <a href=\"https:\/\/www.damngoodinspection.com\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\">Damngood Inspection<\/a> in <a href=\"https:\/\/www.redfin.com\/state\/Florida\" data-wpel-link=\"exclude\">South\/Central Florida<\/a>. \u201cThe builders\u2019 goals are to deliver the house as fast and as efficiently as possible; the expectation buyers have is that what you are buying is a great quality product.\u201d<\/p>\n\n\n\n<h2 id=\"h-when-to-schedule-a-home-inspection-for-new-construction\" class=\"wp-block-heading\"><strong>When to schedule a home inspection for new construction<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">When you\u2019re getting an inspection on a new construction home, there are a few key timing points to keep in mind: depending on whether you\u2019re building and <a href=\"https:\/\/www.redfin.com\/blog\/buying-a-new-construction-home\/\" data-wpel-link=\"exclude\">buying a new construction home<\/a>, or closing on a newly completed <a href=\"https:\/\/www.redfin.com\/blog\/spec-house\/\" data-wpel-link=\"exclude\">spec house<\/a>.<\/p>\n\n\n\n<h3 id=\"h-1-from-the-ground-up\" class=\"wp-block-heading\"><strong>1. Buying a finished \u201cspec house\u201d<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If the home is already built or nearly done, schedule an inspection before closing.
