Here\u2019s what sellers can expect when staging an occupied home, whether it\u2019s a <\/span>home in Phoenix, AZ<\/span><\/a> or a <\/span>townhouse in Seattle, WA<\/span><\/a>.<\/span><\/p>\n

Megan Morris, owner and founder of <\/span>MHM Professional Staging<\/span><\/a>, explains, \u201cDoes this living room need just a couch, coffee table, and accent chair, or two couches, two accent chairs? There are some rooms so big you need two complete sitting areas with two large rugs and possibly a table in between.\u201d<\/span><\/p>\n

Nouneh says the approach \u201cshould be guided by the property’s target buyer, price point, and local <\/span>housing market<\/span><\/a>.\u201d Ask potential stagers which rooms they recommend prioritizing and what’s included in the quote. This can help you compare proposals based on the actual scope of work rather than price alone.<\/span><\/p>\n

4. Property access can shape the staging plan<\/span><\/h2>\n

Furniture has to make it into the home, and some properties take more time and labor to stage than others.<\/span><\/p>\n

\u201cGoing up stairs and loading into an elevator can double the amount of time needed,\u201d Morris says. A multi-story home may require furniture to be carried up several flights of stairs. Condos and apartments can introduce other considerations, including elevator reservations, loading areas, building rules, and limited delivery windows.<\/span><\/p>\n

These details are easy to overlook when budgeting, so ask whether access challenges could result in additional labor or delivery charges.<\/span><\/p>\n
