In light of Veteran\u2019s Day this Friday, we wanted to debunk some of the myths around VA loans, and also share some tips for veterans on how to make a competitive offer on a house using a VA loan. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are actually quite a few advantages to accepting a VA loan as a home seller, including:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">VA loans often require less paperwork<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">They are backed by a government guarantee<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">They have the same closing time frame as any other traditional loan<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">There is often no down payment required<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The have relaxed credit requirements<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Flexible DTI (debt-to-income) ratios<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Here are 8\u00a0things veterans can\u00a0do to make their VA loan offers more competitive and more likely to be chosen by a seller:<\/span><\/p>\n<ol>\n<li><span style=\"font-weight: 400;\"><strong> Always include a pre-approval letter with your purchase offer<\/strong>. This shows the seller that you have good credit and won&#8217;t have any trouble getting a\u00a0loan. <\/span><\/li>\n<li><span style=\"font-weight: 400;\"><strong> Write a letter to the seller explaining why you want to live in their house.<\/strong> If this is your first chance at homeownership and you\u2019re getting ready to start a family, tell the seller! If you just love the property and can envision yourself living there and taking wonderful care of it, tell them that. This is your chance to win the sellers over by letting them learn a little bit more about you. <\/span><\/li>\n<li><strong>Consider offering a larger amount of <a href=\"https:\/\/www.redfin.com\/definition\/earnest-money\" data-wpel-link=\"exclude\">earnest money<\/a><\/strong><span style=\"font-weight: 400;\"><strong>.<\/strong> Offering more than the typical 1 percent of the sales price in earnest money is often accepted as part of the VA loan process and shows that you\u2019re a serious buyer and will not cancel for any contingency other than the house can\u2019t pass inspection or that you, the buyer, can\u2019t qualify for financing. If you do cancel, this earnest money will likely be forfeited to the seller.<\/span><\/li>\n<li><span style=\"font-weight: 400;\"><strong> Waive certain contingencies that will make your offer more appealing.<\/strong> I wouldn\u2019t recommend waiving the appraisal, inspection or financing contingencies, but talk to your agent about which ones are fine to waive. <\/span><\/li>\n<li><strong> Make sure the home you put in an offer on is move-in ready and satisfies the <a href=\"https:\/\/www.veteransunited.com\/valoans\/understanding-the-vas-minimum-property-requirements\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\">VA\u2019s Minimum Property Requirements<\/a> (MPRs). <\/strong><\/li>\n<li><span style=\"font-weight: 400;\"><strong> Search for homes that are in good condition.<\/strong> You can utilize <\/span><a href=\"https:\/\/www.veteransunited.com\/realestate\/14-va-appraisal-basics-for-agents\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\"><span style=\"font-weight: 400;\">this guideline<\/span><\/a><span style=\"font-weight: 400;\"> to better understand VA appraisal guidelines. <\/span><\/li>\n<li><span style=\"font-weight: 400;\"><strong> Ask for a disclosure statement, which will document any known defects to the home.<\/strong> This will provide you some protection from things like termites, renovations made without permits, appliance malfunctions, etc. <\/span><\/li>\n<li><span style=\"font-weight: 400;\"><strong> Work with a VA lender.<\/strong> You can find one by visiting <\/span><a href=\"http:\/\/www.benefit.va.gov\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\"><span style=\"font-weight: 400;\">www.benefit.va.gov<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">If you\u2019re a veteran and want to talk to an agent about using a VA loan, please reach out below.
