But 2020 has brought plenty of new questions about what will become the new normal. If you\u2019ve been thinking about buying before the pandemic, you\u2019re probably trying to figure out if right now is the right time \u2013 because of travel limitations, job security, home inventory, or all of the above.<\/span><\/p>\n<p><span style=\"font-weight: 300;\">While we don\u2019t have a crystal ball, we do know that buyers nationwide are still searching for and making offers on homes. Median listing prices have <\/span><a href=\"https:\/\/www.redfin.com\/blog\/coronavirus-housing-market-impact\/\" data-wpel-link=\"exclude\"><span style=\"font-weight: 300;\">dropped by $21,000<\/span><\/a><span style=\"font-weight: 300;\"> since mid-March, and with <\/span><a href=\"https:\/\/www.redfin.com\/blog\/how-to-tour-houses-during-coronavirus\/\" data-wpel-link=\"exclude\"><span style=\"font-weight: 300;\">new ways to tour homes virtually<\/span><\/a><span style=\"font-weight: 300;\">, some buyers are getting their offers accepted on hot properties that would otherwise prompt a bidding war.<\/span><\/p>\n<p><span style=\"font-weight: 300;\">But the question remains: what are the risks and rewards of <a href=\"https:\/\/www.redfin.com\/guides\/benefits-of-buying-a-home\" data-wpel-link=\"exclude\">buying a home<\/a> during a pandemic? We interviewed 22 Redfin homebuyers in cities across the country to figure that out, and the results were quite insightful.<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"wp-image-68703 aligncenter\" src=\"https:\/\/www.redfin.com\/blog\/wp-content\/uploads\/2020\/04\/2016-05-13_fullsize_Ashburn-1024x683.jpg\" alt=\"Brick home being sold during the coronavirus pandemic. As <\/span><a href=\"https:\/\/www.redfin.com\/blog\/virtual-home-tours-increase-amid-coronavirus\/\" data-wpel-link=\"exclude\"><span style=\"font-weight: 300;\">video-chat home tours skyrocket<\/span><\/a><span style=\"font-weight: 300;\">, many buyers have been able to determine which homes they\u2019re serious about and which they\u2019re not much faster and more easily. Some buyers have even made offers contingent upon seeing the home in person, and others have had their offers accepted without leaving their current home \u2013 saying they\u2019ll be able to get a better home at a lower price if they move forward now.<\/span><\/p>\n<p><span style=\"font-weight: 300;\">\u201cA [virtual tour] takes the pictures and puts the house together, like a puzzle. One house we really liked, and then we saw it through a <\/span><a href=\"https:\/\/www.redfin.com\/guides\/live-video-chat-tours\" data-wpel-link=\"exclude\"><span style=\"font-weight: 300;\">video-chat tour<\/span><\/a><span style=\"font-weight: 300;\"> and we realized we would really hate it based on the layout.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 300;\">&#8211; Homebuyer, <\/span><a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\" data-wpel-link=\"exclude\"><span style=\"font-weight: 300;\">Phoenix AZ<\/span><\/a><\/p>\n<p><span style=\"font-weight: 300;\">When offers were made and accepted, it has still been possible to complete financing and closing needs remotely. Since so much of our daily life is now virtual \u2013 and Redfin offers electronic closings on qualified transactions, though not available in all locations \u2013 this is expected by those involved. But the majority of buyers preferred to have their agent available to walk through the paperwork for closing, even if over a phone or video call.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">More than ever, homebuyers are relying on expert advice from their agents<\/span><\/h2>\n<p><span style=\"font-weight: 300;\">Homebuyers are now working with their agents to get even more guidance on what to do next at every step of the <a href=\"https:\/\/www.redfin.com\/guides\/home-buying-process\" data-wpel-link=\"exclude\">homebuying process<\/a>. With the housing market changing rapidly, there\u2019s a greater need for the most up-to-date information on the <\/span><a href=\"https:\/\/www.redfin.com\/us-housing-market\" data-wpel-link=\"exclude\"><span style=\"font-weight: 300;\">US Housing Market<\/span><\/a><span style=\"font-weight: 300;\"> conditions and trusted opinions on how to interpret them. Redfin Agents have been frequently checking in with their buyers, providing the most recent listings and explaining strategies on how to take advantage of the local real estate market.<\/span><\/p>\n<p><span style=\"font-weight: 300;\">Those buyers making offers in competitive areas have also been able to find success coming in at lower price points than they might otherwise \u2013 with calculated agent help. Some home sellers seem to want to speed up the offer review process and accept the first good offer when normally they\u2019d wait several days to see the highest offer come through. This has been an advantage for qualified buyers, who may have an easier time getting their offer accepted.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Individual circumstances matter, so trust your gut.<\/span><\/h2>\n<p><span style=\"font-weight: 300;\">Redfin Agents will always let their clients know when they have a good deal and when they should walk away.
