People only want to pay for the days they&#8217;re actually living in a rental property.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Prorated rent can help. Instead of paying an entire month&#8217;s rent, you only pay a fraction of it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The word <\/span><i><span style=\"font-weight: 400;\">prorated<\/span><\/i><span style=\"font-weight: 400;\"> comes from the Latin term <\/span><i><span style=\"font-weight: 400;\">pro rata<\/span><\/i><span style=\"font-weight: 400;\">, which means &#8220;in proportion.&#8221; Prorated rent is the amount of rent you owe in proportion to the amount of time you&#8217;ll spend living in the property.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Prorated rent usually applies to your first or last month, but only if you won&#8217;t be living in the property the entire month. If you plan on living there the whole month, you won&#8217;t need to worry about asking a landlord to prorate your rent.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This concept can apply to almost any property that requires a <a href=\"https:\/\/www.redfin.com\/guides\/difference-between-lease-and-rent-agreement\" target=\"_blank\" rel=\"noopener\" data-wpel-link=\"exclude\">rental or lease agreement<\/a>. Prorated rent can factor into the leases of apartments, condos, houses, and anything in between.<\/span><\/p>\n<h2><b>Is prorated rent considered normal?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Prorated rent is common practice in the renting world, but the law usually doesn&#8217;t require it. Some landlords will automatically lower your rent based on your move-in or move-out date. But other landlords will charge the full rent no matter when you move in.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Landlords may refuse to prorate your rent, even after you formally request it. This can put you in a costly spot, but landlords have the right to charge the entire month&#8217;s rent if their property is in an area that doesn&#8217;t legally require prorated rent.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">To find out whether prorated rent is a legal requirement where you live, check the landlord-tenant laws in your state or local area. This information is usually available online for anyone to access.<\/span><\/p>\n<h3><b>Check your lease or ask your landlord (in writing)<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">If possible, bring any prorated rent questions to the landlord before you sign the lease agreement. If you have the lease in front of you, see if it already includes information about prorated rent.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you don&#8217;t have the agreement yet and want to move in after the billing cycle starts, ask the landlord whether they plan to prorate rent or not. You fall in love with a $1,500\/month unit and submit your <\/span><a href=\"https:\/\/www.redfin.com\/blog\/apartment-applications\/\" target=\"_blank\" rel=\"noopener\" data-wpel-link=\"exclude\"><span style=\"font-weight: 400;\">apartment application<\/span><\/a><span style=\"font-weight: 400;\">. The billing cycle starts on the first of the month, but you don&#8217;t want to move in until March 22.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If the landlord agrees, how will they calculate prorated rent? They usually stick to one of three common methods:<\/span><\/p>\n<h3><b>1. Calculate by days in a month<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Many landlords simply divide the total monthly rent by the number of days in that month.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">How to calculate rent this way:<\/span><\/p>\n<p style=\"text-align: center;\"><b>$1,500<\/b><span style=\"font-weight: 400;\"> (monthly rent) \/ <\/span><b>31<\/b><span style=\"font-weight: 400;\"> (days in the move-in month) = <\/span><b>$48.39<\/b><span style=\"font-weight: 400;\"> rent per day<\/span><\/p>\n<p style=\"text-align: center;\"><span style=\"font-weight: 400;\">March 22 (move-in date) = <\/span><b>10 days<\/b><span style=\"font-weight: 400;\"> of occupancy<\/span><\/p>\n<p style=\"text-align: center;\"><b>$48.39<\/b><span style=\"font-weight: 400;\"> (daily rent) X <\/span><b>10<\/b><span style=\"font-weight: 400;\"> (days) = <\/span><b>$483.90 prorated rent<\/b><span style=\"font-weight: 400;\"> for the first month<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You&#8217;ll always divide by either 30 or 31 days with this method, unless your move-in or move-out date is in February. Calculate by days in a &#8220;banker&#8217;s month&#8221;<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">A banker&#8217;s month is always 30 days, regardless of how many days are in the current month.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You&#8217;ll either break even or pay a few dollars more in daily rent if your landlord uses banker&#8217;s months. You\u2019ll only pay less in February.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">How to calculate rent this way:<\/span><\/p>\n<p style=\"text-align: center;\"><b>$1,500<\/b><span style=\"font-weight: 400;\"> (monthly rent) \/ <\/span><b>30<\/b><span style=\"font-weight: 400;\"> (days in a banker&#8217;s month) = <\/span><b>$50<\/b><span style=\"font-weight: 400;\"> rent per day<\/span><\/p>\n<p style=\"text-align: center;\"><span style=\"font-weight: 400;\">March 22 (move-in date) = <\/span><b>10 days<\/b><span style=\"font-weight: 400;\"> of occupancy<\/span><\/p>\n<p style=\"text-align: center;\"><b>$50<\/b><span style=\"font-weight: 400;\"> (daily rent) X <\/span><b>10<\/b><span style=\"font-weight: 400;\"> (days) = <\/span><b>$500 prorated rent<\/b><span style=\"font-weight: 400;\"> for the first month<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Since March has 31 days, you&#8217;ll pay a little more if your landlord calculates rent with banker&#8217;s months. About $16 more, in this case.<\/span><\/p>\n<h3><b>3. Calculate by days in a year<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">This method attaches the same daily rent to every day of the year, no matter what month it&#8217;s in. There&#8217;s one extra step here: finding the total amount of rent payments for the entire year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">How to calculate rent this way:<\/span><\/p>\n<p style=\"text-align: center;\"><b>$1,500<\/b><span style=\"font-weight: 400;\"> (monthly rent) X <\/span><b>12 <\/b><span style=\"font-weight: 400;\">(months in a year) = <\/span><b>$18,000<\/b><span style=\"font-weight: 400;\"> total yearly rent<\/span><\/p>\n<p style=\"text-align: center;\"><b>$18,000<\/b><span style=\"font-weight: 400;\"> \/ <\/span><b>365<\/b><span style=\"font-weight: 400;\"> (days in move-in year) = <\/span><b>$49.32<\/b><span style=\"font-weight: 400;\"> rent per day<\/span><\/p>\n<p style=\"text-align: center;\"><span style=\"font-weight: 400;\">March 22 (move-in date) = <\/span><b>10 days<\/b><span style=\"font-weight: 400;\"> of occupancy<\/span><\/p>\n<p style=\"text-align: center;\"><b>$49.32<\/b><span style=\"font-weight: 400;\"> (daily rent) X <\/span><b>10<\/b><span style=\"font-weight: 400;\"> (days) = <\/span><b>$493.20<\/b><span style=\"font-weight: 400;\"> prorated rent for the first month<\/span><\/p>\n<p><span style=\"font-weight: 400;\">During a leap year, divide your annual rent by 366 instead of 365 to get your daily rent rate.<\/span><\/p>\n<h2><b>What to do if a landlord won&#8217;t prorate your rent<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">You scouted the perfect <\/span><a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\/apartments-for-rent\" target=\"_blank\" rel=\"noopener\" data-wpel-link=\"exclude\"><span style=\"font-weight: 400;\">apartment in Tampa, FL<\/span><\/a><span style=\"font-weight: 400;\"> and asked the landlord if they&#8217;d prorate the rent. But they said no.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If prorating isn&#8217;t in the lease agreement (or required by law where you live), your options may be limited:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">If you haven&#8217;t signed an agreement yet, you have the freedom to back out and find a landlord who will prorate rent.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">If you&#8217;ve already signed the agreement, you probably won&#8217;t want to <a href=\"https:\/\/www.redfin.com\/guides\/how-to-break-a-lease\" target=\"_blank\" rel=\"noopener\" data-wpel-link=\"exclude\">break the lease<\/a>. Early termination fees can amount to several months&#8217; rent, which would outweigh any money you&#8217;d save through prorated rent.
