That trend reversed as prices and rates skyrocketed in late 2022, but now the market is balancing out, which Redfin expects to continue for the foreseeable future.&#8221;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Today, <\/span><a href=\"https:\/\/www.redfin.com\/news\/income-needed-to-buy-home-declines\/\" data-wpel-link=\"exclude\"><span style=\"font-weight: 400;\">affordability is improving<\/span><\/a><span style=\"font-weight: 400;\"> in all but the most competitive markets, as house prices rise more slowly than incomes. Homebuilders <\/span><a href=\"https:\/\/www.nytimes.com\/2022\/07\/14\/upshot\/housing-shortage-us.html\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\"><span style=\"font-weight: 400;\">haven\u2019t been as active<\/span><\/a><span style=\"font-weight: 400;\"> in coastal hubs due to strict zoning laws and more expensive land, making it less appealing to build housing and contributing to a shortage. <\/span><a href=\"https:\/\/inequality.umich.edu\/rich-cities-broke-neighbors\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\"><span style=\"font-weight: 400;\">Wealth concentration<\/span><\/a><span style=\"font-weight: 400;\"> has also played a role.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Recently, though, some of the most expensive cities have seen outsized affordability gains. San Jose (-6.7 ppts) is leading the way, followed by Chicago (-6.1 ppts), Miami (-4.7 ppts), and Seattle (-4.6 ppts). Affordability is improving primarily because <\/span><a href=\"https:\/\/mynorthwest.com\/money\/seattle-homebuyers\/4242408\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\"><span style=\"font-weight: 400;\">more sellers are listing<\/span><\/a><span style=\"font-weight: 400;\"> their homes than buyers are buying, boosting inventory. Homeownership is still out of reach for most people, but the cost gap is beginning to narrow. <\/span><\/p>\n<h2><b>Why is housing so expensive?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">There are three primary factors behind today\u2019s high house prices:<\/span><\/p>\n<ol>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Limited housing supply<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Strict zoning laws<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Investor market share<\/span><\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">While zoning laws and investor market share play a role in today\u2019s house prices, the largest driver is a chronic inventory shortage. There aren\u2019t enough homes for people who want them, and not enough homebuilding to meet demand.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This pattern <\/span><a href=\"https:\/\/www.nytimes.com\/2024\/08\/22\/briefing\/us-housing-crisis.html\" data-wpel-link=\"external\" target=\"_blank\" rel=\"external noopener noreferrer\"><span style=\"font-weight: 400;\">began<\/span><\/a><span style=\"font-weight: 400;\"> during the Great Recession and was exacerbated during the pandemic <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-records-2021\/\" data-wpel-link=\"exclude\"><span style=\"font-weight: 400;\">homebuying frenzy<\/span><\/a><span style=\"font-weight: 400;\">, when homebuyers capitalized on ultra-low mortgage rates.
