They may include residential and commercial units, but on paper, they\u2019re most similar to condos. If you\u2019re looking at a single-family home or townhouse and it\u2019s listed as a \u201ccondominium,\u201d then it\u2019s most likely a PUD.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">What\u2019s the difference between a PUD and an HOA?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">A PUD and HOA may seem similar, but are different.\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>A <\/b><a href=\"https:\/\/www.redfin.com\/blog\/what-is-an-hoa\/\" data-wpel-link=\"exclude\"><b>homeowner\u2019s association (HOA)<\/b><\/a> <span style=\"font-weight: 400;\">is an organization that oversees rules and regulations in a neighborhood or group of condos or townhomes. You pay HOA fees each month to cover the cost of certain maintenance and amenities.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>A PUD<\/b><span style=\"font-weight: 400;\"> includes ownership of a \u201clot,\u201d with common areas either owned by a homeowner\u2019s association or collectively by all invested parties. This may give you more freedom and a sense of ownership.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Convenient:<\/b><span style=\"font-weight: 400;\"> Many PUDs have private roads, parks or trails, private amenities, and sometimes even stores or cafes nearby.\u00a0<\/span><\/li>\n<\/ul>\n<h3><span style=\"font-weight: 400;\">Cons of owning a PUD<\/span><\/h3>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>HOA fees and rules: <\/b><span style=\"font-weight: 400;\">There may be higher monthly dues, so it\u2019s important to include them in your monthly budget. Additionally, the HOA\u2019s rules may dictate what you can and cannot do with your property.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Less privacy: <\/b><span style=\"font-weight: 400;\">Homes are often close together, with less space between properties compared to other condos or single-family homes.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Additional challenges to sell:<\/b><span style=\"font-weight: 400;\"> Not everyone is interested in a PUD, which may make it more difficult to sell.\u00a0<\/span><\/li>\n<\/ul>\n<h2><span style=\"font-weight: 400;\">What to know before buying a PUD<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Planned unit developments come with rules and regulations set by the HOA. You\u2019ll want to ask about these before buying so you know exactly what you can and can\u2019t do with your property. Before making an offer, your <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\" data-wpel-link=\"exclude\"><span style=\"font-weight: 400;\">real estate agent<\/span><\/a><span style=\"font-weight: 400;\"> may advise you to meet with the HOA president and review recent HOA meeting notes to understand how the association makes decisions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Mortgage lenders review a loan for a home in a PUD the same way as they would a condo.
