In 2015, it will be all about compromise. There are finally more houses for sale, and affordability is once again buyers&#8217; top concern. They may give up on living in the trendiest ZIP code, but they won&#8217;t sacrifice convenience. As a result, the neighborhoods that are going to be the most popular this year aren\u2019t suburban, \u00a0but they aren&#8217;t quite urban either; they&#8217;re in a sweet spot where affordability and convenience overlap.<\/p>\n<p>After two years of neighborhood predictions, we&#8217;ve got the hang of this. Of the 10 neighborhoods <a href=\"https:\/\/redfin.com\/blog\/2014\/01\/top-neighborhoods-of-2014.html\">we predicted would be hot<\/a> last year, eight were. Our 2015 predictions are based on a similar methodology: We looked at which ones had the biggest increase in page views and Favorites on <a href=\"https:\/\/redfin.com\/blog\/\">Redfin.com<\/a>, as well as the prevalence of Redfin <a href=\"https:\/\/redfin.com\/blog\/2014\/06\/redfin-hot-homes.html\">Hot Homes<\/a> in each neighborhood. We then asked our local Redfin agents in every market for their on-the-ground insights, and together we came up with the 10 hottest neighborhoods of 2015, as well as the five hottest neighborhoods in each of 27 metro areas.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2015\/01\/Redfin-Hottest-neighborhoods-2015.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"aligncenter size-large wp-image-17778\" style=\"width: 520px;height: 390px\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2015\/01\/Redfin-Hottest-neighborhoods-2015.jpg\" alt=\"Hottest-neighborhoods_1280x960\" width=\"520\" height=\"390\" \/><\/a><\/p>\n<p>This trend toward neighborhoods of compromise is a shift from the past two years, when the hottest neighborhoods tended to be more urban, more expensive and home to the most coveted schools. For example, hipster havens like Highland Park in Los Angeles and The Mission in San Francisco <a href=\"https:\/\/redfin.com\/blog\/2013\/01\/hottest-neighborhoods-2013.html\">topped the list in 2013<\/a>. In 2014, <a href=\"https:\/\/redfin.com\/blog\/2014\/01\/top-neighborhoods-of-2014.html\">our predictions<\/a> that exclusive Upper Chevy Chase in Washington, DC, and historic Humboldt Park in Chicago would be hot <a href=\"https:\/\/redfin.com\/blog\/2014\/08\/hot-or-not-hottest-neighborhoods-2014.html\">came true<\/a>. But buyers this year are focused on value. In our <a href=\"https:\/\/redfin.com\/research\/reports\/real-time-market-sentiment\">recent homebuyer survey<\/a>, affordability was ranked as the biggest obstacle to owning a home for the first time since early 2012. Affordable inventory <a href=\"https:\/\/redfin.com\/blog\/2014\/09\/in-2014-plenty-more-homes-for-sale-that-you-probably-cant-afford-2.html\">remained low<\/a> throughout most of 2014, so homebuyers have to look a bit further afield to find the perfect home without sacrificing the conveniences of being close to an urban center.<\/p>\n<p>&#8220;Many homebuyers have recoiled from the dramatic increase in house prices in urban centers posted over the past three years,&#8221; said Redfin Chief Economist Nela Richardson. &#8220;They are now searching for more affordable places farther out.
