At the current pace of demand, there are only 3.5 months of home inventory left. Six months of inventory is considered a balanced market. June was also the fastest market we\u2019ve ever seen, with median days on market falling to 26, breaking the record of 27 days set in June of 2013.<br \/>\nDespite high buyer demand and low inventory, price growth is still moderate at 5.1 percent year over year in June. But cities like Denver, Los Angeles, Miami and San Francisco are bringing up the average with double-digit year-over-year price increases.<br \/>\n&nbsp;<br \/>\n<img decoding=\"async\" class=\"aligncenter size-full wp-image-22277\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/07\/market-tracker-june-2015-months-of-supply.png\" alt=\"market-tracker-june-2015-months-of-supply\" width=\"672\" height=\"381\" \/><br \/>\n<img decoding=\"async\" class=\"aligncenter size-full wp-image-22279\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/07\/market-tracker-june-2015-decline-in-inventory.png\" alt=\"market-tracker-june-2015-decline-in-inventory\" width=\"672\" height=\"380\" \/><br \/>\nNot surprisingly, competition was high in June, with 23 percent of homes sold over asking price, up 2 percentage points year over year, and edging closer to the record high of 27.4 percent seen in June of 2013.<br \/>\n&nbsp;<br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-22278\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/07\/market-tracker-june-2015-sold-above-list.png\" alt=\"market-tracker-june-2015-sold-above-list\" width=\"672\" height=\"380\" \/><br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-22276\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/07\/market-tracker-june-2015-median-home-sale-price.png\" alt=\"market-tracker-june-2015-median-home-sale-price\" width=\"672\" height=\"380\" \/><\/p>\n<h3>Other June Highlights<\/h3>\n<h4>Prices<\/h4>\n<ul>\n<li>The median sale price in <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">San Francisco<\/a> fell 2.8% month over month \u00a0to $1,070,000. \u00a0Year over year, prices were up 16.3%, the highest increase of any metro area.<\/li>\n<li>Prices in <a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Denver<\/a> continued to soar 14.8% year over year to $325,000. July was the eighth consecutive month of year-over-year price growth above 10%.<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/1073\/MD\/Baltimore\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Baltimore<\/a> saw prices fall year over year for the third straight month. The median sale price fell 5.7% to $267,000 in June. \u00a0Price declines were widespread in the Baltimore area, with the only exception being Howard County, where prices increased by 5%.<\/li>\n<li>In addition to <a href=\"https:\/\/redfin.com\/city\/1073\/MD\/Baltimore\/home-prices\">Baltimore<\/a>, only two other markets saw year-over-year price declines, <a href=\"https:\/\/redfin.com\/county\/2004\/NY\/Westchester-County\/home-prices#!v=8&amp;sst=&amp;region_id=2004&amp;region_type=5&amp;market=newyork\" target=\"_blank\" rel=\"noopener noreferrer\">Hudson Valley, NY<\/a> and <a href=\"https:\/\/redfin.com\/city\/34945\/HI\/Honolulu\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Honolulu<\/a>, down 5.3% and 4% respectively. <a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Washington D.C.<\/a> prices were flat in June compared to last year.<\/li>\n<\/ul>\n<h4>Sales<\/h4>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">San Jose<\/a> saw the largest year-over-year drop in sales on record going back to 1998, falling by 50.7% since last year, despite 13.5% year-over-year inventory growth. San Jose also saw the biggest slowdown in median days on market to 33 from 13 last year. With price increases of 13.7%, we think buyers are reaching the limits of what they\u2019re willing to pay.<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/17149\/VA\/Richmond\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Richmond, VA<\/a> led all other markets in year-over-year sales growth, with a massive increase of 35.4% over last June. <a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\/home-prices\">Boston<\/a> had the highest increase from May to June at 49.3%.<\/li>\n<li>The housing market also remained strong in <a href=\"https:\/\/redfin.com\/city\/13415\/TN\/Nashville\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Nashville<\/a>, where sales increased 28.8% over last year to 3,450.<\/li>\n<\/ul>\n<h4>Competition and Speed<\/h4>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Denver<\/a> remained the fastest market with half of all new listings selling in 6 days or less, followed by <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Seattle<\/a> (9), <a href=\"https:\/\/redfin.com\/city\/30772\/OR\/Portland\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Portland<\/a> (10), <a href=\"https:\/\/redfin.com\/city\/9417\/NE\/Omaha\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Omaha<\/a> (11), and <a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Boston<\/a> (11).<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/13415\/TN\/Nashville\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Nashville<\/a> (-2.7 months of supply), <a href=\"https:\/\/redfin.com\/city\/8907\/FL\/Jacksonville\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Jacksonville<\/a> (-2.6), and <a href=\"https:\/\/redfin.com\/city\/17887\/WA\/Tacoma\" target=\"_blank\" rel=\"noopener noreferrer\">Tacoma, WA<\/a> (-2.3) saw the biggest decreases in supply, while <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Oakland<\/a> and <a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Denver<\/a> had the lowest supply overall with only 1.5 and 1.6 months of supply at the end of June.<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/6904\/CA\/Fresno\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Fresno<\/a> has seen the biggest increase in competition in 2015. \u00a021.5% of homes sold above list in June, up from near-zero (0.6%) last year. \u00a0Median days on market dropped to 22 from 28, and sales were up 25%.<\/li>\n<\/ul>\n<h4>New Listings<\/h4>\n<ul>\n<li><a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">Boston<\/a> had the largest surge of listings with 11,710 properties coming on the market in June, up 28.9% over last year, followed by <a href=\"https:\/\/redfin.com\/city\/16657\/TX\/San-Antonio\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">San Antonio, TX<\/a> (27.8%), and <a href=\"https:\/\/redfin.com\/city\/15935\/CA\/Riverside\" target=\"_blank\" rel=\"noopener noreferrer\">Riverside-San Bernardino<\/a> (26.7%).<\/li>\n<li><a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\/home-prices\" target=\"_blank\" rel=\"noopener noreferrer\">San Francisco<\/a> listings declined 10.6% from June
