Home sales remained strong with an increase of 13.4 percent over last July, and price growth jumped to 5.8 percent year over year, up from 4.6 percent in June. New listings were up 8.1 percent.<br \/>\n<span style=\"font-weight: 400;\">Sales and price growth were right in line with what the Redfin Demand Index <\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/07\/july.html\"><span style=\"font-weight: 400;\">forecasted last month<\/span><\/a><span style=\"font-weight: 400;\"> for the 15 metro areas it tracks.<\/span><br \/>\n&nbsp;<br \/>\n<img decoding=\"async\" class=\"aligncenter size-full wp-image-22429\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2015\/08\/redfin-median-sale-price-july-2015.png\" alt=\"redfin-median-sale-price-july-2015\" width=\"672\" height=\"384\" \/><br \/>\n<span style=\"font-weight: 400;\">Amid the competition this year, more buyers have been willing to make concessions in order to win their bid on a home. In July, 12.7 percent of Redfin offers waived inspection contingencies, up from 8.6 percent a year ago, while 15.3 percent waived financing contingencies, up from 11.5 percent. \u00a0Furthermore, 15.2 percent of Redfin customers submitted offers with price escalation clauses, more than in any prior month since Redfin launched <\/span><a href=\"https:\/\/redfin.com\/blog\/2013\/02\/redfin_publishes_thousands_of_real-time_insights_on_what_it_takes_to_win_a_bidding_war.html\"><span style=\"font-weight: 400;\">Offer Insights<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><br \/>\n&nbsp;<br \/>\n<img decoding=\"async\" class=\"aligncenter size-full wp-image-22433\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/08\/redfin-bidding-strategies-july-20151.png\" alt=\"redfin-bidding-strategies-july-2015\" width=\"672\" height=\"384\" \/><br \/>\n<span style=\"font-weight: 400;\">Competition continued to be extremely heated in San Francisco, San Jose, Oakland, Seattle and Denver. The typical home in San Francisco sold for 8.7 percent above the listing price. \u00a0<\/span><br \/>\n&nbsp;<br \/>\n<a href=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/08\/redfin-average-sale-to-list-ratio-july-2015.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-22431\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/08\/redfin-average-sale-to-list-ratio-july-2015.png\" alt=\"redfin-average-sale-to-list-ratio-july-2015\" width=\"673\" height=\"481\" \/><\/a> <img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-22430\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/08\/redfin-months-of-supply-july-2015.png\" alt=\"redfin-months-of-supply-july-2015\" width=\"672\" height=\"385\" \/><br \/>\n<span style=\"font-weight: 400;\">While the market overall in July did not differ greatly from June, a small month-over-month drop in new listings (-2.3%), sales (-2.2%), and an increase in median days on market (+1) signal the start of a cooling housing market. \u00a0We expect a normal seasonal transition away from the peak of buying and selling activity seen in June and July, and a gradual easing of competition heading into fall and winter.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Other July Highlights<\/span><\/h3>\n<h4>Prices<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Price growth in San Francisco and San Jose outpaced every other metro area. \u00a0The median sale price in San Francisco was $1.05 million, up 18.6% over last year. In San Jose the median sale price was up 14.1% to $855,000. \u00a0Prices were flat vs. June.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Price growth has been accelerating in Las Vegas, where the median sale price jumped 11.5% year over year to $205,000, the first double-digit price increase this year<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Prices fell from a year earlier in Washington, D.C. (-0.3% to $379,000), Memphis (-1.4% to $155,000), Allentown, PA (-4% to $182,500), and Tulsa, OK (-4.4% to $153,000).<\/span><\/li>\n<\/ul>\n<h4>Sales<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Due to continually strained inventory, San Francisco was the only metropolitan area that saw a year-over-year decline in home sales, which fell 8.9%. \u00a0Austin saw the lowest growth at 3.9%.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Richmond, VA (29.7%), Wilmington, DE (27.7%), and San Antonio, TX (27.7%) saw the largest year-over-year increases in home sales.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Nashville home sales growth continued to be strong, up 17.6% year over year, fueled in part by a boom in new condominiums and townhomes. \u00a0Sales of single-family residences were up 1.1% over last July, while sales of multifamily units exploded by 166.3%.<\/span><\/li>\n<\/ul>\n<h4>Competition<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Denver was the fastest market in July with half of all homes selling in six days or less, followed by Seattle at nine days.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Houston had the highest percentage of cash offers reported by Redfin agents, with 17.2% of customers offering all-cash deals, followed by 16.7% in Raleigh-Durham.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">43.2% of homes in Louisville sold in two weeks or less, a 42.5 percentage point increase over last July.<\/span><\/li>\n<\/ul>\n<h4>Supply<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Seattle continued to see its lowest recorded supply of homes at just 1.4 months, steady from June and 0.8 months lower than last year.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Indianapolis had the largest monthly decline in the number of homes for sale, down 6.2% after sales leapt 10.7% over last year and new listings declined by 8.2%.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Louisville (-39.5%) and Jacksonville, FL (-32.5%), had the largest year-over-year drops in inventory. \u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Denver saw a 6.8% year-over-year increase in the number of homes for sale, the first growth since October
