Twenty-seven of 67 metros tracked by Redfin had fewer transactions, including hot markets like Seattle, Denver, Austin, Miami and Dallas.<br \/>\n<span style=\"font-weight: 400;\">When compared to September, sales slowed everywhere last month but in San Francisco, Buffalo, Allentown and Miami.<\/span><br \/>\n<span style=\"font-weight: 400;\">Nationwide, the median sale price rose 6 percent in October, consistent with year-over-year gains posted in the past four months.\u00a0<\/span><br \/>\nThe sharp downturn in transactions was more than a typical seasonal slowdown, but it&#8217;s not yet apparent why it happened. A shortage of homes for sale, rain in parts of the country, and new federal rules on closings all might have played a part. Nationwide, inventory fell 4.3 percent from a year ago. The number of new listings grew at their slowest pace since since May, up 3.5 percent from a year ago.<br \/>\n&nbsp;<br \/>\n<a href=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/11\/National-change-in-median-price.png\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-23024\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/11\/National-change-in-median-price.png\" alt=\"National change in median price\" width=\"668\" height=\"401\" \/><\/a><br \/>\n<span style=\"font-weight: 400;\">Despite the sales slowdown, more buyers made concessions to persuade sellers to accept their purchase offers. In addition, nearly 16 percent of Redfin offers waived inspection contingencies in October, up from 8.8 percent a year ago, and 10.5 percent waived financing contingencies, up from 7.6 percent. \u00a0<\/span><br \/>\n&nbsp;<br \/>\n<a href=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/11\/bids.png\"><img decoding=\"async\" class=\"alignnone size-full wp-image-23025\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/11\/bids.png\" alt=\"bids\" width=\"750\" height=\"420\" \/><\/a><\/p>\n<h3><span style=\"font-weight: 400;\">Other October Highlights<\/span><\/h3>\n<h4>Prices<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Eleven metros continued their double digit, year-over-year growth in October. <a href=\"https:\/\/redfin.com\/city\/34945\/HI\/Honolulu\/real-estate\">Honolulu<\/a> (22.9%), <a href=\"https:\/\/redfin.com\/city\/12742\/FL\/North-Port\/\">North Port, FL<\/a> (16.9%), \u00a0and <\/span><a href=\"https:\/\/redfin.com\/city\/6173\/FL\/Fort-Lauderdale\/real-estate#!market=florida&amp;region_id=6173&amp;region_type=6\"><span style=\"font-weight: 400;\">Fort Lauderdale<\/span><\/a><span style=\"font-weight: 400;\"> (14.7%) \u00a0saw the biggest increases. A handful of cities had flat or declining appreciation from a year ago, namely <a href=\"https:\/\/redfin.com\/city\/3879\/OH\/Cincinnati\/\">Cincinnati<\/a>, <a href=\"https:\/\/redfin.com\/city\/35765\/OK\/Tulsa\/\">Tulsa<\/a>, <a href=\"https:\/\/redfin.com\/city\/1073\/MD\/Baltimore\/\">Baltimore<\/a>, <a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\/\">Washington, D.C.<\/a>, <a href=\"https:\/\/redfin.com\/city\/9170\/IN\/Indianapolis\/\">Indianapolis<\/a>, <a href=\"https:\/\/redfin.com\/city\/2832\/NY\/Buffalo\/\">Buffalo<\/a>, <a href=\"https:\/\/redfin.com\/city\/12260\/TN\/Memphis\/\">Memphis<\/a> and <a href=\"https:\/\/redfin.com\/city\/15272\/RI\/Providence\/\">Providence, RI<\/a>.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">In <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\/\">San Francisco<\/a>, where a typical home sells for $1.05 million, 23.3% of sellers dropped their price, up 14.4% from the month before. Price drops also surged in <a href=\"https:\/\/redfin.com\/city\/245\/NY\/Albany\/\">Albany, NY<\/a>, increasing to 25.8% from 9.7% in September.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The median asking price increased the most in <a href=\"https:\/\/redfin.com\/city\/16409\/CA\/Sacramento\/\">Sacramento<\/a>, up 16.1% from September, to $499,900, and up 20.5% from a year ago.<\/span><\/li>\n<\/ul>\n<h4>Sales<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Only four metros \u2013 <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\/\">San Francisco<\/a> (12.4%), <a href=\"https:\/\/redfin.com\/city\/2832\/NY\/Buffalo\/\">Buffalo<\/a> (4.0%), <a href=\"https:\/\/redfin.com\/neighborhood\/156414\/PA\/Pittsburgh\/Allentown\/\">Allentown<\/a> (2.9%), and <a href=\"https:\/\/redfin.com\/city\/11458\/FL\/Miami\/\">Miami<\/a> (0.6%)&#8211;had an increase in sales compared to September.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/17149\/VA\/Richmond\/\">Richmond, VA<\/a>, had the highest sales growth, up 23.0% from last year. \u00a0<a href=\"https:\/\/redfin.com\/city\/16657\/TX\/San-Antonio\/\">San Antonio<\/a> came in a close second, with 15.8% more homes sold than last year. San Antonio has posted the longest streak of double digit-growth, at 11 months. \u00a0<\/span><\/li>\n<\/ul>\n<h4>Competition<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/\">Denver<\/a> was the fastest market in October, with half of all homes selling in 12 days or less, compared to 11 days in September.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Outside of the Bay Area, where homes typically fetch more than asking price, <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\/\">Seattle<\/a>, <a href=\"https:\/\/redfin.com\/city\/30772\/OR\/Portland\/\">Portland<\/a>, <a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/\">Denve<\/a>r and <a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\/\">L.A.<\/a> were the most competitive metros. In all four markets, sellers got 98% or more of their asking price.<\/span><\/li>\n<\/ul>\n<h4>Supply<\/h4>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Supply remained extremely low in <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland<\/a> (1.3 months of supply), <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\/\">Seattle<\/a> (1.5 months), and <a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/\">Denver<\/a> (1.9 months).<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Sixteen cities added inventory last month, with <a href=\"https:\/\/redfin.com\/city\/19459\/AZ\/Tucson\/\">Tucson<\/a> (14.7%), <a href=\"https:\/\/redfin.com\/city\/14240\/AZ\/Phoenix\/\">Phoenix<\/a> (12.6%), and <a href=\"https:\/\/redfin.com\/city\/4664\/OH\/Columbus\/\">Columbus, OH<\/a>, (12.0%) posting the biggest gains. \u00a0\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/redfin.com\/city\/8903\/TX\/Houston\/\">Houston<\/a> had the biggest year-over-year increase in inventory for a second month, up 33.7% in October.
