In a survey of 900 Redfin agents across the country conducted last month, only 6 percent believed sellers held all the power, down from 36 percent in the first quarter.<br \/>\nPerhaps even more significant, the number of Redfin agents saying sellers and buyers have equal power is the highest recorded since we first asked agents in the fourth quarter of 2013. Twenty-eight percent of agents surveyed said there is an equal balance of power in their market, up from 12 percent in the first quarter.<br \/>\n<a href=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/12\/Balance-of-power-Q4-2015-agent-survey-1.png\"><img fetchpriority=\"high\" decoding=\"async\" class=\"aligncenter size-full wp-image-23135\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/12\/Balance-of-power-Q4-2015-agent-survey-1.png\" alt=\"Balance of power Q4 2015 agent survey (1)\" width=\"672\" height=\"432\" \/><\/a><br \/>\n<span style=\"font-weight: 400\">\u201cYou wouldn\u2019t know that the balance of power in the market is shifting by just looking at prices and inventory,\u201d Redfin San Diego agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/jordan-clarke\"><span style=\"font-weight: 400\">Jordan Clarke<\/span><\/a><span style=\"font-weight: 400\"> said. \u201cHowever, buyers\u2019 attitudes are changing dramatically. There are more bidding wars now than there were this time last year, but more homes aren\u2019t selling for above asking price. Once the price gets too high buyers just walk away.\u201d<\/span><br \/>\nSixty-five percent of offers written by Redfin agents in San Diego faced bidding wars in October, up from 49 percent a year earlier. Yet the average sale-to-list price ratio remained virtually unchanged at 97 percent, which means most sellers are not getting their full asking price. A similar trend is occurring in Los Angeles, Fort Lauderdale and Denver among several other major metros. Buyer demand remains high, but it isn\u2019t resulting in a windfall for sellers.<br \/>\nAs buyers push back, the share of Redfin agents who think now is a good time to sell has fallen to 58 percent, the lowest level recorded by Redfin in three years.<br \/>\n\u201cSellers tend to look backward, while buyers mostly look ahead,\u201d Redfin Chief Economist Nela Richardson said. \u201cAs a result, more than a quarter of home sellers had to drop their prices in October. However, seller expectations will eventually come down to what buyers are demanding. It\u2019s still a good time to sell, but just may not be as lucrative as many sellers hope.\u201d<br \/>\n<a href=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/12\/Good-time-to-sell-Q4-2015-agent-survey-2.png\"><img decoding=\"async\" class=\"aligncenter size-full wp-image-23136\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/12\/Good-time-to-sell-Q4-2015-agent-survey-2.png\" alt=\"Good time to sell - Q4 2015 agent survey (2)\" width=\"672\" height=\"450\" \/><\/a><\/p>\n<h3>Redfin agents tell sellers what buyers really want<\/h3>\n<p><span style=\"font-weight: 400\">As the balance of power in the market shifts, using the proper strategy is crucial for sellers to get a quick and successful sale. Here\u2019s what our agents had to say: <\/span><\/p>\n<ul>\n<li><b><\/b><b>85% of agents surveyed said staging can improve a home\u2019s chances of selling.<\/b><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">\u201cStaging is absolutely worth it. It can cost a few hundred dollars if you use your own furniture, or several thousand if you need to furnish an entire home. Staged homes sell faster and for more money.\u201d &#8212; <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/carie-cox\"><span style=\"font-weight: 400\">Carie Cox<\/span><\/a><span style=\"font-weight: 400\">, Redfin agent in Chicago.<\/span><\/p>\n<ul>\n<li><b>One in four agents said buyers want an open floor plan.<\/b><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">\u201cThere\u2019s high demand for homes with historic charm that also have a modern, open floor plan. You don\u2019t need a fully renovated home to bring in buyers; just knocking down a wall to open up the living space will really make your property stand out.\u201d &#8212; <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/adam-heater\"><span style=\"font-weight: 400\">Adam Heater<\/span><\/a><span style=\"font-weight: 400\">, Redfin agent in Northwest Seattle.<\/span><\/p>\n<ul>\n<li><b><\/b><b>35% of agents said millennials are looking for a short commute.<\/b><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">\u201cIt\u2019s more expensive to <\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/12\/transit-score-2016.html\"><span style=\"font-weight: 400\">live near transit<\/span><\/a><span style=\"font-weight: 400\">. But most buyers, especially my millennial clients, think it\u2019s worth the additional cost. If your home is in a neighborhood with a high Transit or Walk Score, it\u2019s essential to highlight that to buyers.\u201d &#8212; <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/steven-centrella\"><span style=\"font-weight: 400\">Steve Centrella<\/span><\/a><span style=\"font-weight: 400\">, Redfin agent in Washington, D.C.<\/span><\/p>\n<ul>\n<li><b><\/b><b>57% of agents said sellers have an unrealistic expectation of their home\u2019s value.<\/b><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">\u201cThe key to selling your home quickly and for the most money is <\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/11\/how-should-you-price-your-home.html\"><span style=\"font-weight: 400\">pricing it correctly<\/span><\/a><span style=\"font-weight: 400\"> on the first try. Demand is still very strong, but buyers just won\u2019t show up if you set your price too high.
