This week: News on home sales and construction, we have a surprise for\u00a0<\/span>Marty McFly<\/span><\/a>, and a bug-infested ballroom.<\/span><\/p>\n

Seven candidates walk into a housing\u00a0summit<\/h2>\n

Do they talk about housing? <\/span>A little (see below)<\/span>. The <\/span>J. Ronald Terwilliger <\/span><\/a>Foundation <\/span>for Housing America\u2019s Families invited presidential candidates to<\/span>\u00a0New Hampshire last week to coax them\u00a0into a conversation about rental affordability and homeownership. <\/span>
\nLindsey Graham, Martin O\u2019Malley, Chris Christie, Mike Huckabee, George Pataki, Jim Gilmore and Rand Paul RSVPed.\u00a0<\/span>
\nPolitically, the housing-industrial complex (which includes us homeowners and renters) is plagued by a multitude of problems and a lack of focus.\u00a0There’s no single \u201chousing market\u201d, no unified \u201chousing industry\u201d, no one canon of \u201chousing law\u201d. \u201cHousing policy\u201d might refer to building codes and bus routes or Wall Street bankers and\u00a0Chinese investors.\u00a0<\/span>
\nSo what?<\/strong>\u00a0If we don’t agree on what the problem is, we can’t fix it.\u00a0Do we want lower rents? More <\/span>homeownership<\/span><\/a>? Easier borrowing? All of the above?<\/span>
\nThat\u2019s a big\u00a0reason you don\u2019t hear national candidates talk much about housing, even though it looms large in our economy and our lives.<\/span>
\n\u201cIt\u2019s not the sexiest issue in the world,\u201d said Christie, a Republican and governor of New Jersey.<\/span>
\nIt’s also complicated.<\/strong> Overheard after the event:<\/span><\/p>\n

\n

Aide:<\/strong> \u201cI had no idea what you were talking about.\u201d\u00a0Presidential candidate:<\/strong> \u201cNeither did I.\u201d<\/p>\n<\/blockquote>\n

Housers will get another crack at shaping the political conversation Jan. 20, when the <\/span>National Association of Homebuilders<\/span><\/a> and National Journal host a candidate\u00a0forum in Las Vegas: \u00a0<\/span>\u201cBuilding Opportunity: Solutions for the American Dream<\/span>.\u201d <\/span><\/p>\n

Meanwhile, keep an eye on this<\/h2>\n

With the federal budget in chronic disarray, more people are calling out the inequities of tax breaks for homeowners.
\n\u201cToo much of the benefit in housing goes to people who have a lot of money,\u201d Christie said. A lot of people agree.<\/span>
\nTake\u00a0<\/span>pricey <\/span>Redwood City,<\/span><\/a> Calif., where more than half of residents take the mortgage interest deduction, for an average benefit of $22,500, according to economist <\/span>Ike Brannon<\/a>.\u00a0<\/span>Across the country, in humble\u00a0<\/span>Rochester<\/span><\/a>, N.H., only about a fifth of people use the tax break, for an average saving of $9,800.<\/span>
\nThe mortgage interest deduction used to be political taboo. Not anymore.<\/p>\n

So? What did the candidates say?<\/h2>\n

Graham <\/strong>(Republican):\u00a0<\/strong>\u00a0The South Carolina senator grew up in a room behind a bar. When the family moved\u00a0to a\u00a0mobile home, “my mom cried like a baby…. That house to her and us was a mansion. I get it when it comes to homeownership and all the things that flow from it.”<\/span>
\n<\/span>
\nO’Malley<\/strong>\u00a0(Democrat): The former Maryland governor wants to preserve the government’s role in funneling mortgages to homebuyers. “It\u00a0would be a mistake to turn Fannie and Freddie over to the geniuses on Wall Street,” he said. Congress should fix the agencies, not “auction them off.”\u00a0<\/span>
\nHuckabee<\/strong>\u00a0(Republican): The former Arkansas governor wants to cut regulation to make affordable housing cheaper and more plentiful.
\nChristie:<\/strong> He dislikes regulation, too, and talked about the links between\u00a0substandard\u00a0housing and health and education. “It’s\u00a0one of the really ugly undersides of American society. W<\/span>e don\u2019t want to talk about it.”<\/span>
\nPataki\u00a0<\/strong>(Republican): The\u00a0onetime New York governor wants\u00a0government out of\u00a0the mortgage business. “What we should be doing is strengthening our economy. M<\/span>iddle-class Americans aren\u2019t seeing their wages go up.”<\/span>
\nPaul <\/strong>(Republican): The Kentucky Senator stuck to his small-government roots, saying housing subsidies should go only to the neediest.
\nGilmore <\/strong>(Republican):\u00a0Less\u00a0regulation would create more jobs, which would lift homeownership and affordability, the former Virginia governor said.
\nTrump<\/strong> (Republican):\u00a0There only in spirit.
\n\"Trump<\/a><\/p>\n

Etc. <\/span><\/h2>\n

\u201cHome equity is back, baby!\u201d<\/b> And so are <\/span>cash-out refis<\/span><\/a>, says FirstAmerican. Hmmm.<\/span>
\nThe rent is too $%#^ high.<\/b> But it can\u2019t stay that way. <\/span>Apartment execs<\/span><\/a> are starting to think their incredible run of rent hikes might be peaking.<\/span>
\nRemember the housing crisis?<\/b> Seven years later, the\u00a0mortgage system\u00a0\u201cremains the great unfinished business of financial reform,\u201d said Treasury VIP\u00a0<\/span>Antonio Weiss<\/span><\/a>. It\u2019s not obvious to a lot of buyers and sellers, but the tubes and wires that make the housing market run are still in need a serious overhaul. (Geek factor: High)<\/span>
