Sales were flat, up just 0.9 percent, with low inventory, down 4.7 percent, largely to blame. While this has become the norm for several hot West Coast markets, Charleston, SC and Memphis, TN also made the list, with year-over-year price increases of 11 percent and 12.3 percent, respectively.<\/span><br \/>\n<span style=\"font-weight: 400\">Redfin\u2019s South Carolina market manager Jim Brown explains Charleston\u2019s home-price bump by pointing to the many new job opportunities created by <\/span><a href=\"http:\/\/boeing.mediaroom.com\/2014-07-30-Boeing-to-Assemble-787-10-Dreamliner-in-South-Carolina\"><span style=\"font-weight: 400\">Boeing\u2019s decision<\/span><\/a><span style=\"font-weight: 400\"> to assemble the 787-10 Dreamliner exclusively in Charleston. A large increase in workers, coupled with Charleston\u2019s abnormally low inventory, created a perfect storm for hikes in home prices, which were up 9.6 percent month over month in November.<\/span><br \/>\n<span style=\"font-weight: 400\">In Memphis, where prices were up 8.1 percent from October, \u201cwe\u2019re seeing an influx of millennials moving to town, and this new pool of homebuyers is creating more and more competition,\u201d said Redfin agent Karen Walker. \u201cMillennials are attracted to Memphis by plentiful job opportunities, affordable homes and a <\/span><a href=\"http:\/\/www.cbsnews.com\/pictures\/10-cheapest-places-to-live-in-the-us\/2\/\"><span style=\"font-weight: 400\">low cost of living <\/span><\/a><span style=\"font-weight: 400\">compared to other big cities.\u201d<\/span><br \/>\n<a href=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/12\/MSP.png\"><img decoding=\"async\" class=\"alignnone size-full wp-image-23223\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/12\/MSP.png\" alt=\"MSP\" width=\"750\" height=\"450\" \/><\/a><br \/>\n<span style=\"font-weight: 400\">Across Redfin markets, new for-sale listings rose 8.4 percent, the largest year-over-year increase since April, providing some hope for a pickup in inventory over the next few months. \u00a0Months of supply increased for the fourth month to 4.2, up from a low of 2.8 in June. The national housing market is still about two months shy of a balanced market between buyers and sellers.<\/span><br \/>\n<span style=\"font-weight: 400\">The typical home sat on the market 38 days, seven fewer than the same time last year.<\/span><br \/>\n<a href=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/12\/MOS.png\"><img decoding=\"async\" class=\"alignnone size-full wp-image-23225\" src=\"https:\/\/redfin.com\/blog\/wp-content\/uploads\/2015\/12\/MOS.png\" alt=\"MOS\" width=\"751\" height=\"450\" \/><\/a><\/p>\n<h3>Other November Highlights<\/h3>\n<h3>Prices<\/h3>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">The median sale price in <a href=\"https:\/\/redfin.com\/city\/3478\/SC\/Charleston\" target=\"_blank\" rel=\"noopener noreferrer\">Charleston<\/a>, SC climbed 9.6% from October, posting the biggest gains of any market. \u00a0Year over year, prices were up 11%. \u00a0Several other southeastern US cities also saw double-digit year-over-year price growth, including <a href=\"https:\/\/redfin.com\/city\/12260\/TN\/Memphis\" target=\"_blank\" rel=\"noopener noreferrer\">Memphis<\/a> (12.3%), <a href=\"https:\/\/redfin.com\/city\/6173\/FL\/Fort-Lauderdale\" target=\"_blank\" rel=\"noopener noreferrer\">Fort Lauderdale<\/a> (12.7%), and <a href=\"https:\/\/redfin.com\/city\/17149\/VA\/Richmond\" target=\"_blank\" rel=\"noopener noreferrer\">Richmond<\/a>, VA (10.5%).<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Prices in <a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\" target=\"_blank\" rel=\"noopener noreferrer\">Denver<\/a> continue to soar, up 12.1% to $310,000. November was Denver\u2019s fourteenth consecutive month of year-over-year price growth above 10%.<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Only seven of \u00a069 metros saw year-over-year price declines in November. In <a href=\"https:\/\/redfin.com\/city\/4145\/OH\/Cleveland\" target=\"_blank\" rel=\"noopener noreferrer\">Cleveland<\/a> prices fell by 6.0% to $117,500 in November, the largest decline of the month. \u00a0Two other Ohio cities, <a href=\"https:\/\/redfin.com\/city\/5413\/OH\/Dayton\" target=\"_blank\" rel=\"noopener noreferrer\">Dayton<\/a> (-2.5%) and <a href=\"https:\/\/redfin.com\/city\/244\/OH\/Akron\" target=\"_blank\" rel=\"noopener noreferrer\">Akron<\/a> (1.1%), also posted year-over-year declines. \u00a0Hudson Valley, NY (-2.7%), <a href=\"https:\/\/redfin.com\/city\/16162\/NY\/Rochester\">Rochester<\/a>, NY (-2.3%), <a href=\"https:\/\/redfin.com\/city\/514\/PA\/Allentown-Lehigh-County-PA\">Allentown<\/a>, PA (-2.2%) \u00a0and <a href=\"https:\/\/redfin.com\/city\/1073\/MD\/Baltimore\">Baltimore<\/a> (-1.3%) rounded out the handful of metros where prices dropped in November.<\/span><\/li>\n<\/ul>\n<h3>Sales<\/h3>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Sales were down at least 10% month over month in every metro in November, a typical year-end trend. Thirty-three cities experienced a decrease in sales compared to a year ago. <a href=\"https:\/\/redfin.com\/city\/30818\/TX\/Austin\">Austin<\/a>, TX and Rochester, NY had the biggest drop in sales compared to last year, down 9.8% for both cities. November was also the second month of sales declines in Austin, a big reversal from the three straight months of sale growth of 8 percent or more this summer.<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">The largest year-over-year increases in home sales were in <a href=\"https:\/\/redfin.com\/city\/2832\/NY\/Buffalo\">Buffalo<\/a> (26.7%), Hudson Valley (18.2%) and <a href=\"https:\/\/redfin.com\/city\/15272\/RI\/Providence\">Providence<\/a>, RI (14.7%)<\/span><\/li>\n<\/ul>\n<h3>Competition and Speed<\/h3>\n<ul>\n<li style=\"font-weight: 400\"><a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/home-prices\"><span style=\"font-weight: 400\">Denver<\/span><\/a><span style=\"font-weight: 400\"> remained the fastest market with half of all new listings selling in 2 weeks or less, followed closely by <a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland\">Oakland<\/a>, CA and <a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle\">Seattle<\/a> where the typical home sold in 16 days.<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Eighteen markets, bucked the usual seasonal slowdown, and actually sped up from October to November. \u00a0In vacation destinations Miami and Fort Lauderdale, the typical home sold 10 days faster than last month and 21 days faster than last year.<\/span><\/li>\n<\/ul>\n<h3>Homes For Sale<\/h3>\n<ul>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">New listings dropped substantially year over year only in <a href=\"https:\/\/redfin.com\/city\/12262\/KY\/Louisville\">Louisville<\/a> (-8%), Seattle (-4.9%) \u00a0and Memphis (-2.8%). \u00a0In Seattle there were 38.7% fewer homes on the market than a year earlier but sales were down just 1% year-over-year<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Only <a href=\"https:\/\/redfin.com\/city\/12742\/FL\/North-Port\">North Port<\/a>, FL saw listings increase from October. \u00a0Fort Lauderdale had the largest surge of new listings with 1,412 properties coming on the market in November compared to last year, \u00a0a 39% increase, followed by Buffalo (25.6%) and Allentown (24.9%).<\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Denver and <a href=\"https:\/\/redfin.com\/city\/8903\/TX\/Houston\">Houston<\/a> had the largest increase in total homes for sale compared to last year, inventory was up 38.8% and 34.5% in these metros, respectively. <\/span><\/li>\n<li style=\"font-weight: 400\"><span style=\"font-weight: 400\">Four metros had less than 2 months of supply including Oakland (1.2), Seattle (1.5), <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco\">San Francisco<\/a> (1.8) and <a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose\">San Jose<\/a>
