Ten years ago, home prices across the nation were ascendant and <\/span>Chicago was no exception. For a hot second all seemed well \u2013 until the worst financial crisis since the Great Depression.<\/p>\n

By most accounts, the housing market in Chicago has largely recovered. No, it\u2019s not perfect \u2013 price growth is slow compared other cities tracked by<\/span> S&P\/Case-Shiller<\/span><\/a>,<\/span> foreclosure rates<\/span><\/a> for Chicagoland counties aren\u2019t great (Illinois is fifth-worst in the nation) and disparity in home prices and quality from<\/span> neighborhood<\/span><\/a> to<\/span> neighborhood<\/span><\/a> is still distressing. <\/span><\/p>\n

On the other hand, there are positives: inventory is<\/span> ticking up<\/span><\/a>,<\/span> builders are building<\/span><\/a> and foreign investment is at an<\/span> all-time high<\/span><\/a>.\u00a0<\/span>We\u2019ve gone from an unqualified disaster to a mixed bag. So if you bought in one of the trendy neighborhoods in and around the Loop in 2006, where would your investment be?<\/span><\/p>\n

In River North and Streeterville, buyers are substantially ahead. Because housing prices didn\u2019t trough until 2011, buying in early 2006 wasn\u2019t a disaster at all. In the Gold Coast, early 2006 buyers have at least got a positive return. <\/span><\/p>\n

The Loop hasn\u2019t recovered, despite<\/span> reports<\/span><\/a> of it becoming a more desirable place to live. For current buyers, the lower prices might appeal. Perhaps the neighborhood was just substantially overvalued at the beginning of 2006 and is now priced more appropriately.<\/span><\/p>\n

And the South Loop, the center of so much building frenzy and enthusiasm during the bubble, has mostly recovered. While there\u2019s nothing inspiring in the Sloop\u2019s recovery, that hasn\u2019t stopped a<\/span> second wave<\/span><\/a> of<\/span> enthusiastic construction<\/span><\/a>. Only this time, builders are focusing as much on rentals as condos \u2013 a shift from the earlier frenzy.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
