Chris Christie summed it up when he <\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/10\/presidential-candidates-dont-talk-about-the-housing-market-heres-one-reason-why.html#.VkJC4rNViko\"><span style=\"font-weight: 400\">said<\/span><\/a><span style=\"font-weight: 400\"> housing \u201cisn\u2019t the sexiest issue in the world.\u201d <\/span><span style=\"font-weight: 400\"><br \/>\n<\/span><span style=\"font-weight: 400\"><br \/>\n<\/span><span style=\"font-weight: 400\">Maybe not, but it\u2019s one of the most important. Housing accounts for about <\/span><a href=\"https:\/\/www.nahb.org\/en\/research\/housing-economics\/housings-economic-impact\/housings-contribution-to-gross-domestic-product-gdp.aspx\"><span style=\"font-weight: 400\">18 percent <\/span><\/a><span style=\"font-weight: 400\">of our economy and homeownership remains one of the most effective ways for Americans to build <\/span><a href=\"http:\/\/www.jchs.harvard.edu\/sites\/jchs.harvard.edu\/files\/hbtl-06.pdf\"><span style=\"font-weight: 400\">wealth<\/span><\/a><span style=\"font-weight: 400\">. A healthy real estate market is key to a virtuous cycle that creates jobs and stimulates consumer spending. And when things go wrong, housing can push the economy and people\u2019s lives to the brink.<\/span><br \/>\n<span style=\"font-weight: 400\">Are you listening, candidates? You\u2019re welcome.<\/span><\/p>\n<figure id=\"media-44013\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/02\/PresidentialQuestions2016_list.jpg\" alt=\"presidential candidates and housing\" \/><\/figure>\n<h3>Affordability<\/h3>\n<p><span style=\"font-weight: 400\">Home prices are <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/01\/december-national-housing-market-tracker.html\"><span style=\"font-weight: 400\">too high<\/span><\/a><span style=\"font-weight: 400\"> in job centers such as San Francisco, Seattle and Boston, forcing <\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/11\/the-unsexy-san-francisco-housing-vote-no-ones-talking-about-fannie-and-freddie-buzz-is-back.html\"><span style=\"font-weight: 400\">teachers <\/span><\/a><span style=\"font-weight: 400\">and other middle-class workers to flee. When people can\u2019t afford to live where the jobs are, the <\/span><a href=\"https:\/\/www.whitehouse.gov\/sites\/default\/files\/page\/files\/20151120_barriers_shared_growth_land_use_regulation_and_economic_rents.pdf\"><span style=\"font-weight: 400\">whole economy suffers<\/span><\/a><span style=\"font-weight: 400\">.<\/span><\/p>\n<ul>\n<li><i><span style=\"font-weight: 400\"><strong>Question<\/strong>: What will you do to make sure Americans can afford to live where they work?<\/span><\/i><\/li>\n<\/ul>\n<h3>Getting a Mortgage<\/h3>\n<p><span style=\"font-weight: 400\">Too many people can\u2019t get home loans, even when they have jobs and pay their bills. We\u2019re using outdated measures of creditworthiness that are locking first-time buyers and people of color <\/span><a href=\"http:\/\/www.dsnews.com\/news\/10-28-2015\/homeownership-is-the-key-to-wealth-building-middle-class\"><span style=\"font-weight: 400\">out of the housing market<\/span><\/a><span style=\"font-weight: 400\">.<\/span><\/p>\n<ul>\n<li><i><span style=\"font-weight: 400\"><strong>Question<\/strong>: How would you make mortgages available to more credit-worthy borrowers?<\/span><\/i><\/li>\n<\/ul>\n<h3>Homeownership<\/h3>\n<p><span style=\"font-weight: 400\">The share of Americans who own homes is near a 30-year low after peaking in 2004. As the <\/span><a href=\"http:\/\/www.census.gov\/housing\/hvs\/files\/currenthvspress.pdf\"><span style=\"font-weight: 400\">homeownership rate<\/span><\/a><span style=\"font-weight: 400\"> declines, so does the ability of the middle class to build wealth. <\/span><\/p>\n<ul>\n<li><i><span style=\"font-weight: 400\"><strong>Question<\/strong>: Is the homeownership rate too low, too high or just right? Why?<\/span><\/i><\/li>\n<\/ul>\n<h3>Tax Breaks<\/h3>\n<p><span style=\"font-weight: 400\">The mortgage interest tax deduction is unfair. Homeowners will get an estimated <\/span><a href=\"https:\/\/www.jct.gov\/publications.html?func=startdown&amp;id=4857\"><span style=\"font-weight: 400\">$77 billion<\/span><\/a><span style=\"font-weight: 400\"> in mortgage tax breaks this year, most of it going to the wealthy. In 2016, households earning between $40,000 and $50,000 will get a <\/span><a href=\"http:\/\/www.taxpolicycenter.org\/UploadedPDF\/2000542-options-to-reform-the-deduction-for-home-mortgage-interest.pdf\"><span style=\"font-weight: 400\">$528 mortgage tax break<\/span><\/a><span style=\"font-weight: 400\">. People earning $1 million or more will collect $8,835.<\/span><\/p>\n<ul>\n<li><i><span style=\"font-weight: 400\"><strong>Question<\/strong>: Why should taxpayers continue to subsidize luxury home purchases?<\/span><\/i><\/li>\n<\/ul>\n<h3>Shelter Poverty<\/h3>\n<p><span style=\"font-weight: 400\">Too many families spend more than <\/span><a href=\"http:\/\/factfinder.census.gov\/faces\/tableservices\/jsf\/pages\/productview.xhtml?pid=ACS_14_1YR_CP04&amp;prodType=table\"><span style=\"font-weight: 400\">a third<\/span><\/a><span style=\"font-weight: 400\"> of their income on housing. On most low-cost rentals, affordability sunsets as tax credits or other subsidies expire. The value of the property goes up and we\u2019re back to too few units and too much need.<\/span><\/p>\n<ul>\n<li><i><span style=\"font-weight: 400\"><strong>Question<\/strong>: How would you make tax-subsidized, low-cost rental housing permanent?<\/span><\/i><\/li>\n<\/ul>\n<h3>Fannie and Freddie<\/h3>\n<p><span style=\"font-weight: 400\">Taxpayers are on the hook for nearly <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/01\/nine-years-after-home-prices-started-falling-here-are-nine-measures-of-how-far-weve-come.html\"><span style=\"font-weight: 400\">74 percent<\/span><\/a><span style=\"font-weight: 400\"> of all mortgage dollars, a lot of them funneled through Fannie Mae and Freddie Mac, who pay investors if any loans go bad.
