{"id":44941,"date":"2016-02-18T05:00:49","date_gmt":"2016-02-18T13:00:49","guid":{"rendered":"https:\/\/redfindevelop.wpengine.com\/blog\/?p=44941"},"modified":"2020-10-05T16:22:55","modified_gmt":"2020-10-05T23:22:55","slug":"jan-san-francisco-housing-market-tracker","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/jan-san-francisco-housing-market-tracker\/","title":{"rendered":"San Francisco Home Sales Hit the Brakes; Russian Hill Hits $1.85 Million"},"content":{"rendered":"<p>San Francisco<span style=\"font-weight: 400;\"> sale prices jumped 16.4 percent in January from a year earlier to a median of more than $1.15 million even as home sales recorded a sharp 12.2 percent slowdown amid a shortage of properties for sale. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">There were 467 houses on the market at the end of last month, a slight improvement from the same time last year but not enough to satisfy buyer demand.\u00a0<\/span><span style=\"font-weight: 400;\">Typically, a six-month supply of homes signals a market balanced between buyers and sellers. San Francisco hasn\u2019t had even a two-month supply since March 2012. On average, homes took three weeks to go under contract in January.<\/span><\/p>\n<p>&nbsp;<\/p>\n<figure id=\"media-44984\" class=\"align-none\"><img decoding=\"async\" class=\"aligncenter\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/02\/Median-Sale-Price.png\" alt=\"San Francisco home prices\" \/><\/figure>\n<p>The city remained a seller\u2019s market, but buyers showed less appetite for bidding up prices to win a house. More than 63 percent of San Francisco homes sold for more than what <a href=\"https:\/\/redfin.com\/blog\/2016\/02\/home-sellers-shift-pricing-strategy-economy-remains-the-top-concern.html\">sellers<\/a> were asking, but that share has been shrinking and was at its lowest in a year.<\/p>\n<p>\u201cMost single-family homes do still sell above list price, but the condo market has started to slow down,\u201d Redfin agent <a href=\"https:\/\/redfin.com\/real-estate-agents\/mark-colwell\">Mark Colwell<\/a> said. \u201cMany buyers have just reached their limit and certain property types, like one-bedroom condos for example, may be approaching a ceiling. Those types of listings are seeing fewer multiple offers.\u201d<\/p>\n<figure id=\"media-44985\" class=\"align-none\"><img decoding=\"async\" class=\"aligncenter\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/02\/Home-Sales.png\" alt=\"San Francisco housing market\" \/><\/figure>\n<h3>Bay Area<\/h3>\n<p><span style=\"font-weight: 400;\">Across the greater Bay Area, the median sale price rose 6.5 percent year over year to $960,000. Sales slowed nearly 2 percent compared to a year earlier. <\/span><\/p>\n<h3>Hot Neighborhoods<\/h3>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/2352\/CA\/San-Francisco\/Russian-Hill\"><span style=\"font-weight: 400;\">Russian Hill<\/span><\/a><span style=\"font-weight: 400;\"> was the city\u2019s most expensive neighborhood last month, with a median sale price of $1.85 million, up 2.8 percent from a year earlier. Pacific Heights ($1.80 million), Lower Haight ($1.73 million) and Noe Valley ($1.66 million) rounded out the priciest communities.<\/span><\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/10316\/CA\/San-Francisco\/Ashbury-Heights\/filter#!region_id=10316&amp;region_type=1&amp;market=sanfrancisco\"><span style=\"font-weight: 400;\">Ashbury Heights<\/span><\/a><span style=\"font-weight: 400;\"> fell from first place to fifth as supply plummeted and only six homes sold. The median sale price was $1.52 million in January and the neighborhood had only three homes listed for sale at the end of the month. Despite its lower ranking, Ashbury Heights still posted strong year-over-year price gains.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><a href=\"https:\/\/redfin.com\/neighborhood\/2702\/CA\/San-Francisco\/Tenderloin-San-Francisco-CA\/filter#!region_id=2702&amp;region_type=1&amp;market=sanfrancisco\"><span style=\"font-weight: 400;\">Tenderloin<\/span><\/a><span style=\"font-weight: 400;\"> remained the city\u2019s most affordable neighborhood, posting a median sale price of $507,500.
