They\u2019ve been falling all year and if history is any guide they might drop even more.<\/span><span style=\"font-weight: 400\"><br \/>\n<\/span><span style=\"font-weight: 400\"><br \/>\n<\/span><span style=\"font-weight: 400\">A year ago, the cost of a 30-year, fixed-rate mortgage averaged 3.80 percent, according to Freddie Mac\u2019s <\/span><a href=\"http:\/\/www.freddiemac.com\/pmms\/\"><span style=\"font-weight: 400\">weekly survey<\/span><\/a><span style=\"font-weight: 400\"> of lenders. Home loans today are also cheaper than they were in December, when the Federal Reserve raised its own short-term\u00a0<\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/12\/the-fed-rate-hike-wont-hurt-housing-heres-why.html\"><span style=\"font-weight: 400\">rates<\/span><\/a><span style=\"font-weight: 400\"> for the first time in almost a decade.<\/span><\/p>\n<figure id=\"media-45427\" class=\"align-center\">\n<figure style=\"width: 1272px\" class=\"wp-caption alignnone\"><img fetchpriority=\"high\" decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/02\/Rates-2016Feb25.png\" alt=\"mortgage rates\" width=\"1272\" height=\"750\" \/><figcaption class=\"wp-caption-text\">Source: Freddie Mac<\/figcaption><\/figure><br \/>\n<\/figure>\n<p><span style=\"font-weight: 400\">The market determines how much your home loan will cost, but a general rule of thumb is that mortgage rates move when 10-year Treasuries move. \u00a0And Treasuries have been <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/02\/mortgage-rates-looking-good-and-looking-even-better-soon.html\"><span style=\"font-weight: 400\">dropping fast<\/span><\/a><span style=\"font-weight: 400\"> as global investors pour their money into the safety of government bonds. Last month, sales were up 6.7 percent from a year ago. Prices were nearly 8 percent higher and properties were moving quickly, according to Redfin\u2019s <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/02\/national-market-tracker-january-2016.html\"><span style=\"font-weight: 400\">Market Tracker<\/span><\/a><span style=\"font-weight: 400\">.
