One way to forecast if a neighborhood will be hot is to follow the investors, who make it their job to find diamonds in the rough or discover the next hot neighborhood where they can buy low and sell high.<\/p>\n<p>So where did flippers fare the best in 2015? \u00a0As part of our <a href=\"https:\/\/redfin.com\/blog\/2016\/03\/whats-the-flipping-deal.html\">flipping report<\/a>, we analyzed neighborhoods in each market to see where house flippers walked away with the biggest gains in 2015. It\u2019s worth noting that gain does not equal profit as we do not know how much each flipper invested in renovations and updates, which can quickly eat away at gains in the home value. Several neighborhoods that made the list in our <a href=\"https:\/\/redfin.com\/blog\/2014\/06\/whats-up-with-the-flipping-market-2.html\">previous flipping report<\/a> landed at the top again.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/03\/FlippingDeal_list-2.jpg\" alt=\"FlippingDeal_list\" \/><\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/19850\/DC\/Washington-DC\/Petworth-Washington-DC\">Petworth<\/a> in Washington, D.C., ranked first again with an average gain of $337,000 per flip. The Washington, D.C. area featured prominently in the top 10. Flippers fared well in <a href=\"https:\/\/redfin.com\/neighborhood\/9562\/DC\/Washington-DC\/Brookland-Washington-DC\">Brookland <\/a>($290,000) and <a href=\"https:\/\/redfin.com\/neighborhood\/18375\/DC\/Washington-DC\/Brightwood-Washington-DC\">Brightwood<\/a> ($261,000) in the District and <a href=\"https:\/\/redfin.com\/neighborhood\/19906\/VA\/Alexandria\/Potomac-West\">Del Ray<\/a> in Alexandria, Va. ($255,000).<\/p>\n<p><span style=\"font-weight: 400\">Steve Centrella, an agent in Washington, D.C, said, \u201cThe golden ticket for developers in D.C. is Grandma\u2019s house, a tired home with solid bones and well-cared-for original elements available at a low price that can be refreshed with an updated look and modern finishes.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400\">But Centrella warns that buying a flip can be a buyer-beware situation. \u201cIf the home is quickly flipped by a novice renovator, you really need to look out for the \u2018lipstick on a pig\u2019 situation where the home has been freshened up, but the bones, utilities and roof could be hiding all sorts of unpleasant surprises.\u201d <\/span><\/p>\n<p><span style=\"font-weight: 400\"><a href=\"https:\/\/redfin.com\/neighborhood\/1790\/CA\/Los-Angeles\/Mount-Washington-Los-Angeles-CA\">Mount Washington<\/a> and <a href=\"https:\/\/redfin.com\/neighborhood\/1369\/CA\/Los-Angeles\/Ivanhoe-Silverlake\">Silver Lake<\/a> in Los Angeles nabbed the second and third spots with average gains of $312,000 and $307,000. <a href=\"https:\/\/redfin.com\/neighborhood\/9961\/CA\/Los-Angeles\/Los-Feliz\">Los Feliz<\/a> in Los Angeles came in at number 10.<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u201cIt\u2019s not surprising that flips are selling for serious gains in Mount Washington,\u201d said Redfin real estate agent Earnest Watts. \u201cEven though the median sale price is currently above $700,000, flippers are still able to snap-up older, unimproved properties, give them a nice makeover and sell for substantially more than what they originally paid. Mount Washington was, after all, predicted to be the <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/01\/redfin-predicts-the-hottest-neighborhoods-of-2016.html\"><span style=\"font-weight: 400\">hottest L.A. neighborhood<\/span><\/a><span style=\"font-weight: 400\"> in 2016.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400\"><a href=\"https:\/\/redfin.com\/neighborhood\/62022\/CA\/Sunnyvale\/North-Sunnyvale\">North Sunnyvale<\/a> in San Jose, <a href=\"https:\/\/redfin.com\/neighborhood\/35064\/OR\/Portland\/Richmond-Portland-OR\">Richmond<\/a> in Portland, Ore. and <a href=\"https:\/\/redfin.com\/neighborhood\/121\/WA\/Seattle\/Ballard-Seattle-WA\">Ballard<\/a> in Seattle also made the top 10 list. <\/span><\/p>\n<p><span style=\"font-weight: 400\">While the average gain on a flip in San Francisco was more than $200,000, no San Francisco neighborhoods cracked the top 10 this year. With the typical home in <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/02\/jan-san-francisco-housing-market-tracker.html\"><span style=\"font-weight: 400\">San Francisco priced above $1 million<\/span><\/a><span style=\"font-weight: 400\">, the cost of entry for flippers is high.
