Sales plummeted 15.9 percent from a year ago, the biggest drop in at least four years.<\/p>\n<p><span style=\"font-weight: 400;\">Meanwhile, condos are flooding the market as developers put hundreds of newly constructed beachfront units up for sale, leading to a 12 percent jump in new listings. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The influx of luxury condos has driven an increase in the total stockpile of homes on the market. In February, the Miami area had an eight-month supply of homes for sale, the most in at least two years and well above the six months that signals a balance between buyers and sellers.<\/span><\/p>\n<figure id=\"media-46313\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/03\/Feb-Median-Sale-Price-2.png\" alt=\"Feb Median Sale Price (2)\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">Disruptions in the high-end condo market also have contributed to a slowdown in Miami sales that has dragged on since October. Wealthy investors and foreign buyers, buffeted by stock market volatility and low oil prices since late last year, have been pulling back on real estate purchases.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Miami\u2019s local market for single-family homes is a different story. Activity in that segment is strong as buyers compete for houses and mom-and-pop rehabbers seek to profit by fixing up foreclosures. Redfin agents estimate that single-family houses sell about three times more quickly than luxury condos, and price growth is steady.<\/span><\/p>\n<figure id=\"media-46314\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/03\/Feb-Home-Sales-2.png\" alt=\"Feb Home Sales (2)\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">\u201cWhen buyers see a house listed at $500,000 that sold three years ago for $350,000, they wonder, \u2018Wow, is it really worth it?\u2019\u201d Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/aaron-drucker?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Aaron Drucker<\/span><\/a><span style=\"font-weight: 400;\"> said. \u201cMost times, though, buyers move past the initial sticker shock and end up purchasing because they realize prices are continuing to rise and if they buy now they can lock in a low interest rate.\u201d <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Throughout Miami, homes found buyers 11 days faster in February than they did a year prior, but they still spent an average of 52 days on the market.<\/span><\/p>\n<figure id=\"media-46315\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/03\/Feb-Inventory-2.png\" alt=\"Feb Inventory (2)\" \/><\/figure>\n<h3>Hot Neighborhoods<\/h3>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/146131\/FL\/Miami\/Little-Haiti?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Little Haiti<\/span><\/a><span style=\"font-weight: 400;\"> remained competitive for buyers, with a median sale price of $194,562, up 64 percent year over year. In <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/55701\/FL\/Miami-Beach\/North-Shore-Miami-Beach-FL?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">North Shore<\/span><\/a><span style=\"font-weight: 400;\">, prices dropped 22 percent to $252,375. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">In the <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/146140\/FL\/Miami\/Upper-Eastside-Miami-FL?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Upper Eastside<\/span><\/a><span style=\"font-weight: 400;\"> neighborhood, the number of homes for sale nearly doubled over last year.
