If that\u2019s true, homebuyers are bucking the trend.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Last year, the typical home sold was about 4 percent farther from a city center than in 2011. That\u2019s an increase of less than a mile on average, but in some metros, including Ventura County, Calif., Austin and San Francisco, the change was significant. Ventura County experienced the biggest increase in miles at 2.2 miles, followed by Riverside-San Bernardino and Austin with increases of 1.7 miles and 1.6 miles respectively.<\/span><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/03\/Change-in-Distance.png\" alt=\"Change in Distance\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Buyers are sending mixed signals about what they want. A recent <\/span><a href=\"http:\/\/www.nahb.org\/en\/news-and-publications\/Press-Releases\/2016\/02\/nahb-study-reveals-the-housing-preferences-of-the-boomer-generation.aspx\"><span style=\"font-weight: 400;\">survey<\/span><\/a><span style=\"font-weight: 400;\"> by the National Association of Home Builders found that few buyers (less than one\u00a0in 12) prefer a central city location. Yet <\/span><a href=\"http:\/\/fivethirtyeight.com\/features\/why-millennials-are-less-urban-than-you-think\/#fn-1\"><span style=\"font-weight: 400;\">educated millennials<\/span><\/a><span style=\"font-weight: 400;\"> have been moving into city centers at a faster pace than their non-educated peers since 2000. Additionally, a growing proportion of empty-nester baby boomers are looking to <\/span><a href=\"http:\/\/www.nytimes.com\/2016\/02\/28\/nyregion\/eager-to-move-to-new-york-city-but-stranded-in-the-suburbs.html?smprod=nytcore-iphone&amp;smid=nytcore-iphone-handoff&amp;_r=0\"><span style=\"font-weight: 400;\">settle into retirement<\/span><\/a><span style=\"font-weight: 400;\"> in the city.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The result is a growing gap between city haves and have-nots. Increasingly, downtowns are becoming home to a <\/span><a href=\"http:\/\/www.brookings.edu\/blogs\/the-avenue\/posts\/2015\/10\/01-big-cities-white-population-frey\"><span style=\"font-weight: 400;\">whiter and more-educated<\/span><\/a><span style=\"font-weight: 400;\"> population, with boomers and millennials showing the greatest participation in this change.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Indeed, for those who can afford it the benefits of urban living are <\/span><a href=\"https:\/\/www.walkscore.com\/professional\/walkability-research.php\"><span style=\"font-weight: 400;\">many<\/span><\/a><span style=\"font-weight: 400;\">\u2013shorter commutes, <\/span><a href=\"https:\/\/www.walkscore.com\/professional\/public-health-research.php\"><span style=\"font-weight: 400;\">improved health<\/span><\/a><span style=\"font-weight: 400;\">, as well as having <\/span><a href=\"http:\/\/www.tandfonline.com\/doi\/abs\/10.1080\/00045608.2012.689238\"><span style=\"font-weight: 400;\">wider and deeper social networks<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Higher Prices Drive Many Farther Away<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Across 30 metros we examined, prices grew almost 50 percent faster in the urban core than in the metro area as a whole\u2013up 69 percent at the peak last year compared with 47 percent since 2011. <\/span><\/p>\n<figure id=\"media-46488\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/03\/Urban-Core-Performance.png\" alt=\"Urban Core Performance\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">Buyers aren\u2019t following jobs to the suburbs, which have tended to grow <\/span><a href=\"http:\/\/cityobservatory.org\/city-center-jobs\/\"><span style=\"font-weight: 400;\">faster in city centers<\/span><\/a><span style=\"font-weight: 400;\"> than surrounding suburbs. Also, the trend was apparent before oil prices tumbled and hasn\u2019t changed much since.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A better explanation for why people are moving farther out is the scarcity of homes for sale and rising costs, especially in urban cores. Zoning is also\u00a0<\/span><a href=\"https:\/\/www.whitehouse.gov\/sites\/default\/files\/page\/files\/20151120_barriers_shared_growth_land_use_regulation_and_economic_rents.pdf\"><span style=\"font-weight: 400;\">partly to blame<\/span><\/a><span style=\"font-weight: 400;\">. Residents of Boston, for example, pay more than three times as much per square foot in order to live in the city center than they do in the metro area as a whole. One solution is equipping individuals with information to find affordable housing with reasonable commutes. As part of a White House open data initiative, Redfin is developing <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/03\/redfin-presents-opportunity-score-at-white-house-open-data-event.html?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">Opportunity Score<\/span><\/a><span style=\"font-weight: 400;\">, a tool to help people find homes within a 30-minute carless commute to good-paying jobs.<\/span><\/p>\n<h4><i><span style=\"font-weight: 400;\">Methodology<\/span><\/i><span style=\"font-weight: 400;\">: <\/span><\/h4>\n<p><span style=\"font-weight: 400;\">We first determined the city center of the primary city within each metropolitan statistical area using the polygon centroids of the city or local knowledge about each metro region. Then, using the data on more than 6 million home sales, we calculated the distance of every property sold to the city center of its metro. We calculated the median distance for each metro every year and viewed the percentage change each year. Testing the percentage change in distance since 2011 for statistical significance, we found the majority of metros (25 out of 30) were significant at the 95 percent level. We used this distance calculated to classify any property within 5 kilometers (i.e. 3.1 miles) of the city center, about a 15-minute bike ride, as the urban core of a metro.
