While single-family houses continued to fetch a premium, condominium prices plunged.<\/p>\n<p><span style=\"font-weight: 400;\">Sales of both condo and single-family homes slowed, sending total transactions down nearly 16 percent.<\/span><\/p>\n<figure id=\"media-47201\" class=\"align-none\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/04\/Miami-Median-Sale-Price-7.png\" alt=\"Miami House Prices\" width=\"784\" height=\"484\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">Buyers had 3 percent fewer properties to choose from in March compared to last year, resulting in a 6.3-month supply of homes for sale, down from February\u2019s 7.8-month supply. Six months typically signals a balanced market between buyers and sellers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The number of new homes hitting the market rose less than 1 percent, a far cry from February\u2019s 14 percent year-over-year increase.<\/span><\/p>\n<figure id=\"media-47203\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/04\/Miami-Home-Sales-5.png\" alt=\"Miami Home Sales (5)\" \/><\/figure>\n<h3><span style=\"font-weight: 400;\">Single Family Still In Demand<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Single-family home prices rose 15.6 percent in March to $299,900, the highest they\u2019ve been in more than six years. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sales dropped 5.7 percent in March, the sixth consecutive month of year-over-year declines. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The total number of single-family homes for sale dropped by 11 percent in March, resulting in just a 4.4-month supply of homes for sale, the lowest since July 2015. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cGrowing prices in the single-family home market hit first-time homebuyers especially hard, as most do not have the down payment to compete in multiple-offer situations,\u201d Redfin real estate agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/aaron-drucker?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Aaron Drucker<\/span><\/a><span style=\"font-weight: 400;\"> said. \u201cHowever, if you already own a home in Miami and have equity, you\u2019re in a much better position to take advantage of the hot single-family home market by selling and then using the proceeds to trade up.\u201d <\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Condo Glut Weighs on Prices <\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Miami condo prices fell to a median $169,000 in March, down 19.5 percent from a year ago, as sales plummeted 26 percent.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">More condos sat on the market, leading to a 10-month supply. Fewer new units came up for sale, a sign that beachfront and luxury builders might be holding units off the market until demand picks up. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><\/p>\n<p><span style=\"font-weight: 400;\"> \u201cWith the strengthened U.S. dollar, international buyers are reluctant to keep purchasing luxury condos at 50 percent down, so some developers are holding off on new projects,\u201d Drucker said.<br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">\u201cThat said, other developers were able to sell the majority of their units at the beginning of the cycle, giving them access to credit if necessary,\u201d he said. \u201cThat means they\u2019re not desperate yet and can continue to demand 50 percent deposits.\u201d<\/span><\/p>\n<h3>Hot Neighborhoods<\/h3>\n<p><span style=\"font-weight: 400;\">Prices in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/146131\/FL\/Miami\/Little-Haiti\"><span style=\"font-weight: 400;\">Little Haiti<\/span><\/a><span style=\"font-weight: 400;\"> rose 33.3 percent to a median $180,000. In <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/55880\/FL\/Hialeah\/Hialeah-Hialeah-FL?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Hialeah<\/span><\/a><span style=\"font-weight: 400;\">, they were up 26.7 percent, to $190,000. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/55873\/FL\/Miami\/Northeast-Coconut-Grove?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Northeast Coconut Grove<\/span><\/a><span style=\"font-weight: 400;\"> saw a 25.3 percent increase, to $620,000. <\/span><\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/135782\/FL\/Miami-Beach\/South-Point-Miami-Beach-FL?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">South Point<\/span><\/a><span style=\"font-weight: 400;\"> had some of the most expensive transactions in March, reaching a median sale price of $990,000. South Point also had 44.8 percent more homes on the market in March than a year ago.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home sales in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/91805\/FL\/Miami\/Brickell-Miami-FL?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Brickell<\/span><\/a><span style=\"font-weight: 400;\">, a community heavy with luxury condos, plunged 31.3 percent in March. A typical home in Brickell sold for $365,000, 6.4 percent less than a year ago. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The number of homes for sale in the <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/146140\/FL\/Miami\/Upper-Eastside-Miami-FL?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Upper Eastside<\/span><\/a><span style=\"font-weight: 400;\"> more than doubled, driven by properties newly listed for sale. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homes in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/143422\/FL\/Miami\/Wynwood-Edgewater?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Wynwood-Edgewater<\/span><\/a><span style=\"font-weight: 400;\"> spent 38 fewer days on the market than they did a year ago.
