The last time prices fell year over year in the District was July 2014. Sales surged 14.3 percent over the same period as buyers snapped up new listings. <\/span><\/p>\n<p><span style=\"font-weight: 400\">Single-family homes and a small number of two-to-four-unit buildings led the price decline, falling 3.2 percent and 26.8 percent respectively. Townhome prices were up 3.3 percent and condos up 0.6 percent year over year.<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u201cThe price decline feels like more of an anomaly than a trend,\u201d Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/sammy-khosh?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400\">Sam Khosh<\/span><\/a><span style=\"font-weight: 400\"> said. \u201cWe\u2019re still in a highly competitive market with desirable properties getting upward of 10 offers and going for well over asking price. Prices are continuing to appreciate in nearly all segments and neighborhoods.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400\">It is too early to tell whether or not price declines will be a permanent feature of the 2016 market. But early evidence suggests not: median list prices continue to rise (up 6.8 percent from a year ago) and more than a third of properties in the District sold above list price in March (same as last year). \u00a0<\/span><\/p>\n<figure id=\"media-47237\" class=\"align-none\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/04\/Washington-dc-Median-Sale-Price_3.2016.png\" alt=\"Washington, D.C., Home Prices\" width=\"784\" height=\"484\" \/><\/figure>\n<p><span style=\"font-weight: 400\">With more homeowners planting new for-sale signs this spring, the number of properties on the market was up 6.2 percent from a year earlier. Still, buyers had little to chose from&#8211; the city had only a two-month supply of homes for sale, well below the six months that signals a balanced market. For historical perspective, only half as many homes were for sale this March than in March 2010. \u00a0<\/span><\/p>\n<figure id=\"media-47238\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/04\/DC-Home-Sales_3.2016.png\" alt=\"DC Home Sales_3.2016\" \/><\/figure>\n<p><span style=\"font-weight: 400\">Across the broader <\/span><a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\/home-prices?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">D.C., Maryland and Virginia<\/span><\/a><span style=\"font-weight: 400\"> region, the median sale price increased 1.4 percent from a year earlier to $355,000. Sales increased 0.6 percent year over year. <\/span><\/p>\n<p><span style=\"font-weight: 400\">The number of homes for sale fell nearly 5 percent, despite a 16.6 percent increase in new listings compared to a year ago. The typical home found a buyer in about a month and more than a third of properties were off the market in two weeks or less. <\/span><\/p>\n<h3>Hot Neighborhoods<\/h3>\n<p><span style=\"font-weight: 400\">Prices jumped the most in some of D.C.\u2019s most-affordable neighborhoods east of the river. Despite double-digit increases in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/198\/DC\/?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172Washington-DC\/Benning-Heights-Capitol-View-Marshall-Heights\"><span style=\"font-weight: 400\">Benning Heights\/Capitol View\/Marshall Heights<\/span><\/a><span style=\"font-weight: 400\"> (42.2%), <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/18592\/DC\/Washington-DC\/Congress-Heights-Washington-DC?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Congress Heights<\/span><\/a><span style=\"font-weight: 400\"> (39.5%) and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/930\/DC\/Washington-DC\/Fairlawn-Twining-Randle-Highlands-Penn-Branch?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Fairlawn\/Twining\/Randle Highlands\/Penn Branch<\/span><\/a><span style=\"font-weight: 400\"> (26.8%), the median sale price in each of these neighborhoods was about $260,000. <\/span><\/p>\n<p><span style=\"font-weight: 400\">Prices fell in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/988\/DC\/Washington-DC\/Foggy-Bottom-George-University-West-End?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Foggy Bottom\/West End<\/span><\/a><span style=\"font-weight: 400\"> (-38.1%), <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/20618\/DC\/Washington-DC\/Woodley-Park-Washington-DC?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Woodley Park<\/span><\/a><span style=\"font-weight: 400\"> (-35.5 %) and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/1029\/DC\/Washington-DC\/Foxhall-Palisades-Spring-Valley-Wesley-Heights?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Foxhall\/Palisades\/Spring Valley\/Wesley Heights<\/span><\/a><span style=\"font-weight: 400\"> (-26.6%).<\/span><\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/19325\/DC\/Washington-DC\/Le-Droit-Park?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">LeDroit Park<\/span><\/a><span style=\"font-weight: 400\"> was the fastest-moving neighborhood for the second month in a row, with the typical home finding a buyer in just seven days, followed by <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/49\/DC\/Washington-DC\/American-University-Park-Friendship-Heights-Tenleytown?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">AU Park\/Tenleytown <\/span><\/a><span style=\"font-weight: 400\">(eight days) and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/18449\/DC\/Washington-DC\/Capitol-Hill-Washington-DC?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span
