Home Sales Retreat As Scarcity Continues to Challenge Buyers"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">Home prices in the city of <\/span><a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\/filter#!region_id=11203&amp;region_type=6&amp;market=socal?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Los Angeles<\/span><\/a><span style=\"font-weight: 400;\"> rose 8.5 percent in March from a year earlier, to a median $575,000. L.A. continues to have some of the strongest annual price growth in the country, coming in at nearly double the national median of 4.7 percent.<\/span><\/p>\n<figure id=\"media-47250\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/04\/LA-Median-Sale-Price-4.png\" alt=\"LA Median Sale Price (4)\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">Year over year, L.A. home sales fell 3 percent, retreating from a two-year peak hit in March 2015. Compared to February, however, March sales spiked 38 percent, the biggest month-over-month increase in five years. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cFebruary was the calm before the storm,\u201d Redfin <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/sylva-khayalian?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">real estate agent<\/span><\/a><span style=\"font-weight: 400;\"> Sylva Khayalian said. \u201cI saw overwhelming activity from sellers and buyers in March. While fresh inventory is coming on line from confident sellers, it\u2019s simply not enough to satisfy buyer demand. Intense bidding wars are once again the norm.\u201d<\/span><\/p>\n<figure id=\"media-47251\" class=\"align-none\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/04\/LA-Home-Sales-6.png\" alt=\"L.A. Home sales\" width=\"784\" height=\"484\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">The stockpile of homes for sale grew for the third-straight month, up 7.7 percent from a year ago, buoyed by an 11 percent bump in new listings compared to last year. That wasn\u2019t enough to meet buyer demand, however, as the supply of properties fell from 3.5 months in February to 2.6 in March, less than the six months of inventory that signals a balanced market. \u00a0<\/span><\/p>\n<figure id=\"media-47252\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/04\/LA-Inventory-2.png\" alt=\"LA Inventory (2)\" \/><\/figure>\n<h3>Area Trends and Hot Neighborhoods<\/h3>\n<p><span style=\"font-weight: 400;\">Up 17 percent from a year earlier, home prices on<\/span><a href=\"https:\/\/redfin.com\/neighborhood\/92273\/CA\/Los-Angeles\/West-Los-Angeles-Los-Angeles-CA?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\"> the Westside<\/span><\/a><span style=\"font-weight: 400;\"> hit $1.2 million in March, making the Westside as expensive as <a href=\"https:\/\/redfin.com\/blog\/2016\/04\/march-san-francisco-housing-market-tracker.html\" target=\"_blank\" rel=\"noopener noreferrer\">San Francisco<\/a>. The Westside\u2019s price jump was driven by rapid gains in nearby Beverly Hills, Santa Monica and Venice, where sale prices were up by about 30 percent. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The most competitive neighborhoods were once again concentrated on <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/111495\/CA\/Los-Angeles\/East-LA-Los-Angeles-CA?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">the Eastside<\/span><\/a><span style=\"font-weight: 400;\">. Nearly 70 percent of sellers in Mount Washington fetched more than their asking price and the typical home sold in 23 days, almost twice as fast as a year ago. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Eagle Rock and Silver Lake, more than half of homes sold for more than sellers were asking, sending median sale prices up by double digits.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Valley had strong inventory gains, with affordable neighborhoods such as Pacoima, Northridge and North Hollywood adding significant numbers of homes for sale. That\u2019s good news for first-time buyers who have been priced out of the East- and Westsides. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Closer to the urban core, the typical home in West Adams sold for just above $500,000, but competition was fierce.
