Sales increased 3.9 percent over the same period, with the typical home finding a buyer in just 15 days. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sellers put 2.4 percent fewer homes on the market in April compared to a year ago, the first slowdown in new for-sale listings in almost a year. As a result, the overall number of homes for sale dipped nearly 1 percent and supply tightened.<\/span><\/p>\n<figure id=\"media-48889\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/05\/April-DC-home-prices.jpg\" alt=\"April DC home prices\" \/><\/figure>\n<p>The city had a 1.7-month supply of homes for sale, far below the six months that signals a balance between buyers and sellers. It was the first time this year that the supply of homes for sale fell to less than two months, meaning buyers continued to face fierce competition. Buyers bid up prices on nearly 40 percent of homes sold in April, the highest level since last summer.<\/p>\n<p>David Ehrenberg, a Redfin agent in Washington, D.C., said it&#8217;s important that buyers are mentally prepared for the frenetic pace of the local housing market. \u201cWhen competing against five to 10 offers is the norm, my role is to help buyers understand the various levers they can pull to make their offer stand apart,\u201d said Ehrenberg. \u201cSellers are not just concerned with the price, but are also factoring in the buyer\u2019s financial strength, the lender, the personal letter, the closing timing, the contingencies. Metro Region?<\/h3>\n<p>Across the broader <a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\/home-prices?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\">D.C., Maryland and Virginia region<\/a>, the median sale price increased 0.5 percent from a year earlier to $369,000. Sales were up 7.1 percent year over year.<\/p>\n<p>The number of new homes put up for sale in the region fell 3.1 percent, sending the total number of properties for sale down nearly 11 percent compared to last year. The region had a 2.7-month supply of homes for sale.<\/p>\n<p>The typical home found a buyer in 22 days. That was twice as fast as sales in March and about a week faster than April of last year. More than a fourth of homes sold for more than sellers were asking.<\/p>\n<h3>Washington, D.C., Neighborhood Trends<\/h3>\n<p>Prices jumped the most in <a href=\"https:\/\/redfin.com\/neighborhood\/198\/DC\/?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172Washington-DC\/Benning-Heights-Capitol-View-Marshall-Heights\">Benning Heights\/Capitol View\/Marshall Heights<\/a> (39.2%), <a href=\"https:\/\/redfin.com\/neighborhood\/19880\">Pleasant Plains<\/a> (36.8%), <a href=\"https:\/\/redfin.com\/neighborhood\/19442\/DC\/Washington-DC-District-of-Columbia-DC\/Massachusetts-Avenue-Heights-Washington-DC\">Massachusetts Avenue Heights<\/a> (32.9%) and <a href=\"https:\/\/redfin.com\/neighborhood\/19559\">Mount Pleasant <\/a>(29.3%).<\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/49\/DC\/Washington-DC\/American-University-Park-Friendship-Heights-Tenleytown?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\">AU Park\/Tenleytown<\/a> was the fastest-moving neighborhood, with the typical home finding a buyer in seven days.
