Home Sales Take a Dive While Prices Hit a Six-Year High"},"content":{"rendered":"<p>Home prices in the city of <a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\/filter#!region_id=11203&amp;region_type=6&amp;market=socal?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Los Angeles<\/span><\/a><span style=\"font-weight: 400;\"> rose 8.1 percent in April from a year earlier to $600,000, \u00a0the highest median sale price recorded in at least six years. Sales fell 8 percent, the biggest year-over-year decline since November 2014.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The stockpile of homes for sale increased almost 7 percent from a year earlier, the fourth month of growing supply.<\/span><\/p>\n<figure id=\"media-48907\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/05\/Median-Sale-Price-LA.png\" alt=\"Median Sale Price LA\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">More than 3,700 new listings hit the market last month, a 6.7 percent increase over April 2015. The inventory boost, while welcome, wasn\u2019t enough to improve the balance of power between buyers and sellers. The city had less than a three-month supply of houses for sale, about half of what\u2019s considered balanced, meaning buyers still faced fierce competition, especially for properties that are in demand.<\/span><\/p>\n<figure id=\"media-48908\" class=\"align-none\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/05\/Home-Sales-LA.png\" alt=\"L.A. home sales\" width=\"784\" height=\"484\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">\u201cAs prices continue to rise across L.A., more homeowners are deciding now is the right time to sell,\u201d according to Redfin <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/lindsay-katz?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">real estate agent<\/span><\/a><span style=\"font-weight: 400;\"> Lindsay Katz. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIn general, this is good news for fatigued buyers who feel they\u2019ve run out of options,\u201d Katz said. \u201cStill, while buyers have more to choose from this spring, inventory that does come on the market usually gets multiple offers and is snapped up quickly.\u201d <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Forty-one percent of homes sold in April fetched higher prices than sellers were asking. <\/span><\/p>\n<figure id=\"media-48909\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/05\/Inventory-LA.png\" alt=\"Inventory LA\" \/><\/figure>\n<h3>Area Trends and Hot Neighborhoods<\/h3>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/92273\/CA\/Los-Angeles\/West-Los-Angeles-Los-Angeles-CA?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">The Westside<\/span><\/a><span style=\"font-weight: 400;\"> was a key contributor to the city\u2019s sales slump. Sales fell 8.3 percent in the region compared to April 2015, most dramatically in the higher-end areas of Santa Monica (-26.6%), Malibu (-20.6%) and Venice (-19.6%). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Of the four <a href=\"http:\/\/commercialcontractorlosangeles.com\/\">major L.A. markets<\/a> (The Eastside, The Westside, South L.A. and the Valley), the Westside had the largest annual price increase<\/span><span style=\"font-weight: 400;\">\u2014<\/span><span style=\"font-weight: 400;\">a 15 percent jump to $1.22 million<\/span><span style=\"font-weight: 400;\">\u2014<\/span><span style=\"font-weight: 400;\">and the most significant decline in home sales.<\/span><\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/1085\/CA\/Los-Angeles\/Glassell-Park-Los-Angeles-CA?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">Glassell Park<\/span><\/a><span style=\"font-weight: 400;\"> posted a median sale price of $720,000 in April, up 22 percent over last year. Sales in the thriving Eastside neighborhood rose nearly 11 percent. Glassell Park\u00a0was also one of the city\u2019s fastest markets, with a typical home selling in 16 days. Nearly half of all homes there sold for more than the asking price.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">With its central location, increasing hip factor and affordability, <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/1905\/CA\/Los-Angeles\/North-Hollywood?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">North Hollywood<\/span><\/a><span style=\"font-weight: 400;\"> also was hot last month. The median sale price jumped 14 percent from last April to $490,000. With so many homes priced below half a million dollars, buyer competition grew, pushing sales up 22 percent.
