Home Sales Stall as Prices Continue to March Upward"},"content":{"rendered":"<p>Home prices in the city of <a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\/filter#!region_id=11203&amp;region_type=6&amp;market=socal?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Los Angeles<\/span><\/a><span style=\"font-weight: 400;\"> rose 11.1 percent in May from a year earlier to $600,000, the 10th month of double-digit price growth. After declining in April, sales were essentially flat in May, dipping 0.6 percent.<\/span><\/p>\n<figure id=\"media-50717\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/LA-Median-Sale-Price_May2016.png\" alt=\"LA Median Sale Price_May2016\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">With a 14.6 percent surge in for-sale signs planted in May, the stockpile of homes on the market increased more than 8 percent from a year earlier. Despite five straight months of growing inventory, the city was left with only a 2.6-month supply of homes for sale, far below the six months that is considered a balanced market, and a sign that buyer demand is outpacing supply.<\/span><\/p>\n<figure id=\"media-50718\" class=\"align-none\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/LA-Home-Sales_May2016.png\" alt=\"L.A. Homes sales\" width=\"862\" height=\"532\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">\u201cBuyers are starting to draw their line in the sand,\u201d said Alec Traub, a Redfin agent in L.A. \u201cThey still want to participate in the market, but are approaching things more cautiously than in the past. No one wants to buy at the top of the market and buyers aren\u2019t as willing to chase the market as far up as it can go,\u201d Traub said. \u201cRather than offering 10 to 15 percent over asking, buyers are saying, \u2018Here\u2019s what I\u2019m willing to pay. If I get it, great. If not, I\u2019ll move on.\u2019\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Competition remains high for homes priced less than $1.5 million. More than 41 percent of homes sold in May fetched higher prices than sellers were asking. However, the market was about a week slower than the same time last year, with the typical home finding a buyer in 31 days.<\/span><\/p>\n<figure id=\"media-50719\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/LA-Inventory_May2016.png\" alt=\"LA Inventory_May2016\" \/><\/figure>\n<h3>Area Trends and Hot Neighborhoods<\/h3>\n<p><span style=\"font-weight: 400;\">Of the four major L.A. markets (The Eastside, The Westside, South L.A. and the Valley), the thriving <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/111495\"><span style=\"font-weight: 400;\">Eastside<\/span><\/a><span style=\"font-weight: 400;\"> was the only area with positive year-over-year sales growth, bolstered by strong sales in Eagle Rock (27.4%), Highland Park (16.1%) and Glassell Park (12.2 %). The median sale price for the area increased 11.8 percent. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/786\"><span style=\"font-weight: 400;\">Eagle Rock<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/1085\"><span style=\"font-weight: 400;\">Glassell Park<\/span><\/a><span style=\"font-weight: 400;\"> were among the fastest-moving neighborhoods in L.A., with the typical home getting snapped up in just over two weeks. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">With its central location and relative affordability, <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/633\"><span style=\"font-weight: 400;\">Crenshaw<\/span><\/a><span style=\"font-weight: 400;\"> was also hot last month. The median sale price jumped 35.6 percent from last May to $648,000. Competition was fierce. More than 57 percent of all homes sold for more than sellers were asking. Homes sold for an average of 4 percent more than their asking price and homes found buyers in two weeks.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sales fell furthest in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/92273\"><span style=\"font-weight: 400;\">The Westside<\/span><\/a><span style=\"font-weight: 400;\"> (-7.1%), marking the ninth-straight month of declining or flat home sales. Prices increased 12.6 percent compared to last year. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sales declined notably in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/2861\"><span style=\"font-weight: 400;\">Venice<\/span><\/a><span style=\"font-weight: 400;\"> (-18.4%) and <\/span><a href=\"https:\/\/redfin.com\/city\/17882\"><span style=\"font-weight: 400;\">Santa Monica<\/span><\/a><span style=\"font-weight: 400;\"> (-8.0%), likely due to a lack of homes available to buyers.
