Sales in the city fell nearly 9 percent, the fifth-straight month of declines as the market moves toward normalcy.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For the second month, the supply of homes for sale jumped more than 50 percent, reaching its highest level in more than three years, as more homeowners put properties in an effort to catch prices at a peak.The number of homes newly listed for sale rose 6.4 percent in May from a year earlier.<\/span><\/p>\n<figure id=\"media-50724\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/SF-Median-Sale-Price-6.png\" alt=\"SF Median Sale Price (6)\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">That means more choice and bargaining power for house hunters, but the supply of properties on the market still hasn\u2019t caught up with demand, especially from buyers who want single-family homes.<\/span><\/p>\n<figure id=\"media-50725\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/SF-Home-Sales-8.png\" alt=\"SF Home Sales (8)\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">The supply of condominiums and co-ops in particular has exploded, jumping nearly 70 percent from a year ago to its highest level since September 2012. Condo prices fell 5.6 percent in May from the same time last year, more than five times the drop in single-family sale prices.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe increase in inventory is at least partly because sellers feel we\u2019re approaching the top of the market and they don\u2019t want to miss out,\u201d Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/mark-colwell?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">Mark Colwell<\/span><\/a><span style=\"font-weight: 400;\"> said. New condo construction has added to supply, too, putting pressure on pricing.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe only significant slowdown is in luxury condominiums, where a fair number of homes have come online,\u201d Colwell said. \u201cIt\u2019s not a flood, especially not relative to the jobs being created, and we\u2019re still seeing multiple offers on homes that are priced correctly. Properties owned by sellers with unrealistic price expectations are languishing.\u201d \u00a0<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Bay Area<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Across the greater Bay Area, the median sale price rose 5.6 percent in May to $1.2 million. Sales were flat year over year after declining for three straight months. <\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Hot Neighborhoods<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">The city\u2019s divide between condo and single-family markets was put into stark relief last month in Excelsior and South of Market, known as SoMa. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cExcelsior consists almost entirely of single-family homes, which still get multiple offers,\u201d Colwell said. In SoMa, a community of condominiums, \u201cyou have a lot of speculators who bought and are now trying to sell.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Excelsior, home sale prices jumped 15 percent in May from a year ago.
