That was up from about one in seven in 2011, having increased consistently over the four years. As of this spring, the portion of Bay Area buyers looking to move has leveled off, but what\u2019s changed is where they\u2019re looking to go. Most notably, Seattle has become a less popular destination, while \u201cother\u201d cities, which include Washington, D.C., Austin, Denver, and Boston at the top of the list, have become more common havens for those leaving\u00a0the Bay Area.<\/span><\/p>\n<figure id=\"media-51163\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/Bay-Area-Diaspora.png\" alt=\"Bay Area Diaspora\" \/><\/figure>\n<p>This outward migration is almost certainly due to the growing cost of housing in the Bay Area. As of May this year, the median home sale price in the <a href=\"https:\/\/redfin.com\/city\/17151\/CA\/San-Francisco?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\"> metro area was $1.2 million. The neighboring metros, <\/span><a href=\"https:\/\/redfin.com\/city\/17420\/CA\/San-Jose?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">San Jose<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/city\/13654\/CA\/Oakland?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">Oakland<\/span><\/a><span style=\"font-weight: 400;\">, are also among the most expensive housing markets in the country at $930,000 and $650,000 as of last month.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">The Digital Diaspora<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">This makes other similar West Coast metros such as <\/span><a href=\"https:\/\/redfin.com\/city\/16163\/WA\/Seattle?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/city\/30772\/OR\/Portland?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">Portland<\/span><\/a><span style=\"font-weight: 400;\"> increasingly attractive, given that their average homes cost half what they would in the Bay Area. But the percentage of Bay Area-based searches for homes in Seattle fell by 45 percent to just 2.8 percent from 5.1 percent last Spring. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Seattle Redfin agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/daniel-burton?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">Daniel Burton<\/span><\/a><span style=\"font-weight: 400;\"> notes that while searches may be down, he is still working with many buyers from the Bay Area who now live in Seattle.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt\u2019s quite common for people to begin home searches a year or so before they buy to test the waters and get settled financially, and in their new jobs and cities,\u201d said Burton. \u201cWe\u2019re working quite a bit with this second wave of Bay Area homebuyers<\/span><span style=\"font-weight: 400;\">\u2014<\/span><span style=\"font-weight: 400;\">people who searched for Seattle homes while still in the Bay Area and decided to rent for a year or two after moving, and are now entering the market to buy.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Seattle has been <\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/06\/what-happens-to-home-prices-when-technologists-come-to-town.html\"><span style=\"font-weight: 400;\">adding a lot of tech jobs<\/span><\/a><span style=\"font-weight: 400;\"> the last couple years, giving rise to a large tech migration. However, there have been <\/span><a href=\"http:\/\/www.seattletimes.com\/nation-world\/seattle-amid-a-tech-boom-tries-to-keep-its-soul\/\"><span style=\"font-weight: 400;\">mixed feelings<\/span><\/a><span style=\"font-weight: 400;\"> about the city\u2019s growth. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">This influx of new jobs has brought many benefits to Seattle\u2019s economy. Yet, over the same period <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/02\/is-seattle-getting-richer-or-poorer.html\"><span style=\"font-weight: 400;\">Seattle has grown more unequal<\/span><\/a><span style=\"font-weight: 400;\">, with the portion of families\u2019 incomes at the high and low ends increasing and those in the middle-income range decreasing. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">New homes are being built in Seattle to accommodate some of this growth, but the majority are higher-end homes at expensive price points. This has been a trend for years now. In 2010, the average new construction condo cost 50 percent more than the average existing ones. In 2015, new condos cost more than twice as much as existing condos.<\/span><\/p>\n<figure id=\"media-50964\" class=\"align-none\"><img decoding=\"async\" class=\"alignnone\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/Sale-Price-Distribution-of-Condos-in-Seattle-in-2015.png\" alt=\"Sale Price Distribution of Condos in Seattle in 2015\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">While fewer people are looking in Seattle this year than last, the proportion of people searching within the Bay Area remained relatively stable. So where did these searches go? Mostly to other growing and still affordable tech hubs like <\/span><a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC-District-of-Columbia-DC?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">D.C.<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/city\/30818\/TX\/Austin?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">Austin<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">Denver<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/city\/1826\/MA\/Boston?utm_campaign=1002170&amp;utm_content=real_estate&amp;utm_source=blog\"><span style=\"font-weight: 400;\">Boston<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">The Other Silicon Valleys<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Tech jobs are very fluid as software companies can move employees from, say, San Francisco to Austin, much more easily than a manufacturing plant or retail warehouse would be able to relocate their operations. This also allows tech workers to adapt quickly to where the jobs are located. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Although jobs in technology total only <\/span><a href=\"http:\/\/www.bls.gov\/ooh\/computer-and-information-technology\/home.htm\"><span style=\"font-weight: 400;\">3.9 million<\/span><\/a><span style=\"font-weight: 400;\"> (less than 3 percent of all U.S. workers), they can have large impacts on their cities. The growth of tech jobs in Seattle has brought population changes that <\/span><a href=\"http:\/\/www.seattlepi.com\/local\/article\/Bursting-at-the-seams-Seattle-is-booming-but-6543852.php#item-38490\"><span style=\"font-weight: 400;\">outpaced the supply of housing<\/span><\/a><span style=\"font-weight: 400;\">. Many of these migrants to Seattle are young, educated and very well paid\u2013shifting the demand for housing. This, in turn, pushed up housing prices for the whole area. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Zoning regulations holding back the supply of housing growth, however, may be <\/span><a href=\"http:\/\/www.citylab.com\/housing\/2016\/03\/are-wealthy-neighborhoods-to-blame-for-gentrification-of-poorer-ones\/473349\/\"><span style=\"font-weight: 400;\">more to blame<\/span><\/a><span style=\"font-weight: 400;\"> than the new wealth from tech growth. This is why some new tech hubs are not destined for the same fate as Silicon Valley. A growing and vibrant economy is a great thing, so long as the supply of new housing units meets this influx of workers.<\/span><\/p>\n<p><script src=\"https:\/\/public.tableau.com\/javascripts\/api\/viz_v1.js\" type=\"text\/javascript\"><\/script><\/p>\n<figure id=\"media-50965\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/Median-Home-Prices.png\" alt=\"Median Home Prices\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">While tech jobs continue to grow in Seattle and Silicon Valley, at 4\u00a0percent and 10\u00a0percent respectively, they have been rapidly growing in Austin, Boston, D.C. and Denver as well. According to the latest <\/span><a href=\"http:\/\/www.bls.gov\/oes\/tables.htm\"><span style=\"font-weight: 400;\">data from the Bureau of Labor Statistics<\/span><\/a><span style=\"font-weight: 400;\">, Austin increased tech sector employment by roughly 9,000 jobs from 2014 to 2015, a 17.6 percent annual growth rate. At the same time the cost for urban living has increased, pushing home sales <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/03\/homebuyers-are-bucking-the-urban-revival-as-burbs-beckon.html\"><span style=\"font-weight: 400;\">1.6 miles (12.3%) farther<\/span><\/a><span style=\"font-weight: 400;\"> from the city center since 2011. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBuilders can\u2019t keep up with the demand closer to the central core of Austin, but areas like <\/span><a href=\"https:\/\/redfin.com\/city\/30802\/TX\/Pflugerville\"><span style=\"font-weight: 400;\">Pflugerville<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/city\/30813\/TX\/Cedar-Park\"><span style=\"font-weight: 400;\">Cedar Park<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/city\/30823\/TX\/Round-Rock\"><span style=\"font-weight: 400;\">Round Rock<\/span><\/a><span style=\"font-weight: 400;\"> are experiencing rapid growth and new-build communities are getting snatched up quickly by buyers moving to the area from more expensive cities like San Francisco,\u201d said <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/lauren-johnson\"><span style=\"font-weight: 400;\">Lauren Johnson<\/span><\/a><span style=\"font-weight: 400;\">, Redfin agent in Austin. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cLiving 30 minutes outside of the urban core doesn\u2019t faze many of my clients<\/span><span style=\"font-weight: 400;\">\u2014<\/span><span style=\"font-weight: 400;\">for a third of the price they\u2019re getting three times the property, so being just outside the city is a fair trade. One of my recent clients was living in a $1 million townhome in San Jose, and purchased a much larger home in Pflugerville for under $400,000.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Boston\u2018s tech growth hasn\u2019t played out in the same way as the other cities, though. An influx of tech workers has only offset a longtime outward migration of locals seeking warmer climates, keeping house <\/span><a href=\"https:\/\/redfin.com\/blog\/2015\/05\/the-digital-diaspora.html\"><span style=\"font-weight: 400;\">price appreciation lower<\/span><\/a><span style=\"font-weight: 400;\"> than in the other cities.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWith their high incomes and large down payments, tech workers pack a big punch,\u201d said Redfin chief economist Nela Richardson. \u201cEven small numbers of workers moving from the Bay Area can have dramatic effects on high-demand neighborhoods in the urban core near jobs and city amenities. Locals often can\u2019t compete and end up moving farther away from urban tech hubs where they can afford to live.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Washington, D.C.\u2019s tech sector doesn\u2019t look simply like <\/span><a href=\"http:\/\/wamu.org\/programs\/metro_connection\/14\/11\/13\/dc_going_from_a_government_town_to_tech_hub\"><span style=\"font-weight: 400;\">another Silicon Valley<\/span><\/a><span style=\"font-weight: 400;\">. Instead, D.C.\u2019s tech scene is taking a top down approach and allowing closer ties for tech-companies to the federal government, with a heavy role in defense contracting and other public related spending. The District is <\/span><a href=\"http:\/\/dmped.dc.gov\/node\/663062\"><span style=\"font-weight: 400;\">using<\/span><\/a><span style=\"font-weight: 400;\"> tax breaks and grants for high-tech companies, trying to <\/span><a href=\"http:\/\/wamu.org\/programs\/metro_connection\/14\/11\/13\/dc_going_from_a_government_town_to_tech_hub\"><span style=\"font-weight: 400;\">make it<\/span><\/a><span style=\"font-weight: 400;\"> the largest tech hub on the East Coast. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Denver\u2019s tech scene increased <\/span><a href=\"http:\/\/www.cbre.us\/research\/2015-US-Reports\/Pages\/Tech-Thirty-2015.aspx\"><span style=\"font-weight: 400;\">10.7 percent<\/span><\/a><span style=\"font-weight: 400;\">, bringing in 5,603 tech jobs. That growth has accounted for 20 percent of all new jobs produced in the city. The Mile High City\u2019s tech startups are <\/span><a href=\"http:\/\/venturebeat.com\/2013\/10\/15\/denver-vs-silicon-valley\/\"><span style=\"font-weight: 400;\">noted<\/span><\/a><span style=\"font-weight: 400;\"> to foster growth among one another. Denver\u2019s growth has also been heavier among millennials and more concerned with <\/span><a href=\"http:\/\/technical.ly\/2016\/01\/27\/denver-tech-scene-strengths\/\"><span style=\"font-weight: 400;\">social good and civic hacking<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/06\/Cluster-Incentives.png\" alt=\"Cluster Incentives\" \/><\/p>\n<p><a href=\"http:\/\/www.chicagobooth.edu\/capideas\/magazine\/summer-2015\/welcome-to-nerdopolis\"><span style=\"font-weight: 400;\">High-skilled tech workers<\/span><\/a><span style=\"font-weight: 400;\"> benefit greatly from proximity to one another. Software companies can more easily share talent and ideas. A startup scene in one city will attract other software developers to join in and collaborate. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The job growth in these cities is not limited to tech, though. Berkeley Economist <\/span><a href=\"http:\/\/www.amazon.com\/The-Geography-Jobs-Enrico-Moretti\/dp\/0547750110\"><span style=\"font-weight: 400;\">Enrico Moretti found<\/span><\/a><span style=\"font-weight: 400;\"> that for every new high-tech job in a city, five additional jobs are created outside tech in that city over the subsequent decades.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This growth in tech won\u2019t be slowing anytime soon. The <\/span><a href=\"http:\/\/www.bls.gov\/ooh\/computer-and-information-technology\/home.htm\"><span style=\"font-weight: 400;\">Bureau of Labor Statistics<\/span><\/a><span style=\"font-weight: 400;\"> projects that tech jobs will grow at about 12 percent per year, double the average of all occupations.
