Home Sales Surge While Inventory Takes a Dive"},"content":{"rendered":"<p><a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC-District-of-Columbia-DC\"><span style=\"font-weight: 400;\">Washington, D.C.<\/span><\/a><span style=\"font-weight: 400;\"> home prices fell 2.3 percent in June from a year earlier<\/span><span style=\"font-weight: 400;\">\u2014<\/span><span style=\"font-weight: 400;\">the third time prices have fallen in the past two years. The typical home sold for $550,000 as home sales made an impressive 18.6 percent leap since last year.<\/span><\/p>\n<figure id=\"media-51853\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/07\/Median-Sale-Price-7-1.png\" alt=\"Median Sale Price (7) (1)\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">In June, 1,058 homes were sold in The District.This is the largest number of home sales recorded in any month since Redfin began tracking data in January 2009. <\/span><\/p>\n<figure id=\"media-51854\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/07\/Home-Sales-4-1.png\" alt=\"Home Sales (4) (1)\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">The overall number of properties for sale in The District declined 5.1 percent since last June resulting in just 1.3 months of supply on the market<\/span><span style=\"font-weight: 400;\">\u2014<\/span><span style=\"font-weight: 400;\">the lowest level on record since 2009. <\/span><\/p>\n<figure id=\"media-51855\" class=\"align-none\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/07\/DC-inventory.png\" alt=\"DC inventory\" \/><\/figure>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">\u201cI\u2019d pay attention to the fact that sales were up and inventory was down,\u201d Redfin <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/dan-galloway\"><span style=\"font-weight: 400;\">real estate agent<\/span><\/a><span style=\"font-weight: 400;\"> Dan Galloway said. \u201cBuyers are still moving.\u201d<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">\u201cBuyers should take advantage of the remainder of the summer,\u201d Galloway said. \u201cThe political class is out campaigning, which means the pool of buyers will be smaller and there will be less competition.\u201d<\/span><\/p>\n<h3>What\u2019s Happening in the D.C. Metro Region?<\/h3>\n<p><span style=\"font-weight: 400;\">Across the broader <\/span><a href=\"https:\/\/redfin.com\/city\/12839\/DC\/Washington-DC\/home-prices?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">D.C., Maryland and Virginia region<\/span><\/a><span style=\"font-weight: 400;\">, the median sale price grew 1.8 percent in June from last year, to $387,000. Home sales fell 12.8 percent year over year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The number of homes listed in the region fell 2.5 percent, pushing the total number of properties for sale down by 18 percent from last year. The region had a 2.1-month supply of homes for sale. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical home found a buyer in 21 days. Buyers continued to pay more than the asking price on one in four homes. \u00a0<\/span><\/p>\n<h3>Washington, D.C., Neighborhood Trends<\/h3>\n<p><span style=\"font-weight: 400;\">One reason for the decline in D.C. home prices was a reversal in several neighborhoods that had strong price growth in May but either fell or softened in June. The median sale price in Mount Pleasant, which posted double-digit growth in May, fell 8.1 percent in June from last year. Prices also tumbled in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/1077\/DC\/Washington-DC-District-of-Columbia-DC\/Georgetown-Washington-DC?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">Georgetown<\/span><\/a><span style=\"font-weight: 400;\"> (-6.6%), Edgewood (-27.3%) and Adams Morgan (-10.7%) among others. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Despite the fact that prices have declined in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/19559\/DC\/Washington-DC-District-of-Columbia-DC\/Mount-Pleasant-Washington-DC?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">Mount Pleasant<\/span><\/a><span style=\"font-weight: 400;\">, it remained one of the district\u2019s hottest neighborhoods with the typical home selling in six days and for nearly 4 percent above the asking price. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Other hot \u2018hoods were <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/18190\/DC\/Washington-DC-District-of-Columbia-DC\/American-University-Park-Washington-DC?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">American University Park<\/span><\/a><span style=\"font-weight: 400;\">, Chevy Chase-DC, <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/19850\/DC\/Washington-DC-District-of-Columbia-DC\/Petworth-Washington-DC?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\"><span style=\"font-weight: 400;\">Petworth<\/span><\/a><span style=\"font-weight: 400;\"> and Logan Circle-Shaw.
