Three in four of those young adults were first-time sellers.<br \/>\n<span style=\"font-weight: 400;\">Like other homeowners, the majority of first-time sellers want to <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/07\/most-home-sellers-think-now-is-a-good-time-to-sell.html?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">trade up<\/span><\/a><span style=\"font-weight: 400;\"> to a bigger house or move to better schools as they start families. But last month, as home price gains continued to slow, a bigger share of millennials said they wanted to cash out.<\/span><br \/>\n<span style=\"font-weight: 400;\">In April&#8217;s survey, about 27 percent of homeowners 34 and younger checked \u201cI want to pull out my profit\u201d as a top-three reason for selling. In January, the number was 29 percent.<\/span><\/p>\n<figure id=\"media-52185\" class=\"align-center\"><img decoding=\"async\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/08\/millennials-cash-out-2-1.png\" alt=\"millennial homeowners\" \/><figcaption>Source: Redfin<\/figcaption><\/figure>\n<h3><strong>Generational shifts<\/strong><\/h3>\n<p>In most cities, home prices are at or near the peaks they hit in 2006, before the subprime credit collapse threw the country into recession. Millennials who came of age during that era of foreclosures, high unemployment and rising student debt have waded into the housing market more slowly and tentatively than earlier generations.<br \/>\nAs those young first-time buyers now become first-time sellers, they might be thinking differently about homeownership than their parents did.<br \/>\nAmong first-time sellers of all ages, profit-taking ranked second (25.5%) to trading up (53.6%) in July\u2019s survey. For sellers as a whole it ranked third, behind trading up and relocation.<br \/>\nFewer than one in five homeowners aged 35 to 54 cited cashing out as a top reason for selling, Redfin\u2019s survey found. Among owners 55 and older it was about 14 percent.<br \/>\n<span style=\"font-weight: 400;\">Home prices have been skyrocketing, so there\u2019s plenty of cash to be had for owners who don&#8217;t mind renting. Between November 2013 and November 2014, median home sale prices soared by double digits every month, according to the most recent <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/07\/june-housing-market-was-the-fastest-and-most-competitive-on-record.html\"><span style=\"font-weight: 400;\">Redfin data<\/span><\/a><span style=\"font-weight: 400;\">. In San Francisco, <a href=\"https:\/\/redfin.com\/city\/5155\/CO\/Denver\/filter\/include=forsale+mlsfsbo+fsbo+construction?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\" target=\"_blank\" rel=\"noopener noreferrer\">Denver<\/a> and elsewhere, values have gone up even faster.<\/span><br \/>\n<span style=\"font-weight: 400;\">As of 2015, U.S. households collectively had more than $11 trillion worth of home equity, according to the <\/span><span style=\"font-weight: 400;\"><a href=\"http:\/\/www.urban.org\/sites\/default\/files\/alfresco\/publication-pdfs\/2016.07.13%20Measuring%20American%27s%20Net%20Housing%20Wealth_final4.pdf\">Urban Institute<\/a>, an average of nearly\u00a0<\/span><span style=\"font-weight: 400;\">$134,000 for a typical home.<\/span><br \/>\n<span style=\"font-weight: 400;\">Now that price growth has slowed to a more sustainable pace, homeowners might be looking to catch what they think are <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/06\/san-francisco-home-prices-flatten-as-condo-inventory-jumps.html?utm_source=blog&amp;utm_medium=post&amp;utm_content=real_estate&amp;utm_campaign=1002170\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">peak values<\/span><\/a><span style=\"font-weight: 400;\">. Others might be fearing another downturn.\u00a0<\/span><br \/>\n<span style=\"font-weight: 400;\">Those mindsets might be particularly prevalent among millennials, who came of age during the housing collapse. Surveys have shown that they&#8217;re more risk averse and view homeownership with a <\/span><a href=\"http:\/\/www.bloomberg.com\/news\/articles\/2014-07-11\/daughter-doesn-t-buy-dad-s-cheerleading-for-u-s-homeownership\"><span style=\"font-weight: 400;\">skeptical eye<\/span><\/a><span style=\"font-weight: 400;\">. Some aren&#8217;t sure if it&#8217;s worth the commitment or financial risk.<\/span><\/p>\n<figure id=\"media-52183\" class=\"align-center\"><\/figure>\n<figure id=\"media-52184\" class=\"align-center\"><img fetchpriority=\"high\" decoding=\"async\" class=\"\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/08\/cash-out-story-price-growth-YOY2-1.png\" alt=\"home prices\" width=\"588\" height=\"394\" \/><\/figure>\n<figure class=\"align-center\">Source: Redfin<\/figure>\n<h3><strong>Falling homeownership rates<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">Redfin\u2019s survey results come as homeownership fell to a<\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/07\/mortgage-rates-theyre-up-and-some-homebuyers-and-sellers-are-uneasy.html\"><span style=\"font-weight: 400;\"> 51-year low<\/span><\/a><span style=\"font-weight: 400;\"> in the second quarter of this year. Only 62.9 percent of households own a home, according to the Census Bureau, even as <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/07\/mortgage-rates-theyre-up-and-some-homebuyers-and-sellers-are-uneasy.html\"><span style=\"font-weight: 400;\">mortgage rates<\/span><\/a><span style=\"font-weight: 400;\"> flirt with record lows.<\/span><br \/>\n<span style=\"font-weight: 400;\">Why? After all, the economy is recovering and households have repaired their balance sheets. But at the same time, real estate values have soared, wage growth is weak, mortgages are difficult to come by and student debt is locking many would-be buyers out of homeownership.<\/span><br \/>\n<span style=\"font-weight: 400;\">It\u2019s a troubling development for the housing market and the broader economy. For many middle-income Americans, homeownership is a kick-starter to wealth building and a crucial source of retirement income. The societal and financial benefits of owning a home are so well recognized that they\u2019re written into tax law.<\/span><br \/>\n<span style=\"font-weight: 400;\">For decades, the IRS treated a house like any other financial asset. Homeowners had to pay taxes on the profit when they sold their primary residence or roll the money into a more expensive home to avoid the tax.<\/span><br \/>\n<span style=\"font-weight: 400;\">That changed in 1997, when Congress made profits from the sale of a typical primary residence <\/span><a href=\"http:\/\/www.bankrate.com\/finance\/taxes\/capital-gains-and-your-home-sale-1.aspx\"><span style=\"font-weight: 400;\">tax free<\/span><\/a><span style=\"font-weight: 400;\">. It allowed seniors to sell to pay for retirement. Parents could downsize to finance college tuition for their children. Entrepreneurs could use profit from their houses to start businesses.\u00a0 <\/span><br \/>\n<span style=\"font-weight: 400;\">Nearly 20 years later, the tax exemption also gives homeowners more freedom to sell if they fear another price downturn, or if they just want to sit out the current highly competitive, low-inventory market.<\/span><\/p>\n<h3><strong>&#8220;This market is very hard&#8221;<\/strong><\/h3>\n<p>That&#8217;s what Brandon Campell was ready to do. \u00a0The first-time seller had outgrown the two-bedroom, two-bath <a href=\"https:\/\/redfin.com\/city\/11203\/CA\/Los-Angeles\" target=\"_blank\" rel=\"noopener noreferrer\">Los Angeles<\/a> condo he&#8217;d bought in 2010. He put it on the market and it found a buyer quickly, fetching a $514,000 for a unit he&#8217;d picked up in a distress sale for $335,000.<br \/>\nSuddenly, Campbell was a buyer again in a city where the housing\u00a0<a href=\"https:\/\/redfin.com\/blog\/2016\/07\/even-with-increasing-inventory-los-angeles-homebuyers-continue-to-struggle.html\" target=\"_blank\" rel=\"noopener noreferrer\">market<\/a> had changed radically since 2010. Homes in some neighborhoods went under contract in days. After two months of house hunting, he went looking for an apartment and was ready to sign a lease.<br \/>\n&#8220;I was unsure whether I wanted to buy,&#8221; said Campbell, 27.\u00a0\u00a0&#8220;This market is very hard and requires a lot of luck. I was<span style=\"font-weight: 400;\">\u00a0waiting for things to settle. E<\/span><span style=\"font-weight: 400;\">verything is just so fast-paced right now.&#8221;<\/span><br \/>\n&#8220;I just wanted to wait until it was not so crazy,&#8221; he said.<br \/>\nAs luck would have it, he and his girlfriend found a 3-bedroom house at the last minute. They move in September.
