A lack of sales was the big news, however, with the city seeing a precipitous 23.7 percent drop in homes sold in July.<\/p>\n<figure id=\"media-52672\" class=\"align-none\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/08\/Chicago-Median-Sale-Price-4-1.png\" alt=\"Chicago Median Sale Price July 2016\" width=\"784\" height=\"484\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">Partially, the drop in sales can be chalked up to how the days fell on the calendar. July this year had a below-average number of business days, and last July had an above-average number, making for a significant difference in the number of days on which home sale closings could have taken place. Our analysts estimate this contributed a 7.5 percent drop in sales as compared to last July\u2019s far more favorable closing schedule. Nationally, home sales dropped 11 percent, but that\u2019s less than half the size of the Chicago drop.<\/span><\/p>\n<figure id=\"media-52673\" class=\"align-none\"><img decoding=\"async\" class=\"alignnone\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2016\/08\/Chicago-Home-Sales-3-2.png\" alt=\"Chicago Home Sales July 2016\" width=\"784\" height=\"484\" \/><\/figure>\n<p><span style=\"font-weight: 400;\">In <\/span><a href=\"https:\/\/redfin.com\/city\/29470\/IL\/Chicago\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Chicago<\/span><\/a><span style=\"font-weight: 400;\">, there simply aren\u2019t enough homes for interested buyers. New listings in July were down 18.8 percent compared to last year, while the total number of homes for sale was down 12.4 percent. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">And, even with limited selection, buyer demand has tapered off, and those who are looking aren\u2019t necessarily pressing to buy immediately, say Redfin agents. Yet the sellers who do come on the market often price their homes as if it was still the red-hot spring, said Redfin real estate agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/ali-donoghue?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Ali Donoghue<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Indeed, the median list price was up 9.8 percent this July, compared to only a 3.7 percent bump in the price of sold homes. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Among the homes that did sell, the median market time was 57 days, four fewer than last year, with homes closing at an average of 98.4 percent of list price. Twenty-seven percent of homes sold above their asking prices.<\/span><\/p>\n<h3>Hot Neighborhoods<\/h3>\n<p><span style=\"font-weight: 400;\">Even with overall diminished buyer interest, certain neighborhoods and types of homes are selling fast. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIf you look at well-priced two or three-bedroom condos with two bathrooms in the West Loop, or multi-unit properties in Logan Square, we still see buyers lined up and sellers selecting from the best of multiple offers,\u201d said Redfin real estate agent <\/span><a href=\"https:\/\/redfin.com\/real-estate-agents\/greg-whelan?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Greg Whelan<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Indeed, 45.6 percent of homes in the <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/30062\/IL\/Chicago\/West-Loop\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">West Loop<\/span><\/a><span style=\"font-weight: 400;\"> sold for over asking price, the second highest rate in the city behind <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/32139\/IL\/Chicago\/Humboldt-Park\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Humboldt Park<\/span><\/a><span style=\"font-weight: 400;\">. Typical homes in the West Loop sold in 41 days, tied with <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/32059\/IL\/Chicago\/Logan-Square\/filter\/sort=hi-price\"><span style=\"font-weight: 400;\">Logan Square<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/32213\/IL\/Chicago\/West-Town\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">West Town<\/span><\/a><span style=\"font-weight: 400;\"> for fourth fastest in the city, trailing only <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/33437\/IL\/Chicago\/Brighton-Park\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Brighton Park<\/span><\/a><span style=\"font-weight: 400;\">, Humboldt Park and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/35021\/IL\/Chicago\/Ukrainian-Village\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Ukrainian Village<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/29865\/IL\/Chicago\/Gold-Coast\/filter\/sort=hi-price\"><span style=\"font-weight: 400;\">Gold Coast<\/span><\/a><span style=\"font-weight: 400;\"> had the most expensive market in July, with a typical residence selling for $520,000. It was the only neighborhood to crest half-a-million. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/31100\/IL\/Chicago\/Wicker-Park\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Wicker Park<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/41497\/IL\/North-Chicago\/North-Center\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">North Center<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/28211\/IL\/Chicago\/Lincoln-Park\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Lincoln Park<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/32707\/IL\/Chicago\/Bucktown\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Bucktown<\/span><\/a><span style=\"font-weight: 400;\"> rounded out the top five most-expensive neighborhoods in Chicago.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Brighton Park saw the largest year-over-year price increase, with sale prices jumping a whopping 73.3 percent, to a median of $208,000 \u2013 though the neighborhood as a whole only had 31 sales. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/30745\/IL\/Chicago\/South-Shore\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">South Shore<\/span><\/a><span style=\"font-weight: 400;\"> had the second-highest appreciation, at 58.2 percent, across a more robust 63 sales, with a median sale price of $72,000. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/30781\/IL\/Chicago\/Austin\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400;\">Austin<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a
