The number of homes available for purchase dropped nearly 9 percent in August, the twelfth-consecutive month of year-over-year declines. At the end of August, there were approximately 12,400 homes for sale in Chicago, fewer than the nearly 14,000 on the market during the height of last summer.<\/span><\/p>\n<p><span style=\"font-weight: 400\">New listings in August ticked up half a percent compared to last year, while the median days on market declined slightly to 62. Chicago homes sold for an average of 98.4 percent of the list price, with nearly one in four selling for over asking.<\/span><\/p>\n<h3><strong>Hot Neighborhoods<\/strong><\/h3>\n<p><span style=\"font-weight: 400\">Among neighborhoods with at least 100 sales in the past three months, <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/30781\/IL\/Chicago\/Austin?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400\">Austin<\/span><\/a><span style=\"font-weight: 400\"> showed the highest price increases, with the median sale price rising 23.3 percent to $130,000. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/32281\/IL\/Chicago\/Jefferson-Park\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Jefferson Park<\/span><\/a><span style=\"font-weight: 400\"> saw prices rise 19.7 percent, to a median sale price of $311,250. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/32059\/IL\/Chicago\/Logan-Square\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Logan Square<\/span><\/a><span style=\"font-weight: 400\">, <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/30968\/IL\/Chicago\/Andersonville\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Andersonville<\/span><\/a><span style=\"font-weight: 400\"> and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/32483\/IL\/Chicago\/Ravenswood\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Ravenswood<\/span><\/a><span style=\"font-weight: 400\"> rounded out the top five, with all three seeing price increases between 10 and 15 percent.<\/span><\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/33437\/IL\/Chicago\/Brighton-Park\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Brighton Park<\/span><\/a><span style=\"font-weight: 400\"> was the fastest market, with the typical home going under contract in 28 days. Next fastest were <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/35021\/IL\/Chicago\/Ukrainian-Village\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Ukrainian Village<\/span><\/a><span style=\"font-weight: 400\"> and the <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/30062\/IL\/Chicago\/West-Loop\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">West Loop<\/span><\/a><span style=\"font-weight: 400\">, which saw market times of 37 and 41 days, respectively. More than half of buyers paid over list price in <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/32139\/IL\/Chicago\/Humboldt-Park\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Humboldt Park<\/span><\/a><span style=\"font-weight: 400\">, the only neighborhood in Chicago with that distinction, though eight neighborhoods had an average sale-to-list price ratio over 100 percent.<\/span><\/p>\n<p><a href=\"https:\/\/redfin.com\/neighborhood\/24831\/IL\/Chicago\/North-Center\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">North Center<\/span><\/a><span style=\"font-weight: 400\">, with its highly rated schools, was the most expensive market in August, with a typical home selling for $611,000. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/31100\/IL\/Chicago\/Wicker-Park\/filter\/sort=hi-price?utm_source=blog&amp;utm_medium=post&amp;utm_content=local&amp;utm_campaign=1002172\"><span style=\"font-weight: 400\">Wicker Park<\/span><\/a><span style=\"font-weight: 400\"> was the next most expensive, with a typical home selling for $544,500. The <\/span><a
