Data on homebuyer activity on Redfin.com takes us just outside the city limits of these tech hubs to find the neighborhoods that are heating up this year. The top three hottest neighborhoods all sit close to San Francisco and Seattle. But while home prices continue to rise in the centers of these booming tech cities, homebuyers are increasingly focusing their searches in neighboring communities. While many of 2017\u2019s hottest neighborhoods come with longer commutes, Redfin agents say they offer homebuyers the best balance of everything: quick access to public transit, trendy shopping and dining options, plus larger move-in ready homes with charm and price tags that are a little easier to bear.<\/span><\/p>\n<p><span style=\"font-weight: 400\">This continues a trend we started seeing in <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/01\/redfin-predicts-the-hottest-neighborhoods-of-2016.html\"><span style=\"font-weight: 400\">2016<\/span><\/a><span style=\"font-weight: 400\">, when San Francisco dropped from the ranks of Redfin\u2019s 10 hottest neighborhoods. This year, <a href=\"https:\/\/redfin.com\/neighborhood\/322\/CA\/Oakland\/Bushrod\">Bushrod<\/a> in nearby Oakland takes center stage as the nation\u2019s hottest neighborhood. Although this is Oakland\u2019s first appearance on a Redfin Hottest Neighborhoods list, it experienced <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/12\/housing-demand-soared-in-oakland-this-november-while-much-of-the-country-saw-dips-due-to-low-supply.html\"><span style=\"font-weight: 400\">soaring demand in late 2016<\/span><\/a><span style=\"font-weight: 400\">.<\/span><\/p>\n<p>\u201cRedfin research shows that over the past five years, home prices in urban cores have shot up 50 percent faster than in the metro areas as a whole,\u201d said Redfin chief economist Nela Richardson. \u201cOur data on homebuyer activity shows that this year people are bypassing the most expensive areas in the center city in search for high-end amenities and renovated homes a few train or bus stops outside the city limits. The hottest neighborhoods of 2017 will be those edge communities that deliver urban convenience at prices that are closer to earth.\u201d<\/p>\n<h3><b>Making the Old New Again<\/b><\/h3>\n<p><span style=\"font-weight: 400\">In December, Redfin <\/span><a href=\"https:\/\/redfin.com\/blog\/2016\/12\/redfins-seven-housing-predictions-for-2017.html\"><span style=\"font-weight: 400\">predicted that 2017 would be the year of the second-tier city<\/span><\/a><span style=\"font-weight: 400\"> and the emergence of hot neighborhoods in cities like Portland, Sacramento and New Orleans are proving that to be true. <\/span><\/p>\n<p><span style=\"font-weight: 400\">Neighborhoods that made the top 10 list, such as <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/156270\"><span style=\"font-weight: 400\">Eliot<\/span><\/a><span style=\"font-weight: 400\"> in Portland, <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/1295\"><span style=\"font-weight: 400\">Hollywood Park<\/span><\/a><span style=\"font-weight: 400\"> in Sacramento and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/178861\"><span style=\"font-weight: 400\">Treme<\/span><\/a><span style=\"font-weight: 400\"> in New Orleans, feature renovated homes that preserve the nature and charm of the area while offering updated amenities. This wave of renovation, coupled with increased demand, is causing a significant increase in home prices. <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/156270\"><span style=\"font-weight: 400\">Eliot<\/span><\/a><span style=\"font-weight: 400\"> and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/1295\"><span style=\"font-weight: 400\">Hollywood Park<\/span><\/a><span style=\"font-weight: 400\"> both saw home prices rise 30 percent in the last year, and <\/span><a href=\"https:\/\/redfin.com\/neighborhood\/178861\"><span style=\"font-weight: 400\">Treme<\/span><\/a><span style=\"font-weight: 400\"> rose 75 percent over the same period.<\/span><\/p>\n<h3><b>What Makes a Neighborhood Hot?<\/b><\/h3>\n<p><span style=\"font-weight: 400\">Redfin\u2019s Hottest Neighborhoods is a prediction based on the most recent growth we\u2019ve seen in pageviews and favorites on Redfin.com. Many homebuyers have been priced out of more established neighborhoods, but Adair Park is one of the last neighborhoods close to downtown where first-time homebuyers can still find nice homes in the $100,000 to $200,000 range. Austin has seen large increases in home prices over the last few years as more and more people move here for tech jobs and work in other industries, and neighborhoods nearest to the city center have had the largest price increases. Two to three years ago, my clients were paying around $100,000 for a condo in Riverside; today, I have someone under contract for a $550,000 townhouse. Centennial Park is also in the area and is a popular spot for families to visit on the weekends. That\u2019s now starting in Edgeworth as well and much of the rest of Malden. In Edgeworth, you\u2019re within walking distance of both the Malden Center Orange line T-station and the Wellington Orange line T-station, which makes commuting downtown very do-able.
